MIDDLETOWN, N.Y. — Marcus & Millichap has brokered the sale of Storage Solutions USA and Bay Wash Car Wash in Middletown, about 75 miles north of New York City. The site spans 4.2 acres, and the property consists of 30,475 net rentable square feet of storage space across 288 units and a self-service car wash with five self-service bays and one in-bay automatic wash. Andreas Makris, Kevin Bledsoe, Alan Cafiero and Matt Junkin of Marcus & Millichap represented the undisclosed seller in the transaction and procured the buyer, Manas Equities.

WEST HAVEN, UTAH — ACD, a Denver-based commercial real estate investment firm operating a portfolio of self-storage assets, has acquired a self-storage facility in West Haven from a local development company for an undisclosed price. ACD will assume management of the 46,700-square-foot property under its in-house brand, BriteLock Storage. The asset is currently managed by Extra Space. Built in 2020 on 2.6 acres, the property consists of nine single-story self-storage buildings with 250 drive-up units and 176 climate-controlled units. Amenities include a gated entry with digital keypad, a separate onsite management office in front of the entrance gate, 24/7 video surveillance, asphalt driveways and units with roll-up doors. Jordan Farrer and Adam Schlosser of the LeClaire-Schlosser Group of Marcus & Millichap represented the seller and procured the buyer in deal.

LINCOLN, NEB. — Spartan Investment Group, a Colorado-based real estate investment firm specializing in the self-storage industry, has acquired two self-storage facilities in Lincoln totaling 78,402 net rentable square feet and 665 units. The acquisitions mark the first Nebraska properties in the firm’s portfolio. The properties include a 386-unit facility at 1909 N. 1st St. and a 279-unit asset at 700 N. Cotner Blvd. The facilities were built in 2001 and 2012, respectively. Spartan will invest $250,000 in upgrades and expand amenities at both locations to improve curb appeal and modernize security.

WEST LAFAYETTE, IND. — Argus Self Storage Advisors has arranged the sale of an Extra Space Storage facility in West Lafayette for $7.4 million. Located at 2575 Cumberland Ave., the property features 56,950 net rentable square feet. The transaction included expansion land for an additional 30,000 square feet. Rob Schick of Argus represented the undisclosed seller. The asset was 94 percent leased at the time of sale.

CORPUS CHRISTI, TEXAS — Self-storage brokerage firm Versal has negotiated the sale of Fox Mini Storage, a 396-unit facility located at 5734 Wooldridge Road in Corpus Christi. The facility spans 46,375 net rentable square feet. Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented the seller, Corpus Christi-based Fox Tree & Landscape Nursery Inc., in the transaction. The team also procured the undisclosed, Fort-Worth based buyer.

LAKE STEVENS, WASH. — Colorado-based Spartan Investment Group has acquired a self-storage facility in Lake Stevens for an undisclosed price. Located at 8911 Vernon Road, the property features 161 units of climate-controlled storage and 242 units of non-climate-controlled storage. Spartan will invest $225,000 in upgrades and expanded amenities to improve curb appeal and modernize security. The self-storage facility was originally constructed in 1999.

LADERA RANCH, CALIF. — California-based SmartStop Self Storage REIT (NYSE: SMA) has purchased a portfolio of five facilities totaling approximately 3,800 units in the greater Houston area. The portfolio totals roughly 420,000 net rentable square feet. The properties are located at 2412 W. Holcombe Blvd. on the city’s west side; 21836 Holzwarth Road in the northern suburb of Spring; 9040 Louetta Road in Spring; 32620 FM 2978 in the northwestern suburb of Magnolia; and 18250 I-45 S. in Shenandoah, about 35 miles north of downtown Houston. The seller was not formally named, but the press release identified  Kathy and Scott Tautenhahn of Amazing Spaces Storage Centers as the developers of the portfolio. The release also credited Aaron Swerdlin of Newmark as instrumental to the transaction.

VAN ALSTYNE, TEXAS — Marcus & Millichap has brokered the sale of a 410-unit self-storage facility in Van Alstyne, about 50 miles north of Dallas. Situated on an 8.7-acre site, Van Alstyne Self Storage spans 92,220 net rentable square feet across 42 climate-controlled units, 208 non-climate drive-up units, 91 covered parking spaces and 69 uncovered parking spaces. The facility also has an onsite residence. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a local partnership, in the transaction. The duo also procured the buyer, a Dallas-based private investor. Both parties requested anonymity.

HUNTSVILLE, ALA. — The Storage Center has opened a new 850-unit self-storage facility located at 3910 Cypressbrook Drive NW in Huntsville. The three-story, 106,600-square-foot property is situated within Cummings Research Park, which is near Redstone Arsenal and University of Alabama in Huntsville (UAH). Storage unit sizes at the climate-controlled facility range from 5- by 5-foot lockers to 10- by 30-foot units. The property features covered loading bays, 24-hour digital video surveillance, online rental and reservation options, onsite management and an onsite rental center selling boxes, locks and packing supplies.

HOUSTON — Marcus & Millichap has brokered the sale of Right Move Storage, a 367-unit self-storage facility in West Houston. Built on 2.5 acres in 1985, the facility comprises five single-story buildings totaling 44,325 net rentable square feet of space across 342 non-climate-controlled units and 25 outdoor parking spaces. Dave Knobler, Mixson Staffel and Charles LeClaire of Marcus & Millichap represented the seller, a Texas-based limited liability company, in the transaction. The buyer was a Florida-based limited liability company. Both parties requested anonymity.
