SAN ANTONIO — Alera Group has signed a 13,668-square-foot office lease in northwest San Antonio. The insurance and financial services company is taking space on the 10th floor of Concord Plaza, a development that consists of an 11-story office tower, a three-story corporate building and ground-level retail. Steve Thomas and Alyse Sellers of Stream Realty Partners represented the landlord, Milam Real Estate Capital, in the lease negotiations. Bryan Sethney of Cushman & Wakefield represented Alera Group.

Galway Cos. Signs New Tenants, Advances Multimillion-Dollar Renovation at The Promenade Shops Centerra in Northern Colorado

LOVELAND, COLO. — Galway Cos. has signed new tenants to leases and is advancing a multimillion-dollar, property-wide renovation at The Promenade Shops Centerra, a 494,500-square-foot open-air center in Loveland, approximately 46 miles north of Denver. Improvements will include new storefront facades; a redesigned ice rink scheduled to open next month; new landscaping along Main Street and updated property lighting; additional seating and refreshed outdoor gathering spaces; a new monument sign and new entrance signage; property-wide Wi-Fi and security enhancements; and new roofing across 10 buildings. The broader streetscape renovation is scheduled for completion in spring 2027. Additional property improvements, tenant openings and community programming will continue into 2027 as Galway advances The Promenade’s long-term repositioning. The nine new leases that have been signed within the previous year total 37,643 square feet. MINISO, Christopher & Banks and Windsor will open this fall, while JD Sports, Hot Topic, BoxLunch, Cabinet HQ, Hot Pot Grill and Los Dos Potrillos are anticipated to debut next spring. Galway acquired The Promenade Shops Centerra in August 2025 for $55 million.

DALLAS — Law firm Carrington, Coleman, Sloman & Blumenthal LLP has signed a 50,802-square-foot office lease in downtown Dallas. The firm is relocating from Bank of America Plaza to the 18th and 19th floors of the Dallas Arts Tower, a 55-story building located at 2200 Ross Ave. Phil Puckett and Harlan Davis of CBRE represented the firm in the lease negotiations. J.J. Leonard of Partners Real Estate and Matt Wieser of Stream Realty Partners represented the landlord, Fortis Property Group.

WILMINGTON, MASS. — BRUNT Workwear has signed a 56,000-square-foot lease in the northern Boston suburb of Wilmington. The space is located within the property at 299- 301 Ballardvale St., which can support industrial, office and life sciences uses, and will serve as the apparel retailer’s new headquarters. Brian McKenzie and Christian Vallis of CBRE represented the landlord, a partnership between Camber Development and GEM Realty Capital, in the lease negotiations. Derek Losi and Nathaniel Heilbron of Cresa represented the tenant.

CARLE PLACE, N.Y. — The U.S. Department of War has signed a 10-year, 23,600-square-foot office lease in Carle Place, located on Long Island. The space is located within the 320,000-square-foot, newly repositioned building at 1 Old Country Road, and the federal cabinet plans to take occupancy early next year. Kelly Koukou of Lee & Associates represented the landlord, DBD Realty Group, in the lease negotiations. Ralph Guiffre, Vince Lamatta and Richard Freel of CBRE represented the tenant.

Tishman Speyer Returns to Manhattan’s Chrysler Building With 150-Year Ground Lease, $235M Investment

NEW YORK CITY — Tishman Speyer has entered into a 150-year ground lease agreement for the Chrysler Building, with plans to invest $235 million in restorations to the landmark Manhattan office tower at 405 Lexington Ave. New York City-based Tishman Speyer is joined in the transaction by multiple global institutional partners, with the Public Sector Pension Investment Board (PSP Investments) serving as lead investor. Ground-rent fees, which have not been disclosed, will be paid to the landowner, The Cooper Union for the Advancement of Science and Art, a private college in New York’s East Village. Opening in 1930, the 1.3 million-square-foot, 77-story tower was built to house the Chrysler Corp. and features decorative elements inspired by automobile parts, including eagle gargoyles modeled after the hood ornament on the 1929 Plymouth. Tishman Speyer and its partners will use 100 percent equity to finance the ground lease and redevelopment. Plans call for new amenities on the 61st floor featuring a lounge with outdoor access and food-and-beverage offerings. Fitness, wellness and meeting spaces will be situated in the building’s underground arcade, which connects to Grand Central Terminal and Manhattan’s subway system. Walmart to Open 40,344 SF Grocery Store in Metro Miami

