TYLER AND LONGVIEW, TEXAS — Marcus & Millichap has arranged the sale of a portfolio of four self-storage properties totaling 1,835 units across 20.8 acres in East Texas. Two of the properties are located in Tyler, and two are located in Longview, cities that are about 100 and 120 miles east of Dallas, respectively. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a California-based private investor, in the transaction. The buyer was Colorado-based Spartan Investment Group.

DECATUR, TEXAS — Denver-based Argus Self-Storage Advsiors has brokered the sale of a 101,000-square-foot self-storage facility in Decatur, located northwest of Fort Worth. The property was 76 percent occupied at the time of sale and consists of 30,000 square feet of self-storage space and 71,000 square feet of boat and RV storage space. AUSTIN, TEXAS — Bellomy & Co. has arranged the sale of three self-storage facilities totaling 1,807 units in Austin. Owner-operator Storage Star acquired the properties, which span 200,639 net rentable square feet and will be rebranded Storage Star-Mopac, Storage Star-Pond Springs and Storage Star-Ben White. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the undisclosed sellers in the transaction. The new ownership will invest in capital improvements to boost curb appeal and repair deferred maintenance items.

COLUMBUS AND MACON, GA. — Trillium Capital Resources has provided three loans totaling $10.5 million for two multifamily properties and a self-storage facility in Georgia. In Macon, Trillium provided a $1.6 million refinancing loan to a Valdosta, Ga.-based developer for an undisclosed 50-unit multifamily property. In Columbus, the locally based lender provided a $3.65 million refinancing loan for an undisclosed 80-unit community to a Phenix City, Ala.-based investor. The 10-year term loans featured fixed interest rates ranging from 3.14 percent to 3.57 percent. Also in Columbus, an undisclosed developer is building a 100,000-square-foot self-storage facility that is expected to deliver in summer 2021. Trillium provided the developer, which will own and manage the property upon completion, with a $5.26 million construction loan, featuring a fixed 3.77 percent interest rate.

CHANDLER, ARIZ. — NAI Horizon has arranged the sale of American Self Storage & Mail Center located at 12220 E. Riggs Road in Chandler. Lawhead Family LLC sold the property to Vault at Riggs Road LLC for $8.3 million. Denise Nunez and Victoria Filice of NAI Horizon represented the seller and secured the buyer in the deal.

AUSTIN AND SOUTHLAKE, TEXAS — Talonvest Capital Inc. has arranged two bridge loans totaling $12.7 million for the refinancing of two self-storage facilities in Texas. The properties total 1,339 units across 161,670 net rentable square feet. One of the properties is located at 11000 Lakeline Blvd. in Austin, and the other is located at 2030 E. Continental Blvd. in the Fort Worth suburb of Southlake. An undisclosed life insurance company provided the funds to the borrower, a partnership between Houston-based self-storage developer The Jenkins Organization and its private equity partner, Clark Investment Group.

SPICEWOOD, TEXAS — Bellomy & Co. has brokered the sale of Spicewood Super Storage, a 235-unit self-storage facility located about 35 miles northwest of Austin. The property spans 89,260 net rentable square feet. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the seller, Texas-based Envison2 Properties LLC, in the transaction. The duo also procured the buyer, Houston-based Spicewood Storage LLC.

TAMPA, FLA. — Marcus & Millichap has arranged the sale of an Extra Space Storage facility in Tampa. The 713-unit, 83,270-square-foot property is situated at 9343 E. Fowler Ave., 13 miles northeast of downtown Tampa. The facility sits on six acres and features a covered loading bay, 24-hour surveillance and four concrete buildings. Charles LeClaire and Adam Schlosser of Marcus & Millichap represented the seller, a joint venture between Florida-based Flagship Cos. Group and Chicago-based Blue Vista Capital Management, in the transaction. Current property manager Extra Space Storage, a self-storage REIT based in Utah, acquired the property for an undisclosed amount.

SLIDELL, LA. — Baton Rouge, La.-based Brookwood Properties has opened a 920-unit self-storage facility in Slidell. Life Storage Inc., a self-storage REIT based in Buffalo, N.Y., will manage the 118,340-square-foot property. The asset is situated at 1540 Lindberg Drive, 32 miles northeast of downtown New Orleans. The new Life Storage property will be open seven days per week and offers contactless rentals via its RentNow platform 24 hours per day.

CYPRESS, TEXAS — Marcus & Millichap has negotiated the sale of 290 Storage, a 287-unit self-storage facility located on five acres in the northwestern Houston suburb of Cypress. The facility comprises 169 climate-controlled and 118 non-climate-controlled units across 53,015 net rentable square feet. Brian Kelly, Brett Hatcher and Gabriel Coe of Marcus & Millichap represented the seller in the transaction. Additional terms of sale were not disclosed.
