TOCCOA, GA. — Midcoast Properties Inc. has arranged the sale of AJ’s Self-Storage, a 210-unit property in Toccoa. The property features outdoor parking for cars and boats, lighting, fencing and 24-hour electronic gate access. The property is situated at 2700 Mize Road, 10 miles from the Georgia-South Carolina state border. Dale Eisenman and Michael Morrison of Midcoast Properties represented the undisclosed seller and procured the undisclosed buyer in the transaction.
OVERLAND PARK, KAN. — Storage Mart has opened a new self-storage facility at 12020 Glenwood St. in Overland Park. The property includes 873 climate-controlled units and 69 non-climate-controlled units as well as covered loading areas and multiple freight elevators. As with all StorageMart facilities, customers have access to 24/7 customer service and an online tenant portal. StorageMart is based in Columbia, Mo.
NEW YORK CITY AND BOSTON — JLL has arranged the sale of three-property self-storage portfolio totaling 3,596 units. The facilities are located in the greater New York City and Boston areas. The assets were all constructed in 2018 or 2019 and are located at 5002 2nd Ave. in Brooklyn; 479 5th Ave. in New Rochelle; and 490 Eastern Ave. in metro Boston. Steve Mellon, Brian Somoza, Andrew Scandalios and Coleman Benedict of JLL represented the sellers, affiliates of Banner Real Estate Group. The team also procured the buyer, an affiliate of California-based REIT Public Storage.
SAN DIEGO — San Diego Rescue Mission has completed the sale of an industrial facility located at 5150 University Ave. in San Diego. University Storage acquired the asset for $7.7 million. The 2.2-acre lot features a 38,610-square-foot industrial building. The buyer plans to redevelop the property into a self-storage facility. George Hicker and Michael McFarland of Cardinal Industrial, along with Matt Weaver and Al Apuzzo of Lee & Associates – North County San Diego, represented the seller and buyer in the deal.
WEST MEMPHIS, ARK. — AKA Partners LLC has acquired Storage Depot, a climate-controlled self-storage facility in West Memphis, for $8.9 million. The Murray, Utah-based buyer plans to expand the property on the adjacent three acres. Storage Depot is situated at 701 Ark. Highway 77, nine miles west of downtown Memphis. AKA Partners has hired Argus Management to manage the property. Barclays provided acquisition financing. The seller was West Memphis-based DSB, a partnership between David Reagler, Scott Ferguson and LaRand Thomas. Larry Goldman of RE/Max represented the seller in the transaction.
INDIO AND LA QUINTA, CALIF. — Talonvest Capital has negotiated non-recourse, securitized loans for William Warren Group for two self-storage facilities in Indio and La Quinta. Totaling $22.2 million, the 10-year, fixed-rate loans feature interest-only payments for the full term. The two assets are StorQuest Indio, located at 83614 Dr. Carreon Blvd., and StorQuest La Quinta, at 47350 Dune Palms Road. The two properties feature a combined 218,000 net rentable square feet in 1,335 storage units. Additionally, the Indio facility offers 125 RV spaces. Kim Bishop, Eric Snyder, Lauren Maehler and David DiRienzo of Talonvest handled the financing.
PEWAUKEE AND WAUKESHA, WIS. — Marcus & Millichap has brokered the sale of a two-property, 548-unit All Safe Mini Stor-It portfolio in Wisconsin for an undisclosed price. The self-storage facilities are located in Pewaukee and Waukesha. The properties, which are a mix of climate-controlled and non-climate-controlled units, span 76,484 square feet. Brian Kelly, Brett Hatcher and Gabriel Coe of Marcus & Millichap marketed the portfolio on behalf of the seller, a limited liability company. The team also secured the buyer, a limited liability company.
NEW YORK CITY — StorQuest Self Storage has opened a 1,092-unit facility in the Brownsville neighborhood of Brooklyn. Located at 507 Osborn St., the facility offers month-to-month rentals for climate-controlled units and business storage. StorQuest is a subsidiary of The William Warren Group Inc., an owner and operator of self-storage assets.
SPRING, TEXAS — LandPark Advisors LLC has acquired a 278-unit self-storage facility formerly known as Regal Self Storage in Spring, a northern suburb of Houston. The property was built on 1.8 acres in 2005 and features 43,025 square feet of net rentable space. LandPark will renovate the facility and rebrand it as Right Move Storage Spring. The seller was not disclosed.
PLANO, TEXAS — Marcus & Millichap has brokered the sale of Legacy Self Storage, a 128-unit facility in Plano. The 15,628-square-foot facility was built in 2002 and features 80 climate-controlled units and 48 non-climate-controlled units. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a private family partnership, in the transaction. The duo also secured the buyer, a locally based investor.
