Newmark Negotiates 150,316 SF Industrial Lease for Dynamic Manufacturing in Metro Chicago

FOREST PARK, ILL. — Newmark has negotiated a long-term, full-building industrial lease totaling 150,316 square feet at 7801 Industrial Drive in Forest Park on behalf of Dynamic Manufacturing. Corey Chase of Newmark represented the tenant. First Industrial Realty Trust Inc. is the landlord. Dynamic Manufacturing will use the facility for warehousing, electrification and manufacturing operations. Full operations are expected to commence in February 2027. Located on 5 acres, the property features 4,509 square feet of office space, a clear height of 24 feet, six interior loading docks, one drive-in door and parking for 120 vehicles. The fully air-conditioned warehouse and planned installation of a new ESFR sprinkler system were key factors in the tenant’s decision to lease the property, according to Newmark.

Keeley Properties and KEAT Properties are developing Olive Crossing, a mixed-use project spanning 14.8 acres that is currently home to The Clover luxury apartments and a retail lineup including Aldi, Paris Baguette, Tropical Smoothie Café, Verizon and The Brass Tap. Construction details and the anticipated opening timeline for Texas Roadhouse will be announced as they become available.

NEW YORK CITY — Chelsea Piers Fitness will open a 76,000-square-foot gym in Lower Manhattan. The space, which includes 9,000 square feet for outdoor fitness uses, will span five levels within the planned mixed-use building at 250 Water St., which is being developed by a partnership between local developer Tavros and Atlas Capital. An opening date was not announced, but construction of the larger building is expected to begin this winter. No third-party brokers were involved in the lease negotiations.

Related Midwest Begins Leasing for North Tower at 635-Unit Apartment Project in Chicago

CHICAGO — Related Midwest has begun leasing for the North Tower of 400 Lake Shore Drive, a 72-story apartment tower in Chicago’s Streeterville neighborhood. Once complete in March 2027, the 857-foot high-rise will deliver 635 rental apartments on the waterfront site. The North Tower comprises two distinct rental offerings: The Collection, spanning floors three through 43, and The Residences, occupying floors 46 through 70. Each will feature its own dedicated lobby entrance and design aesthetic while sharing access to the 400 Club, which features more than 30,000 square feet of amenities, including the city’s highest full-floor fitness center in a residential building. The Collection will include 520 units ranging from 520 to 1,240 square feet, while The Residences will encompass 115 floor plans ranging from 1,010 to 3,740 square feet. March and White Design created the building interiors, while David Childs and the Chicago office of Skidmore, Owings & Merrill designed the property. The full plan calls for two high-rises, beginning with the North Tower, which is being co-built by LR Contracting and BOWA Construction.

RESTON, VA. — Comstock Holding Cos. Inc. has signed QTS Data Centers, a data center owner-operator owned by Blackstone, to a long-term office lease at Reston Station. QTS will occupy 77,000 square feet on the 11th, 12th and 13th floors at 1800 Reston Row Plaza, which serves as the company’s new corporate headquarters. Reston Station spans approximately 90 acres surrounding the Metro’s Wiehle-Reston East station. The campus features multiple office buildings housing tenants including Google, Booz Allen Hamilton and CARFAX, as well as two BLVD-branded apartment communities, stores, restaurants and a 28-story tower housing JW Marriott hotel and residences.

JACKSONVILLE, FLA. — Gateway Jax has signed six new tenants to leases at Peal Square, a 2 million-square-foot mixed-use project in downtown Jacksonville. The initial retail lineup for Vandeveer, the first mixed-use residential building within the district, will feature dining, wellness and lifestyle retailers and restaurants on the ground floor. The newly announced tenants include Bar Citra (2,000 square feet), Buchner’s Biergarten (outdoor patio space and food truck), PopUp Bagels (1,443 square feet), Go Greek Yogurt (1,141 square feet), JETSET Pilates (2,495 square feet) and Pearl Street Nails (2,032 square feet). Buchner’s Biergarten and JETSET Pilates will open this fall, with additional tenant openings anticipated to continue through early 2027. Columbia Property Trust Signs 72,000 SF of Leases at Office Tower in Downtown D.C.

WASHINGTON, D.C. — Columbia Property Trust has signed a mix of six office and restaurant leases at 1800 M Street, a recently repositioned, 565,000-square-foot office tower located in Washington, D.C.’s Central Business District. Totaling approximately 72,000 square feet, the deals include new arrivals, extensions, an expansion and two renewals. Boutique law firm Wilkinson Barker signed an eight-year extension for its 33,971-square-foot office; an unnamed communications and public affairs firm signed a 6,288-square-foot expansion and an eight-year extension, where its footprint will grow to 15,061 square feet; the Association of Women’s Health, Obstetric and Neonatal Nurses (AWHONN) signed a nine-year renewal for 9,574 square feet; and the American Academy of Family Physicians signed a new 10-year lease for 9,658 square feet to relocate its former office from the nearby 1133 Connecticut Avenue office building this fall. In addition to office tenants, Columbia has signed Sorn Thai (4,095 square feet) and Italian restaurant Sorella on the ground floor. Over the past two years, the landlord has secured more than 242,000 square feet in leases, bringing 1800 M Street to 83 percent occupied.
