The space is located within Building F of the property at 6410 Langfield Road and can support manufacturing usage. Travis Land and Braedon Emde of Partners represented the landlord in the lease negotiations. Gary Lawless and Kyle Willard of Cresa represented the tenant. Both parties requested anonymity.
HOUSTON — Colliers has negotiated a 26,847-square-foot industrial sublease in North Houston. According to LoopNet Inc. the building at 14440 John F. Kennedy Blvd. is one of two within the 192,000-square-foot Interwood Business Center. Barrett Gibson and David McMahon of Colliers represented the sublessor, Hospitality Solutions Inc., in the sublease negotiations. The name and representative of the sublessee were not disclosed.
LOCUST GROVE, GA. — Cresa has arranged a 250,041-square-foot industrial lease at 3090 Highway 42 in Locust Grove, about 36 miles south of Atlanta. The tenant is Power Grid Components (PGC), a Blackstone portfolio company that manufactures and distributes advanced components for utility transmission and power distribution. The firm has locations in the Southeast, New York, the Midwest and Canada. Michael Herz and Waite Buckley of Cresa’s New York City office, along with Tom Tindall and Brooks Morris of Cresa’s Atlanta office, represented PGC in the lease negotiations. The landlord was Granite REIT.
DEER PARK, ILL. — Four new retail tenants have signed leases to open at Deer Park Town Center in the Chicago suburb of Deer Park. LaserAway, now open, occupies an 1,819-square-foot store next to Sleep Number and offers laser hair removal technology and treatments. Eye care retailer Warby Parker will open in November. The 2,512-square-foot store is currently under construction and located near Banana Republic. Also opening in November, American Eagle will occupy 5,800 square feet. The space next to Bath & Body Works is currently under construction. Toastique, opening in winter 2025, serves gourmet toast, juice and coffee. The 1,400-square-foot restaurant will be the first Illinois location for the brand. Managed by JLL, Deer Park Town Center is an outdoor lifestyle shopping center that is home to more than 60 retail, restaurant and service brands.
HOUSTON — Locally based brokerage firm Finial Group has negotiated an 18,812-square-foot industrial lease expansion and renewal in West Houston. According to LoopNet Inc., the property at 16670-16700 Park Row Drive was built in 1999 and totals 42,070 square feet. Jason Gibbons and Andrew Bischoff of Finial Group represented the undisclosed landlord in the transaction. The tenant is The Bayou City Hemp Co. Inc.
FORT WORTH, TEXAS — Three food-and-beverage operators will open new restaurants in downtown Fort Worth. The restaurants — Polanco, Reata and Bella Genta — will be located within 500 Throckmorton, a 37-story condo tower, and 500 Taylor, an 111,000-square-foot office project. Both buildings are part of a mixed-use development that is owned by SADA Capital Partners. Opening dates were not announced.
HOFFMAN ESTATES, ILL. — Brown Commercial Group has negotiated a 53,854-square-foot industrial lease at 2685 N. Eagle Way in the Chicago suburb of Hoffman Estates. The tenant, FCA Packaging, is expanding into an additional location in Chicagoland. Candace Scurto of Brown Commercial represented FCA Packaging, which provides customized packaging products and services for businesses in the warehouse and logistics sectors. The leased space is within the Ninety Logistics Center, which features I-90 tollway visibility and connectivity to the O’Hare submarket. Mike Sedjo and Ben Dickey of CBRE represented the landlord, Brennan Investment Group.
KANSAS CITY, MO. — Gilmore & Bell PC, a public finance law firm, has renewed its office headquarters lease for approximately 18,000 square feet within the 2405 Grand Boulevard Building at Crown Center in Kansas City. Michael VanBuskirk, Richard Chamberlain and Raegen Kersey of Newmark Zimmer provided real estate consulting services and represented Gilmore Bell in the lease negotiations. GastingerWalker& is providing architectural and interior design services for the remodel of the entire 11th floor. The 14-story office tower totals 245,000 square feet.
DALLAS — David Sutherland Inc. has signed a 187,013-square-foot industrial lease renewal in northwest Dallas. The provider of outdoor furniture and textiles will remain a tenant at the building at 140 Regal Row, which serves as its regional distribution hub. Chase Miller of NAI Robert Lynn represented the tenant in the lease negotiations. Chicago-based investment firm ML Realty Partners owns the property.
NEW YORK CITY — Tutor Perini Corp. has signed a 27,990-square-foot, six-year office lease in Midtown Manhattan. The general contractor will occupy part of the eighth floor at 520 Eighth Avenue and the entire ninth floor at 266 West 27th Street, two interconnected buildings that share a lobby. Matthew Mandell of GFP Real Estate represented the landlord in the lease negotiations on an internal basis.
