LONDONDERRY, N.H. —Skyview Advisors has negotiated the sale of Life Storage, a 419-unit self-storage facility in Londonderry. The sales price was undisclosed. Ryan Clark and Parker Sweet of SkyView Advisors represented the undisclosed seller. Located at 6 Smith Lane, Life Storage is situated on more than 5 acres and has a total of 50,466 net rentable square feet. The facility includes 246 climate-controlled units and 173 non-climate controlled units.

AUSTIN, TEXAS — The Jenkins Organization, a Houston-based developer and operator of self-storage properties, has opened Manchaca Storage, a 795-unit facility in Austin. The official opening of the 93,225-square-foot property was held on Sept. 10. Manchaca Storage, which offers both climate- and non-climate-controlled space, will primarily serve the south Austin area.

MARGATE, FLA. — Marcus & Millichap has arranged the $12.7 million sale of Life Storage, a 64,629-square-foot self-storage facility located at 5185 Coconut Creek Parkway in Margate, a city in Broward County. Brett Hatcher and Gabriel Coe of Marcus & Millichap arranged the transaction on behalf of the seller and procured the buyer. Both parties were undisclosed limited liability companies.

PEARLAND, TEXAS — Grow Your Storage (GYS) Development, a builder of self-storage properties in Texas and the Western United States, has opened Blackhawk Self Storage, an 809-unit facility in Pearland, a southern suburb of Houston. The three-story property totals 107,000 square feet. GYS partnered with Colorado-based All Pro Capital Inc., which secured debt and equity for the project.

AUSTIN, TEXAS — The Jenkins Organization (TJO) has acquired land in north Austin for the development of Northgate Storage, an 816-unit self-storage facility. The property will span 127,000 gross square feet and will offer climate- and non-climate-controlled units, as well as gated entry and electronic security monitoring. The opening is currently slated for May 2019.

AUSTIN, TEXAS — NitNeil Partners, an Atlanta-based self-storage investment and development firm, has acquired land in Austin for the construction of a 900-unit, 100,000-square-foot self-storage facility. The four-story property, which will be located about three miles from downtown Austin, is scheduled to break ground during the first quarter of 2019 and to be delivered by early 2020. The project marks NitNeil’s first investment in Texas.

ANNA, TEXAS — Marcus & Millichap has arranged the sale of Affordable Self-Storage, a 51,555-square-foot facility in Anna, about 45 miles north of downtown Dallas. Built in stages between 2004 and 2015, the property consists of 76 climate-controlled units, 312 non-climate-controlled units, 36 boat/RV units and 63 uncovered parking spaces. Brandon Karr and Danny Cunningham of Marcus & Millichap represented the seller, a private investor. The buyer was a local self-storage owner-operator. Both parties requested anonymity.

MT. JULIET, TENN. — Go Store It has acquired A+ Self Storage, a 685-unit self-storage facility in Mt. Juliet, roughly 20 miles east of Nashville. The property totals more than 90,000 square feet and marks Go Store It’s third acquisition in the Nashville metropolitan area this year. The name of the seller and the sales price were not disclosed. Based in Charlotte, Go Store It specializes in the acquisition, development and management of self-storage assets throughout the country. The company currently has more than 2 million square feet of storage space under management and in the construction pipeline.

StorIt!-Seven-Meadows-Houston

HOUSTON — New York-based investment firm Merit Hill Capital has acquired StorIt! Seven Meadows and StorIt! Woodcreek, two self-storage facilities totaling 1,088 units in Houston. The Seven Meadows property totals 75,741 square feet and 525 units, while the Woodcreek property totals 68,965 square feet and 563 units. Both facilities offer climate- and non-climate-controlled space. The seller was The Jenkins Organization, which has owned Woodcreek since 2013 and Seven Meadows since 2011.

MCKINNEY, TEXAS — The Jenkins Organization (TJO) has opened Storage Center at Craig Ranch, a 621-unit self-storage facility located within the Craig Ranch master-planned community in McKinney, a northern suburb of Dallas. The property officially opened on Aug. 7 and features 95,462 square feet of climate- and non-climate-controlled space. The facility is the company’s second development in the greater Dallas area.
