SYRACUSE, N.Y. — Hampshire Venture Partners LLC has purchased a 134,444-square-foot retail building in Syracuse that was formerly occupied by Sam’s Club The purchase price was roughly $5.6 million. The new ownership plans to convert the building, which sits on 14.2 acres at 2649 Erie Blvd., into a self-storage facility. Phil Marshall of O,R&L Commercial represented Hampshire in the sale. Bill Anninos of CBRE represented the seller, Sam’s Real Estate Business Trust. No timeline for the building conversion was provided.

CLIFTON HEIGHTS, PA. — Cushman & Wakefield has arranged the sale of a 718-unit self-storage facility in Clifton Heights, a western suburb of Philadelphia. The property comprises 82,116 rentable square feet with 590 climate-controlled units and 128 non-climate-controlled units. Units range from 18 to 320 square feet. Mike Mele, Robert Bloch and Noah Obuchowski of Cushman & Wakefield represented the seller, an affiliate of Vertical Fields Capital LLC, in the transaction. The buyer and sales price were not disclosed. CubeSmart has been retained as a third-party manager. More than 200,000 people with an average household income in excess of $80,000 live within a three-mile radius of the property.
RICHWOOD, TEXAS — Bellomy & Co., a self-storage brokerage firm with offices in Houston and Austin, has arranged the sale of Richwood Self Storage, a 592-unit facility situated on 5.4 acres in Richwood, located about 50 miles south of downtown Houston. The facility spans 74,825 net rentable square feet and offers climate- and non-climate-controlled space. Bill Bellomy and Michael Johnson of Bellomy & Co. represented the New York City-based seller in the transaction. The buyer was Merit Hill Capital, a Brooklyn-based self-storage investment and development firm.
PLANO, ILL. — Marcus & Millichap has brokered the sale of Store More, a 395-unit self-storage facility in Plano, about 50 miles west of Chicago. The sales price was not disclosed. The 49,500-square-foot property is located at 3980 Turner Ave., along Route 34. The nine-building facility features 17 climate-controlled units and 280 drive-up units as well as 97 boat and recreational vehicle (RV) parking spaces. Jeffrey Herrmann and Sean Delaney of Marcus & Millichap marketed the property on behalf of the seller. The team also represented the buyer.
NORTH WALTHAM, MASS. — U.S. Storage Centers has acquired a 445-unit self-storage facility, located at 115 Bacon St. in the Boston suburb of North Waltham, from Planet Self Storage. The 34,116-square-foot property was originally built as a manufacturing plant in 1900 and converted to self-storage use in 1983. With this acquisition, U.S. Storage Centers now owns and operates four self-storage facilities in the Boston area.
HOUSTON — The Jenkins Organization, a locally based developer and manager of self-storage properties, has opened EaDo Storage, an 850-unit facility located at 1025 Sampson St. in downtown Houston. The Class A property spans 110,000 square feet and offers climate- and non-climate-controlled space. Additional features will include gated entry, electronic security monitoring throughout and space for a live-in, onsite manager.
LINDENHURST AND HAUPPAUGE, N.Y. — Simply Self Storage has opened two facilities on Long Island totaling 1,945 units. The first property, located in Lindenhurst, totals 1,022 units and offers security cameras, a keypad entry, indoor and outdoor lighting, vehicle storage and packing supplies. The second facility, located in Hauppauge, includes 923 units and offers the same services and amenities as the Lindenhurst facility.
MADISON HEIGHTS, MICH. — SkyView Advisors has arranged the sale of a 650-unit self-storage facility in Madison Heights for an undisclosed price. The property, known as Michigan Storage Centers, is situated on 2.6 acres and spans 86,730 square feet. All of the units are climate-controlled. Cameron Vale and Ryan Clark of SkyView represented the undisclosed seller.
AUSTIN, TEXAS — The Jenkins Organization, a Houston-based developer and manager of self-storage properties, has broken ground on Bergstrom Storage, a 1,090-unit facility located at 530 S. Highway 182 near Austin-Bergstrom International Airport in southeast Austin. The 238,000-square-foot facility will offer climate- and non-climate-controlled storage space, as well as boat and RV storage, gated security entry, electronic security monitoring throughout and an onsite manager. The opening is slated for March 2020.
NASHVILLE, TENN. — HFF has arranged the sale of Charlotte Pike Storage, a 952-unit self-storage facility in Nashville. Charlotte Pike Storage was delivered in October 2018 and is now managed by Public Storage, a self-storage REIT based in California. Barbara Guffey and Jason Nettles of HFF represented the seller, Provident Realty Advisors Inc., in the transaction. Brent Bowman and Travis Anderson of HFF arranged acquisition financing on behalf of the buyer, Proffitt Dixon Partners. The sales price and amount of the loan were not disclosed.
