ETNA, OHIO — Omega Morgan has signed a full-building industrial lease totaling 250,020 square feet at The Cubes at Etna – Building D in Etna, about 20 miles east of Columbus. CRG completed development of the speculative facility in January. Located at 10300 Schuster Way, the building is part of The Cubes at Etna, a 305-acre master-planned industrial park. Building D was developed in partnership with an affiliate of LXP Industrial Trust. Omega Morgan works in specialized transportation, heavy rigging and machinery moving services. The company plans to utilize the building for distribution services to the Ohio Valley region. Building D features a rear-load design with a clear height of 36 feet, 32 fully equipped dock positions expandable to 50, 62 trailer stalls and a 60-foot speed bay. The building is supported by a 15-year, 100 percent tax abatement. The facility is located adjacent to the I-70 interchange at State Route 310. Joe Kimener of CBRE represented CRG, while Nick Tomasone of JLL represented the tenant. Contegra Construction served as the general contractor, and Lamar Johnson Collaborative was the architect. ALPHARETTA, GA. — RocaPoint Partners has announced that Trader Joe’s will open a new 13,500-square-foot grocery store at Halcyon, a mixed-use development in the north Atlanta region of Forsyth County. Located in Alpharetta near the Big Creek Greenway trail, the grocery store will be situated next to the new Chick-fil-A as part of the third phase of Halcyon, which recently celebrated its fifth anniversary of operation. Other committed tenants of Halcyon’s Phase III include Chewy Vet Care, Chase Bank and Five Guys. Halcyon also includes The Village Green central gathering space for events, offices for Morgan Stanley, an Embassy Suites by Hilton hotel, CMX CInebistro, X-Golf, a food hall, Cherry Street Brewpub and several shops and restaurants. The new Halcyon store will bring the number of Trader Joe’s locations in metro Atlanta to eight.

HOUSTON — Steel distributor Action Stainless has signed a 105,300-square-foot industrial lease at 10111 Houston Oaks Drive in northwest Houston. Building A at the property spans 65,500 square feet with 15,000 square feet dedicated to office use, while Building B offers 39,800 square feet, including 3,000 square feet of office space. Jack Gaffney and Andrew Bischoff of Finial Group represented the undisclosed landlord in the lease negotiations.

PHILADELPHIA — Colliers has negotiated a 123,102-square-foot industrial lease renewal at 10981 Decatur Road in northeast Philadelphia. The tenant is Chaby International, a warehouse operator and distributor of rainwear and seasonal products. Richard Gorodesky and Adam Gorodesky of Colliers represented the landlord, SANT Properties, in the lease negotiations. The tenant was self-represented. Other users at the property include EMCOR Services Fluidics, a provider of building and infrastructure services, and cocoa bean warehouse operator Dependable Distribution Services.

NEW YORK CITY — Global sports streaming platform DAZN has signed an office lease at 470 Park Avenue South, a 300,000-square-foot complex in Midtown Manhattan. The square footage was not disclosed. DAZN will occupy the entire 14th floor for its new corporate headquarters. Nicholas Farmakis and John Johnson Jr. of Savills represented the tenant in the lease negotiations. Paul Amrich, Neil King III, James Ackerson and Josh Pernice of CBRE represented the landlord, SJP Properties.

GREENVILLE, S.C. — Dallas-based Dalfen Industrial has signed an unnamed building materials supply company to a 154,440-square-foot lease at Upstate Trade Center, a 266,760-square-foot industrial building in Greenville. The facility is located two miles from I-185 and 3.5 miles from I-85. Rich Commercial Realty represented the tenant in the lease transaction.

CUMMING, GA. — CTO Realty Growth Inc. has announced a round of new retail openings and leases at The Collection at Forsyth, an open-air mixed-use development in Cumming, an Atlanta suburb in Forsyth County. Sephora and Kilwins opened new locations at The Collection in November, and boutique Pilates fitness concept Bodyrok and pickleball concept The Picklr have recently signed leases to join the tenant roster. Sherri Wilson of JLL handles the retail leasing at The Collection on behalf of CTO. Additionally, True Rest Float Spa and Bahama Buck’s are set to open in the coming weeks, joining existing tenants including J. Crew Factory, Mellow Mushroom, Hopdoddy Burger Bar, Pandora, Parsons Gifts, Le Macaron, Master Jewelers, Woof Gang Bakery, The Good Feet Store, Spavia and F45 Training. JLL launched repositioning and leasing efforts at The Collection in January 2023.

DALLAS — Buckner International has signed a 20,100-square-foot office lease at Lakeside Square in North Dallas. The nonprofit organization plans to relocate from Plaza of the Americas in downtown Dallas to the 409,544-square-foot building in the second quarter of 2025. Tyler Howarth and John Armes of Holt Lunsford Commercial represented the tenant in the lease negotiations. Trevor Franke, Gini Rounsaville and Hudson Neuhoff of JLL represented the landlord, Acram Group.

HOUSTON — Rice Real Estate Co., the property investment arm of Rice University, has welcomed three new tenants to Rice Village, a 300,000-square-foot shopping, dining and entertainment destination located southwest of downtown Houston. The new tenants are New Orleans-based eyewear brand KREWE (941 square feet), boys’ boutique apparel retailer ParkerJoe (1,975 square feet) and Jeni’s Splendid Ice Creams (1,603 square feet). KREWE will open in early December, and ParkerJoe and Jeni’s will open in early 2025.

DES MOINES, IOWA — General contractor and construction manager Kraus-Anderson (KA) has opened a new regional office in Des Moines. The move complements the company’s expansion, which includes new regional offices that opened this year in Fargo, N.D., and Phoenix. KA’s experience in Iowa dates to 1981, featuring 184 projects totaling more than $343 million. Bryan Michael will serve as director of operations in KA’s Iowa office. He is a construction and development professional with over 20 years of experience in the Iowa market, most recently serving as co-owner of Des Moines-based PDC Partners. KA’s Des Moines office will be located at 100 Court Ave. Built in 1901, the property is listed on the National Register of Historic Places by the U.S. Department of the Interior. The building has been renovated several times since 2008.
