NORWOOD, MASS. — Corbus Pharmaceuticals has signed a 36,471-square-foot office lease renewal in Norwood, a southern suburb of Boston. The space is located within the building at 500 River Ridge Drive, which according to LoopNet Inc. was constructed in 1988 (renovated in 2016) and totals 100,261 square feet. Curtis Cole, Sean Hannigan and Tim Allen of Colliers represented the tenant in the lease negotiations. Nat Kessler led a JLL team that represented the landlord.

HOUSTON — Cooler Master Corp. has signed a 97,285-square-foot industrial lease in West Houston. The deal is for the entirety of Building 2 within Grand West Crossing, a development that is ultimately planned to feature six buildings, two of which are now complete and two of which are under construction. Richard Quarles, Jarret Venghaus, Geoff Perrott and Eliza Klein of JLL represented the landlord, Mississippi-based EastGroup Properties, in the lease negotiations. The tenant representative was not disclosed.

SALISBURY, N.C. — Cushman & Wakefield has arranged a 472,890-square-foot industrial lease for American Eagle Outfitters Inc. in the metropolitan Charlotte area. The retailer will occupy a distribution center within Innovation Logistics Center in Salisbury on a long-term lease. Patrick Decker, Ben Brenner and Mark Zaziski of Cushman & Wakefield’s East Rutherford, N.J., office led a multi-year search in markets across three states for American Eagle’s new Southeastern hub. The team, along with locally based Cushman & Wakefield colleague Patrick McGrath, represented the tenant in the lease negotiations. Fermin Deoca and Matt Treble, also with Cushman & Wakefield, represented the landlord, Crow Holdings Development.

The architecture and engineering firm will occupy the 15th, 16th and 17th floors of the 18-story, 357,000-square-foot building, which is located at 370 Seventh Ave. Andrew Wiener and Kyle Young represented the landlord, The Feil Organization, in the lease negotiations on an internal basis.

Bradford Allen Negotiates Two Office Leases for Illinois Retina in Chicago Market

SKOKIE, ILL. AND MUNSTER, IND. — Bradford Allen has negotiated two leases on behalf of Illinois Retina in the Chicago market. The medical services provider signed a 16,228-square-foot lease in Skokie, Ill., as well as an 8,728-square-foot lease in Munster, Ind., about 30 miles southeast of Chicago. Craig Nadborne of Bradford Allen negotiated the leases for Illinois Retina. Nadborne has completed more than a dozen renewals, relocations, expansions and renegotiations on behalf of the tenant over the past 20 years. The Skokie office is at Concourse Office Plaza. The long-term transaction marked a renewal and expansion from approximately 3,000 square feet. The property comprises two 12-story medical office buildings. Illinois Retina’s Munster office relocated from a smaller facility to 9200 Calumet Ave., a single-story medical office complex.

SPRINGFIELD, MASSACHUSETTS — Owner-operator Onyx Partners has welcomed several new tenants to Springfield Crossing, a 34-acre open-air retail center in western Massachusetts that is a redevelopment of the former Eastfield Mall. Joining the tenant roster this summer are Target, which will anchor the second and latest phase of the redevelopment, as well as Chase Bank, Playa Bowls, Be Young Day Spa and Beyond Oishi. Onyx Partners acquired the property in 2023 following the departure of anchor tenants J.C. Penney and Sears.

CHICAGO — Swanson, Martin & Bell LLP has signed a long-term headquarters lease restructure and renewal at 330 N. Wabash Ave. in Chicago. The 52-story riverside office tower is the last building in the U.S. designed by renowned architect Ludwig Mies van der Rohe. The property features 35,000-square-foot floor plates, floor-to-ceiling windows, 12-foot ceilings and panoramic views of the city. Dan Arends, Dougal Jeppe, Corby Marx, Joe Stevens and John Arends of Colliers represented the tenant, which is known nationally for its extensive jury trial experience. COLUMBUS, OHIO — Caddell Construction has opened a new corporate office in Columbus within Grandview Yard. Despite launching its first corporate office in the state, the company is not new to Ohio — its first job dates back to 1989. The move comes as Caddell continues to experience significant growth across Ohio and the Midwest, driven by increasing demand for mission-critical, advanced manufacturing, education and complex commercial projects. Vice President Justin Spafford will lead the Columbus office, which features gathering spaces at the front of the building. The expansion is supported by Caddell executive and longtime Columbus construction leader Bob Cunningham, who joined Caddell in early 2025. Totaling approximately 35,000 square feet, the new tenants include nonprofit mechanical contractors’ organization MCA of Metropolitan Washington (12,295 square feet); coworking and private office provider Pioneer Office Suites (8,905 square feet); business management consultancy firm mPower Inc. (4,610 square feet); IMC Construction (3,478 square feet); satellite communications company Commcrete (3,807 square feet); and Haverford Construction Co. (2,780 square feet). Tenants were represented by agents from KLNB, Clarefield Partners, CBRE and TTA. Bernie McCarthy, Amanda Davis, Danny Sheridan and Patrick Hall of JLL represented CP Group in all transactions.