DORAL, FLA. — Terra has signed Walmart to a 40,344-square-foot retail lease at Doral Atrium, a 78,000-square-foot lifestyle retail development in Doral, a western suburb of Miami. Walmart plans to open a new neighborhood-format grocery store at the project. Construction of the new Walmart Neighborhood Market is expected to begin this fall, with an anticipated opening in 2027. Other committed tenants at Doral Atrium include PNC Bank, Bonchon Chicken, Sushi Mas, Tremble Pilates and The Good Feet Store. Jonathan Carter and Pablo Camposano of Colliers are handling the leasing assignment at the retail center.

Carrier Parkway was completed in 1980 and totals 224,100 square feet. R.J. Flores, Mark Graybill and Reed Parker of Lee & Associates represented the undisclosed landlord in the lease negotiations. Sports Companies Sign Two Industrial Leases Totaling 150,000 SF in San Antonio

SAN ANTONIO — M Padel, a racquet sport concept, and Socceroof, an operator of indoor soccer facilities, have signed two industrial leases totaling 150,000 square feet in San Antonio. The sports companies will occupy the former distribution buildings at 6558 E. Campus Drive and 6422 E. Campus Drive on the city’s northeast side, which total 50,000 and 150,000 square feet, respectively. Giancarlo Carriero, Tommy Tran and Carey Chan of NAI Robert Lynn represented the tenants in the lease negotiations. The name and representative of the landlord were not disclosed.

Four New Tenants to Open at The Mall at Partridge Creek in Michigan

CLINTON TOWNSHIP, MICH. — Four new tenants are opening at The Mall at Partridge Creek this fall. The open-air regional shopping center is located in Macomb County and is home to more than 80 stores, restaurants and entertainment sites. Cherry Republic, a northern Michigan business that makes cherry products, is now open in a 6,277-square-foot store next to Pandora inside the mall’s main entrance. The Noble Duck Japanese Sushi & Steakhouse, a new local concept, will open this holiday season. Owned by Chef Omar Mitchell, the creator of Detroit’s Table No. 2 Restaurant, The Noble Duck will offer modern Japanese dining in a 4,831-square-foot space near Cooper’s Hawk and Powerhouse Gym at the east end of the mall. See’s Candies will open at the mall in November with a 1,499-square-foot location next to Express at the mall’s main entrance. Apparel and accessories retailer Aeropostale will open in late November. The 3,760-square-foot store will be located at the east end of the mall next to American Eagle.

SOUTHFIELD, MICH. — Newmark has negotiated a 157,642-square-foot office lease for AT&T at Travelers Tower II, a 13-story office building in Southfield. Daniel Canvasser and J.P. Champine of Newmark represented the landlord, Time Equities Inc., which completed extensive capital improvements. AJ Weiner and Dave MacDonald of JLL represented the tenant. Travelers Towers comprises two interconnected office buildings totaling 810,460 square feet. Tenants include Lucid Motors, R1, MetLife, Willis Towers Watson, RXO and S&P. Roughly 33,786 square feet remains available for lease.

GRANDVILLE, MICH. — Eleven new tenants are joining RiverTown Crossings in Grandville. The leases total 33,208 square feet. Throw it Back Dirty Soda opened its first permanent storefront Aug. 15 on the lower level next to Vito’s Sports Shop. Opening Nov. 15, Sweet Kisses Bakery will be located on the second level near JC Penney. Coming this fall are Addiour Perfume, Summit Comics and Games, Katie’s Heart & Home, Ventrora Perfume, Kako Claw and Cell Repair Xpert. MooZoo Slime Shop has a grand opening scheduled for Thursday, Oct. 17. Opening in winter 2026 are JD Sports and Snack’d. RiverTown Crossings is an indoor shopping and entertainment destination in west Michigan.
