KYLE, TEXAS — Dallas-based Montfort Capital Partners (MCP) will develop a 550-unit expansion project at its CubeSmart-operated self-storage facility located on Cromwell Drive in the Central Texas city of Kyle. The expansion building will span 55,000 square feet of net rentable space and will offer both climate- and non-climate-controlled units. The groundbreaking is scheduled for July, and the project is expected to be complete by early 2021.
TEXARKANA, TEXAS — Marcus & Millichap has brokered the sale of a two-property, 571-unit self-storage portfolio operated by Pennsylvania-based REIT CubeSmart in Texarkana, a city located near the Texas-Arkansas border. Dave Knobler and Charles LeClaire of Marcus & Millichap represented the seller, a Florida-based limited liability company, in the transaction. A California-based buyer purchased the portfolio, which consists of 85,656 net rentable square feet, for an undisclosed price.
DENHAM SPRINGS, LA. — Brookwood Properties LLC will open a 1,100-unit self-storage facility the first week of June in Denham Springs. The four-story building will span 130,000 square feet and offer climate-controlled units. The Baton Rouge, La.-based developer broke ground on the project in May 2019. Baton Rouge-based Rosehill Construction LLC is the general contractor. Buffalo, N.Y.-based Life Storage will manage the property upon completion. The facility is located at 100 Rushing Road, 15 miles east of downtown Baton Rouge. This will be Brookwood’s 50th facility in its portfolio.
MIAMI — JLL has arranged the sale of 21st Century Self Storage, a 636-unit facility in Miami. The 37,242-square-foot asset features climate-controlled units and 26 parking spaces. The building was originally constructed in the 1950s and was converted to self-storage in 2003. The building is located at 200 NW 79th St., eight miles north of downtown Miami. Steve Mellon, Brian Somoza and Manny de Zárraga of JLL represented the seller, 21st Century Self Storage, in the transaction. Amsdell Cos. and Compass Self Storage purchased the facility for an undisclosed price.
NORWALK, OHIO — Marcus & Millichap has arranged the sale of an Action Mini Storage facility in Norwalk, about 55 miles west of Cleveland. The sales price was undisclosed. The property, located at 3837 Laylin Road, features 193 non-climate-controlled units and totals 28,850 net rentable square feet. Brett Hatcher and Gabriel Coe of Marcus & Millichap marketed the facility on behalf of the seller, a limited liability company. The duo also secured and represented the buyer, a limited liability company.
COPLEY, OHIO — SkyView Advisors has brokered the sale of a West Side Storage facility in Copley, about seven miles west of Akron. The sales price was undisclosed. The 478-unit self-storage facility spans 57,016 square feet. It sits on 12.4 acres at 1252 Mina Ave. Zack Urow and Ryan Clark of SkyView represented the undisclosed seller.
WOODBRIDGE, N.J. — Orix USA Corp. has provided a $15.5 million construction loan for a 1,115-unit self-storage facility in Woodbridge, a southern suburb of New York City. Orix provided the nonrecourse loan to a partnership between Woodbridge Self-Storage and 112 New Brunswick Properties Urban Renewal LLC. The loan covers costs of the land acquisition and construction of the facility, which will total 130,000 net rentable square feet.. Utah-based REIT Extra Space Storage will operate the facility. David Merkin and Barry Dollman of Eastern Union arranged the loan.
KENNESAW, GA. — Madison Capital Group will develop a 714-unit Go Store It self-storage facility in Kennesaw. The property will stand five stories and will offer climate-controlled units and 69,550 square feet of net rentable space. A timeline for construction was not disclosed. Kim Bishop, Jim Davies, Eric Snyder and Lauren Maehler of Talonvest Capital Inc. originated a $6.2 million construction loan on behalf of the developer. An undisclosed regional lender provided the partial-recourse, four-year loan, which features interest-only payments at LIBOR plus 3 percent.
KANSAS CITY, MO. — StorageMart has acquired a Go Storage facility located on 8th Street in downtown Kansas City. The purchase price was undisclosed. The self-storage facility features 310 climate-controlled units. The property recently underwent a renovation and received a new elevator. StorageMart plans to make further improvements, including adding perimeter fencing, gates with keypad access, renovating the office and installing motion sensor lighting in the loading bay.
CONVERSE, TEXAS — Marcus & Millichap has brokered the sale of Noah’s Ark Self Storage, a 267-unit facility in Converse, a northeastern suburb of San Antonio. The property features 82,960 net rentable square feet, with units ranging in size from 16 to 300 square feet. Jon Danklefs of Marcus & Millichap represented the seller, a limited liability company, and procured the buyer, Store It All Self Storage. The facility is the new ownership’s 18th location in Texas.
