UTICA, MICH. — Marcus & Millichap has arranged the sale of EZ Storage, a 58,590-square-foot self-storage facility in Utica. The sales price was not disclosed. Located at 12700 E. Utica Park Blvd., the 547-unit property includes both climate-controlled and non-climate-controlled units. The facility is 98 percent occupied. Brett Hatcher and Gabriel Coe of Marcus & Millichap marketed the property for sale on behalf of the seller, a limited liability company. The team also secured and represented the buyer, a limited liability company.

OMAHA, NEB. — StorageMart has acquired the Omaha Mini Storage Portfolio, adding four self-storage facilities to its footprint. The properties, located on Harrison Street, I Street and Industrial Road, offer climate-controlled units as well as drive-up units. StorageMart plans to make renovations to the facilities, including adding perimeter fencing, gates with keypad access and LED lighting. Plans also call for renovated offices, new paint and paving repairs. StorageMart is based in Columbia, Mo.

National-RV-Central-Tucson-AZ

TUCSON, ARIZ. — The LaClaire Group of Marcus & Millichap has negotiated the sale of National RV Central, a 125,015-square-foot recreational vehicle storage facility in Tucson. A Colorado-based national private self-storage operator acquired the property from a local partnership for an undisclosed price. Situated next to Interstate 10, National RV Central features 112,115 rentable square feet of indoor, climate-controlled RV storage; 5,100 rentable square feet of traditional drive-up self-storage space; and a 7,800-square-foot service bay rented to a third party. Built in 2006, the property features fully enclosed RV and boat storage. Thomas Parson and Adam Schlosser of Marcus & Millichap represented the seller in the deal.

HOUSTON — GreenSpace Self-Storage LLC has acquired land at 1690 North Loop West in Houston for the development of a 1,050-unit self-storage facility. The Class A, three-story property will feature 24-hour surveillance, electronic access control, climate-controlled units and a customer service office. The facility, which will offer 75,000 square feet of net rentable space, will be situated on two of the parcel’s six acres; plans for the additional acreage have not yet been finalized. Chris Bergmann Jr. of JLL represented GreenSpace in its acquisition of the land. Avison Young represented the seller.

All-Star-Self-Storage-Belfair-WA

BELFAIR, WASH. — Marcus & Millichap has arranged the sale of All Star Self Storage, Boat & RV, a self-storage facility located at 19720 E. Highway 106 in Belfair. A regional investment group acquired the property from a local partnership for $9.7 million, or approximately $127 per rentable square foot. The five-parcel asset is situated on 12 acres and features 586 self-storage units, a 25,000-square-foot boat barn for indoor boat and vehicle storage and 120 uncovered parking spaces. The property was built in several phases between 1987 and 2003. Christopher Secreto of Marcus & Millichap represented the seller and secured the buyer in the deal.

AUSTIN, TEXAS — The Jenkins Organization, a Houston-based developer and operator of self-storage properties, will build a 728-unit facility in the Oak Hill neighborhood of Austin. The company recently closed on the land for the 123,000-square-foot facility and expects to complete the project by September of this year. The facility will offer both climate- and non-climate-controlled units, as well as covered loading zones, gated security entry and electronic security monitoring throughout.

PLYMOUTH, IND. — Marcus & Millichap has brokered the sale of Discount Storage in Plymouth for $3.4 million. The 373-unit, 45,400-square-foot self-storage property is located at 16220 Lincoln Highway. Constructed in 2016, the facility features 272 non-climate-controlled units, 88 climate-controlled units, surveillance cameras and outside parking. Sean Delaney of Marcus & Millichap represented the buyer and seller. Josh Caruana assisted on the transaction as the broker of record in Indiana.

Through economic ebbs and flows, the self-storage sector continues to prove its strength. Although real estate industry players are wary about labeling any sector as recession-proof, the self-storage sector tends to be a stable asset class during economic booms and downturns, according to Paul Letourneau, manager of commercial real estate lending with Chicago-based Alliant Credit Union. And over the last decade, self-storage facilities have become more flexible spaces, which is driving greater demand for the product. Across the country, these facilities are being used in novel ways, such as short-term product warehousing for small businesses; incubator space; personal workspaces; and wine storage in climate-controlled units. These new uses, coupled with traditional storage needs, create increasing demand and stability in the self-storage sector. According to Letourneau, self-storage facilities have adjusted to urban environments and their residents’ needs with multi-story climate-controlled properties that feature customer lounges and high-tech monitoring and security systems. Meanwhile, suburban markets show greater demand for traditional single-story self-storage facilities with space for RV and vehicle storage. NEWARK, N.J. — Strategic Storage Trust IV Inc., a public non-traded real estate investment trust sponsored by SmartStop Asset Management LLC, has acquired a 1,900-unit self-storage facility in Newark. The sales price was undisclosed. The facility consists of approximately 100,000 net rentable square feet, as well as 58,000 net rentable square feet of warehouse space, and is situated on 6.25 acres of land. The seller was undisclosed. Strategic Storage Trust currently owns 16 self storage facilities comprising approximately 11,000 self storage units and 1.3 million net rentable square feet of storage space, as well as two parcels of land under development.

Tatum-Self-Storage-Cave-Creek-AZ

CAVE CREEK, ARIZ. — Scottsdale, Ariz.-based 1784 Capital Holdings has purchased a five-acre land parcel, located at 4725 E. Dynamite Blvd. in Cave Creek. P&G Properties LLC and Arizona LLC sold the property for an undisclosed price. The buyer plans to develop Tatum Self-Storage, a 120,182-square-foot self-storage property, on the site. The Class A, climate-controlled development will include two stories of above-ground storage and one below-ground level. Completion is slated for first-quarter 2020.
