LANSING, MICH. — Marcus & Millichap has negotiated the sale of a CubeSmart Self Storage facility in Lansing. The sales price was not disclosed. The 67,500-square-foot property is located at 4724 S. Creyts Road. The facility includes 89 climate-controlled units and 444 standard drive-up units for a total of 533 units. Brett Hatcher and Gabriel Coe of Marcus & Millichap marketed the property on behalf of the seller, a limited liability company. The team also procured the buyer, a limited liability company.

SEATAC, WASH. — Marcus & Millichap has arranged the sale of International Boulevard Self Storage, a self-storage facility located in SeaTac. A local investment group acquired the asset for $6.5 million. Located at 19825 International Blvd., the 45,273-square-foot property features 453 self-storage units. The facility was built in 1974. Christopher Secreto of Marcus & Millichap’s Seattle office represented the out-of-state seller and secured the buyer in the deal.
SHEBOYGAN, WIS. — Marcus & Millichap has brokered the $8.9 million sale of Champion Self-Storage, a 999-unit self-storage portfolio in Sheboygan. The portfolio includes five facilities, three of which are located on Playbird Road. The unit mix is comprised of 65 climate-controlled units, 734 non-climate controlled units, 18 storage containers, six warehouse spaces and 176 parking spaces for boats and recreational vehicles. The portfolio accounts for nearly half of the available self-storage space in Sheboygan, according to Marcus & Millichap. Sean Delaney of Marcus & Millichap brokered the transaction. Buyer and seller information was not disclosed.
PEARLAND, TEXAS — GreenSpace Self-Storage LLC will develop a 1,000-unit facility on a 2.4-acre parcel in the southwestern Houston suburb of Pearland. The Class A property will offer 100,000 square feet of net rentable space, with both climate- and non-climate-controlled units. Construction is scheduled to begin later this year. Chris Bergmann Jr. of JLL represented GreenSpace, which also has projects underway in Sacramento, Philadelphia and Portland, in the land acquisition deal.
HOUSTON — Marcus & Millichap has brokered the sale of U-Stuf-It, a 228-unit self-storage facility located in southwest Houston. Dave Knobler of Marcus & Millichap represented the seller, a partnership, and procured the buyer, a limited liability company. Both parties requested anonymity.
GRAIN VALLEY, MO. — Bellomy & Co. has brokered the sale of Spare Garage Storage in Grain Valley, an eastern suburb of Kansas City. The sales price was not disclosed. The self-storage facility sits on 3.2 acres and includes 204 non-climate-controlled units. The property spans 39,700 square feet. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the seller, Mid Central Title Inc. The team also procured the buyer, Kaup Properties LLC.
NEW YORK CITY, NEW ROCHELLE AND MOUNT VERNON, N.Y. — Talonvest Capital Inc., a California-based mortgage broker, has arranged a $48.8 million bridge loan for the refinancing of three self-storage properties located throughout the New York City metropolitan area. The properties total 175,531 net rentable square feet across 2,012 units and are located in The Bronx, New Rochelle and Mount Vernon. An undisclosed lender provided the three-year, nonrecourse loan to a partnership between Kansas-based Clark Investment Group and self-storage developer GoodFriend Management. A full service commercial real estate lender provided the loan, which included an interest/operating reserve, individual release provisions and prepayment flexibility.
CHEYENNE, WYO. — SkyView Advisors has negotiated the sale of Superior Storage of Cheyenne, a self-storage facility located in Cheyenne. Storage Star acquired the property for an undisclosed price. Situated on 6.4 acres at 4405 Van Buren Ave., Superior Storage of Cheyenne totals 99,700 rentable square feet and 493 total units. Zachary Urow and Ryan Clark of SkyView Advisors represented the undisclosed seller in the deal.
TEMPLE, TEXAS — Marcus & Millichap has brokered the sale of The Storeroom, a self-storage facility located in the Central Texas city of Temple that consists of 173 non-climate-controlled units and 22 uncovered parking spaces. Spanning 20,675 square feet, the property includes a leasing office and showroom, 24-hour video surveillance and perimeter fencing and lighting. Brandon Karr and Danny Cunningham of Karr Self-Storage, a division of Marcus & Millichap, represented the seller, a private investor, in the transaction. The buyer was a Texas-based partnership.
SYRACUSE, N.Y. — Hampshire Venture Partners LLC has purchased a 134,444-square-foot retail building in Syracuse that was formerly occupied by Sam’s Club The purchase price was roughly $5.6 million. The new ownership plans to convert the building, which sits on 14.2 acres at 2649 Erie Blvd., into a self-storage facility. Phil Marshall of O,R&L Commercial represented Hampshire in the sale. Bill Anninos of CBRE represented the seller, Sam’s Real Estate Business Trust. No timeline for the building conversion was provided.
