NEW YORK CITY — Ameriprise Financial Inc. has signed a 37,704-square-foot office lease renewal in Lower Manhattan. The financial advisory firm will keep its space on the 78th floor of One World Trade Center, where it has been a tenant since 2016, for another decade. Josh Kurlioff, Drew Braver, Heather Thomas and Nicole Estevez of Cushman & Wakefield represented the tenant in the lease negotiations. David Falk, Peter Shimkin, Hal Stein, Nathan Kropp and Paige Raisides of Newmark, along with internal agents Eric Engelhardt, Karen Rose and Sayo Kamara, represented the landlord, The Durst Organization, which developed the property in partnership with the Port Authority of New York & New Jersey.

Parts Town Unlimited Signs 538,450 SF Industrial Lease in Pendergrass, Georgia

PENDERGRASS, GA. — Parts Town Unlimited has signed a 538,450-square-foot, full-building lease at Jackson 85 North Business Park in Pendergrass, about 57 miles northeast of Atlanta via I-85. The owner is a joint venture between affiliates Trammell Crow Co. (TCC) and CBRE Investment Management, which is acting as a landlord on behalf of a fund it manages. Parts Town Unlimited is a global parent company and distributor of original equipment manufacturer replacement parts for the food service, residential appliance and HVAC industries. The firm will move into Building One by the end of the year. The facility will be the company’s largest fulfillment center to date, according to TCC. Phase I of Jackson 85 North features two speculative warehouse buildings totaling more than 1.5 million square feet across 215 acres. Both cross-dock warehouses include 40-foot clear heights, 185-foot concrete truck courts, abundant trailer and car parking spaces, more than 290 dock door positions, four drive-in ramps and a 3,900-square-foot air-conditioned office area. The buildings also feature a roofing system that can accommodate future solar panels, ample electrical service and an ESFR fire protection system.

The provider of bussing services plans to relocate its headquarters to the 136,421-square-foot building at 23 Esquire Road, which includes 20,000 square feet of office space. Newmark represented the tenant in the lease negotiations. Dan Driscoll, Greg Klemmer, Tim Brodigan, Anne Coe and Will Torrence of Colliers represented the landlord, a partnership between two local real estate companies, Marcus Partners and Rhino Capital Advisors.

CHICAGO — Cross Street and Mavrek have begun leasing Belmora, a 46-unit apartment building located at 919 W. Belmont Ave. in Chicago’s Lakeview neighborhood. Designed by Eckenhoff Saunders, the building includes 5,700 square feet of ground-floor retail space that is anchored by Studio Three, a locally based fitness company. A second building at 917 W. Belmont Ave. will be completed later this year and will include an additional 46 apartments and 5,300 square feet of ground-floor retail space that will be anchored by Foxtrot Café & Market. Units come in studio through two-bedroom floor plans, with monthly asking rents starting at $2,095. Amenities include a fitness center, coworking space, package room, bicycle storage room with additional resident lockers and a furnished lobby lounge with a fireplace.

NORTH LAS VEGAS, NEV. — ALPLA, a global plastics manufacturer and recycler, has signed a 141,540-square-foot industrial lease at Building A within Craig Road Logistics Center in North Las Vegas. The Class A industrial facility is located at 4340 N. Nellis Blvd., a former Walmart Supercenter, and will support ALPLA’s continued growth in the Las Vegas market. Building A features 32-foot clear heights, ESFR sprinkler systems, LED warehouse lighting, 52-foot by 60-foot column spacing, 18 dock-high doors, two grade-level doors, 151 auto parking spaces and 2,535 square feet of office space with separate office and shop restrooms. Jason Simon and Rob Lujan of JLL’s Las Vegas office represented the landlord, Rockefeller Group, in the lease negotiations, while Daniel Wilkins, Lou Hall and Donna Alderson of Cushman & Wakefield represented ALPLA. WASHINGTON, D.C. — Sheppard, a law firm that employs more than 1,200 lawyers nationally, has signed a 107,224-square-foot lease at 2033 K Street, a trophy office redevelopment project in downtown Washington, D.C. Dimitri Hajimihalis, Emily Eppolito and Carroll Cavanagh of CBRE represented the landlord, In-Rel Properties, in the lease negotiations. Gary Stein, David Lipson, Jon Glass and Owen Jaccard of Savills represented Sheppard, which is an Am Law 50 firm, or a top 50 grossing law firm based off rankings by The American Lawyer. Sheppard is anchoring the office redevelopment, which is expected to deliver by July 2029, and will have building signage. In-Rel’s redevelopment will expand the existing building’s square footage horizontally and vertically, with three new floors and an occupiable penthouse level. The project team includes Hines (construction manager), Corgan (architect), Clear (interior build-out manager) and Studio Alliance (interior designer).

BRYANT, ARK. — The Landes Group has acquired Encore Medical Center, a 108,055-square-foot healthcare property in Bryant, about 19 miles southwest of Little Rock. The Dallas-based owner also finalized a long-term lease agreement with the University of Arkansas for Medical Sciences (UAMS), which will operate the facility that formerly operated as the Arkansas Heart Hospital. The seller and sales price were not disclosed. CGA Capital provided an undisclosed amount of acquisition financing for Landes Group.

KANSAS CITY, MO. — Commerce Bank of Kansas City and FNBO have opened at The Shops on Blue Parkway in Kansas City. Community Builders of Kansas City (CBKC) developed the 25-acre, 150,000-square-foot property, which is now 98 percent leased. Commerce Bank opened a nearly 4,000-square-foot, full-service branch featuring personal and commercial banking, in-person teller services, private banking offices and a drive-up ATM. FNBO opened a 1,650-square-foot, full-service banking center focused on relationship banking. The branch offers personal and business checking and savings accounts, mortgages, consumer and small business loans, investment and wealth management referrals, financial education, digital banking support and teller services. Additionally, the Kansas City Election Board (KCEB) extended its lease at the property. The organization opened its 20,000-square-foot headquarters space in September 2023. The new lease runs through 2037. KCEB offers in-person absentee voting, voter registration, poll worker training and election operations. These groups join 19 other tenants at The Shops, including KC Sun Fresh, Hibbett, T-Mobile and Wingstop. The center opened in 2005.
