Grove Road was completed in 1983 and totals 54,471 square feet. CREST HILL, ILL. — Cawley Commercial Real Estate has negotiated a lease for a newly constructed industrial facility totaling 577,422 square feet in Crest Hill on behalf of MWI Property Group. The tenant is a global logistics company. Situated on 37 acres within Crest Hill Business Park, the cross-docked warehouse features a clear height of 36 feet, 104 truck doors, 151 trailer parking stalls, 345 vehicle parking spaces, 14 van stalls, up to 4,000 amps of power and immediate access to the I-55 logistics corridor. Joshua Hearne of Cawley CRE led the leasing assignment, with colleagues Reinier Pranger and Andrew Bobak supporting marketing and leasing efforts. Cawley CRE also assisted MWI on the land acquisition. MWI’s construction affiliate, MWI Construction, served as the design-build general contractor. The deal is for the entirety of the space within the newly constructed Building F, which was built on a speculative basis within First Park 121, a 1.2 million-square-foot development. ANDOVER, MASS. — AdvanCell has signed a 128,000-square-foot life sciences lease in the northern Boston suburb of Andover. The clinical-stage radiopharmaceutical company will occupy the entirety of the building at 1 Corporate Drive, which is located within Innovation Park, a 340,000-square-foot development. The deal brings Phase II of Innovation Park, which is owned by life sciences REIT IQHQ, to full occupancy. Information on third-party brokers who were involved in the lease negotiations was not disclosed.

The property is located at 211 Centreport Parkway near I-95. John Dettleff led the JLL team representing the landlord, Flint Development, in the lease negotiations. The space will span two floors within Hutchinson Metro Center, a 361,857-square-foot mixed-use property in the borough’s Morris Park area that is owned by Simone Development Cos. The school is currently operating within a temporary space on Mercy University’s Bronx campus, serving about 100 students from local high schools.

SCHAUMBURG, ILL. — UrbanStreet Group has announced two retail leases for Veridian’s shopping, dining and entertainment district in Schaumburg. Entertainment concept Your Third Spot and Chicago-area breakfast and lunch restaurant Buttermilk Cafe will open storefronts in the project’s first phase. Veridian is the redevelopment of the former Motorola factory and office campus. Your Third Spot will open its first Chicago-area location at Veridian and its second location nationally, following one in Atlanta. The competitive socializing venue pairs dining and craft beverages with games and activities. Buttermilk Cafe is known for its stuffed breakfast biscuits, pancakes, burgers and all-day breakfast menu. The restaurant operates in Geneva, Naperville, Vernon Hills, Wilmette and Downers Grove. The Veridian location will total 4,000 square feet. Construction on Veridian’s first retail phase includes The Fresh Market, a 26,000-square-foot grocery anchor that is on track to open in early 2027. JOLIET, ILL. — Cullinan Properties has secured more than 500,000 square feet of executed deals current or coming to Rock Run Collection, including naming five additional national and regional retail tenants alongside the previously announced Dick’s House of Sport. The announcement was made as the developer broke ground for the retail components at the 310-acre, 1.3 million-square-foot project in Joliet. The newly named retail tenants to open in 2027 include Five Below, Maurices, Spencer’s, Buckle and Milano Nail Salon. Additional tenants will be released soon. The retail portion is adjacent to the new Hollywood Casino Joliet and The View apartment complex. The 120,000-square-foot Dick’s House of Sport is the first to be built from the ground up in the Chicagoland area.

Minnesota DNR Signs 124,520 SF Headquarters Lease at River Park Plaza in St. Paul

ST. PAUL, MINN. — The Minnesota Department of Natural Resources (DNR) has selected River Park Plaza in St. Paul for its new headquarters. The organization has signed a lease for 109,228 square feet across three floors plus space in the basement for a total of 124,520 rentable square feet. DNR will be relocating its headquarters from 500 Lafayette Road in St. Paul, where it has been based since 1985. The transaction represents one of the largest office leases completed in the Twin Cities in recent years. SARA Investment Real Estate owns River Park Plaza, which totals 330,000 square feet. Suntide Commercial Realty handles management and leasing for the property. Jeff Hart, Kevin Peck and Jim Kenney of Suntide represented the landlord in the lease with DNR, which expects to take occupancy in June 2027. At that point, the building will be 94 percent occupied.

ClarkDietrich to Relocate Headquarters to $350M Montgomery Quarter Near Cincinnati

MONTGOMERY, OHIO — ClarkDietrich, a manufacturer of cold-formed steel framing, will relocate its corporate headquarters to Montgomery Quarter, which is a public-private partnership between the City of Montgomery and developers Brandicorp and Neyer Properties valued at $350 million. ClarkDietrich is expected to take occupancy in fall 2027. The company has outgrown its currently leased space in West Chester, Ohio. ClarkDietrich will occupy the full second and third floors of a new building within Montgomery Quarter. The lease for 32,500 square feet will account for approximately 70 percent of the building. The new 46,500-square-foot building will be constructed above an existing parking garage at the development. ClarkDietrich’s office will feature a large training and meeting center, an outdoor terrace, an open staircase connecting the second and third floors and abundant natural light. ClarkDietrich will bring approximately 80 employees upon relocation. Upon completion, the new building will join Montgomery Quarter’s mixed-use campus, which will now feature 116,000 square feet of Class A office space, 25,000 square feet of retail/restaurants, 387 luxury apartment units between two phases and a 128-room, high-end hotel.
