HOUSTON — OKT Lighting USA has signed a 43,760-square-foot industrial lease in South Houston. The manufacturer of LED linear lighting and downlights is taking space at 2304 Reed Road, an industrial building that according to LoopNet Inc. totals 79,072 square feet and features 30-foot clear heights. Will Mason and Tyler Maner of Stream Realty Partners represented the tenant in the lease negotiations. Allison Bergmann and Jim Foreman of Cushman & Wakefield represented the locally based landlord, Hines.

FLEMINGTON, N.J. — Target will open a 75,500-square-foot store in the Central New Jersey community of Flemington. The store will be located within a space formerly occupied by Burlington at the 239,000-square-foot Flemington Marketplace shopping center. Vanessa Kelty of Levin Management Corp. represented the landlord, an institutional client of New York Life Real Estate Investors, in the lease negotiations. Jeff Howard of Ripco Real Estate represented Target, which expects to open its Flemington store next fall.
NEW YORK CITY — Kauff McGuire & Margolis LLP has signed a 17,320-square-foot office lease in Midtown Manhattan. The law firm has committed to the 33rd floor of the building at 810 Seventh Ave. for a term of 10 years. Peter Trivelas, Justin Royce and Justin Sodokoff of Cushman & Wakefield represented the tenant in the lease negotiations. Harry Blair, Tara Stacom, Barry Zeller and Pierce Hance, also with Cushman & Wakefield, represented the landlord, SL Green.
EVANSTON, ILL. — COUR Pharmaceuticals has signed a 50,000-square-foot lease at Evanston Labs in Evanston. The company is relocating its headquarters, R&D lab and pilot manufacturing plant to the recently delivered project. COUR, a clinical-stage biotechnology company developing therapies to treat patients with autoimmune diseases, will occupy space across the eighth and ninth floors. Located at the southwest corner of Orrington Avenue and Clark Street, Evanston Labs is an advanced sciences lab building rising 10 stories and totaling 178,800 square feet. Completed earlier this year by Trammell Crow Co. (TCC), the development features a penthouse amenity center, outdoor terrace and health and wellness center.
RICHARDSON, TEXAS — Pepperidge Farm has signed a 45,406-square-foot industrial lease in the northeastern Dallas suburb of Richardson. The Connecticut-based commercial baker is taking space at the building located at 1405 E. Lookout Drive. Josh Barnes, Blake Troiani and Weston Porter of Holt Lunsford Commercial represented the landlord, Crow Holdings, in the lease negotiations. Micheal Paine of Cushman & Wakefield represented Pepperidge Farm.
HOUSTON — Stream Realty Partners has negotiated a 40,033-square-foot industrial lease in the Brookhollow neighborhood of northwest Houston. The tenant, Lindsey’s Office Furniture, is taking space at 7049 Brookhollow West Drive, which according to LoopNet Inc. totals 108,000 square feet and features 26-foot clear heights. Boone Smith and Garret Geaccone of Stream represented the landlord, STAG Industrial Holdings, in the lease negotiations. Patrick Wolford of Lee & Associates represented the tenant.
RICHARDSON, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has arranged a 22,332-square-foot industrial lease renewal in the northeastern Dallas suburb of Richardson. The tenant is TJ Inspection Inc., which provides services for the energy industry. Josh Barnes and Weston Porter with Holt Lunsford represented the landlord, Dallas-based ATCAP Partners, in the lease negotiations.
MINNEAPOLIS — Kipsu has signed a 38,000-square-foot office lease at Butler Square, a historic office building totaling 367,717 square feet in downtown Minneapolis. The Frontline Customer Experience (FCX) software company will move into its new space on the seventh floor in January. Ann Rinde of CBRE represented the landlord, Butler Properties LLC. Brandon Megal of CBRE represented Kipsu. Butler Square is located within the Warehouse District at 100 N. 6th St. Built in 1906 and extensively renovated in 2020-2021, the nine-story building features amenities such as bike storage, new shower rooms, onsite childcare, a tenant lounge, Skyway access and a conference room.
WASHINGTON, D.C. — Milbank, an international law firm, has signed a 65,000-square-foot lease at 1101 New York Avenue, a 388,000-square-foot office building in Washington, D.C.’s East End. The office building is now 94 percent leased to firms including A&O Shearman, National Retail Federation, EY and Bloomberg. Dale Schlather, Malcolm Marshall and Alson Offutt of Cushman & Wakefield represented Milbank in the lease deal. Kyle Luby, Matt Pacinelli, John Klinke and Tim McCarty of Stream Realty Partners represented the landlord, a partnership between Oxford Properties Group and Norges Bank Investment Management. Jim Potocki of Oxford Properties was also part of the leasing team at 1101 New York Avenue, which has 28,000 square feet of availability.
HOUSTON — Lebco Industries has signed an 80,260-square-foot industrial lease in northwest Houston. The furniture manufacturer is taking space at 6913 Guhn Road, a single-tenant building that features 32-foot clear heights, 18 dock-high doors, 185-foot truck court depths and parking for 61 cars and 32 trailers. Jeremy Lumbreras and William Carpenter of Stream Realty Partners represented the landlord, Chicago-based First Industrial Realty Trust, in the lease negotiations.
