HILLSIDE AND FOREST PARK, ILL. — Lee & Associates of Illinois has negotiated two industrial leases totaling 131,417 square feet in the western suburbs of Chicago. Sean Austin of Lee & Associates represented Nuvomed Inc., a company that develops and sells affordable health and wellness products, in its lease of 54,087 square feet at 200 Fencl Lane in Hillside. Tom Rodeno and Patrick Turner of Colliers represented the owner, Clear Height Properties. Austin also represented Recyclops Inc., a recycling and sustainability company that provides curbside recycling pickup, in its lease of 77,330 square feet at 7750 Industrial Drive in Forest Park. The same Colliers duo represented the landlord, ML Realty Partners.

Welcome Group Inks Full-Building Industrial Lease in Durham, North Carolina Totaling 100,100 SF

DURHAM, N.C. — Welcome Group has executed a 100,100-square-foot full-building lease at Welcome Venture Park, an industrial and flex business park under construction in Durham. The undisclosed tenant will occupy Building C at the property. Larry Lakins, Andrew Young, Hunter Willard and Shields Liggett of Colliers represented Welcome Group, while Doug Brock of Newmark represented the tenant. Welcome Venture Park will total 1.3 million square feet across 10 buildings upon completion of all four phases. Phase I comprises nearly 395,000 square feet across four buildings and is more than 90 percent leased. Existing tenants include Cavalier Logistics, the Food Bank of Central & Eastern North Carolina, Great Day Improvements, Mobile Communications America (MCA), PEP Move and DeHaven’s Transfer & Storage. Scheduled for delivery in fall 2026, Phase IIA consists of Buildings C and H and totals approximately 200,550 square feet. Building C is fully leased, while Building H offers 100,450 square feet available for lease. City Bank is financing Phase IIA. Six New Tenants Sign Leases at Mixed-Use Development in Pittsboro, North Carolina

PITTSBORO, N.C. — Six new tenants have signed leases at MOSAIC at Chatham Park, a 44-acre development in Pittsboro, roughly 35 miles east of Raleigh. MOSAIC serves as the commercial gateway to Chatham Park, an 8,500-acre mixed-use development currently underway. Italian restaurant a Tavolo is slated to open this August, and Atlanta-based restaurant Flying Biscuit is anticipated to open in the third quarter of 2027. New View Eye Care will open in March 2027, while gourmet ice creamery and candy kitchen Pecan Jacks is anticipated to open this summer. Verizon will open in the fourth quarter of 2026. Meanwhile, First Horizon Bank has acquired a nearly 1-acre parcel for $2.6 million to construct a 3,150-square-foot building. Eight of the 17 buildings planned for MOSAIC are complete. One building is currently under construction and nine are in the pre-construction phase. The project is expected to be fully complete by 2030. FAIRLAND, IND. — Prime Beverage Group, a beverage contract manufacturer, has expanded into the Indianapolis market. The company has secured approvals to establish a beverage production facility in Fairland, a southeast suburb of Indianapolis. The property is part of Velocity 74 Trade Center, an industrial development from Browning Real Estate Partners. The tenant also maintains production and warehousing operations in North Carolina. According to Prime, the new Midwest location will provide improved supply chain efficiency, faster turnaround times and greater accessibility for its brand partners in Midwest markets. The day spa will occupy a 6,840-square-foot standalone building within the center for its second location in the Kansas City market. Northridge Plaza is home to Dick’s Sporting Goods, Aldi, Ross Dress for Less, U.S. Bank, Panera Bread, Chipotle and Hallmark Gold Crown. A local husband-and-wife franchise team will own and operate the Olathe Woodhouse Spa location. The spa is expected to open in September. CP Group Brings Occupancy at Central Florida Office Campus to 93 Percent

LAKE MARY, FLA. — CP Group has improved the occupancy rate at Northpoint Center, a 334,000-square-foot office campus in the Orlando suburb of Lake Mary, from 76 percent to 93 percent in under two years. The Boca Raton-based office giant has executed more than 126,000 square feet of leases since recapitalizing and renovating the three-building office campus two years ago. Recently, CP Group signed a new 16,586-square-foot lease with Staples Contract & Commercial LLC, a subsidiary of the retailer Staples, and a 13,707-square-foot lease expansion for Westwood Professional Services, which is more than doubling its footprint at Northpoint Center. Madison Kimball of JLL represented the landlord in both transactions. CHICAGO — Owner AmTrustRE has secured six leases and expansions totaling nearly 95,000 square feet at One East Wacker, a 41-story office tower overlooking Chicago’s Riverwalk and River North. The transactions include three new tenants and three renewals spanning both office and retail floors. O’Hagan Meyer Law Firm has expanded its footprint to 46,192 square feet across the 32nd, 34th and 35th floors. John Goodman, Isabel Schwartz and Eric Feinberg of Savills represented the tenant. Shore Capital Partners, a private equity firm, has renewed and grown its presence to occupy 14,475 square feet on the 24th floor. Brad Serot of CBRE represented the tenant. The 48,387-square-foot store is located at 5401 Alexandria Pike in Cold Spring, about 11 miles south of Cincinnati. Today, there’s a multitude of factors shaping the retail leasing market. Smaller footprints, the influence of technology, changing lifestyles of younger generations, limited new supply and backfilling closures are just some of the most prominent storylines. As of the first quarter, the national retail vacancy rate held stable at 4.4 percent, up 10 basis points from the prior quarter, according to Colliers, which covers malls, shopping centers and general retail across 390 markets. “The market remains structurally tight due to limited new supply and steady backfill demand,” summarizes the brokerage firm in its first-quarter “U.S. Retail Market Statistics” report. “A clear bifurcation persists, with tight availability for small spaces and more modest availability among large anchor boxes.” In a nutshell, today’s retailers prioritize smaller, more efficient spaces with strong visibility, easy access and co-tenancy with established traffic drivers along with the flexibility to support omnichannel operations, says Ron Goldstone, executive vice president at NAI Farbman in Farmington Hills, Michigan. Celestica Unveils Plans for $300M Expansion of Metro Dallas Campus

RICHARDSON, TEXAS — Celestica, a Canadian electronics manufacturer, has unveiled plans for the expansion of its Telecom Parkway campus in Richardson, a northeastern suburb of Dallas. The initiative represents a capital investment of approximately $300 million and is expected to account for the creation of roughly 2,300 new jobs over the next two years in addition to the retention of about 400 existing jobs. Celestica has renewed its office leases at both its existing buildings and has also begun construction on a new, 343,000-square-foot building. Celestica has also entered into a public-private partnership with the City of Richardson, which has approved a $3 million tenant improvement grant to support Celestica’s long-term commitment, capital investment and job creation.
