DALLAS — Weitzman has negotiated a 47,518-square-foot industrial lease near Dallas Love Field Airport on the city’s northwest side. The property at 7611 John Carpenter Freeway features 16-foot clear heights, four dock doors and 13,547 square feet of office space. Eddie Liebman of Weitzman represented the undisclosed landlord in the lease negotiations. Chase Miller of NAI Robert Lynn represented the tenant, Sun Commercial Roofing.

HOUSTON — Sable Offshore Co. will open a 46,500-square-foot office in downtown Houston. The space spans the 28th and 29th floors of the 47-story Texas Tower building, and the upstream energy provider plans to take occupancy in the third quarter of next year. Kevin Kushner, William Padon and Sydnee Hilburn of CBRE represented the tenant in the lease negotiations. Michael Anderson of Cushman & Wakefield represented the landlord, a partnership between Hines, Ivanhoé Cambridge and an affiliate of global investor CDPQ.

WATCHUNG AND MIDDLESEX, N.J. — Planet Fitness will open two new gyms totaling 37,350 square feet in Central New Jersey. The New Hampshire-based chain has committed to a 21,850-square-foot space at the 420,000-square-foot Blue Star Shopping Center in Watchung and a 15,500-square-foot space formerly occupied by ACME Supermarket at Middlesex Corner. E.J. Moawad of Levin Management Corp. represented the landlord in the Watchung deal, and Jack Chera of RIPCO Real Estate represented the tenant. Levin’s Ed Vasconcellos III acted as the landlord representative in the Middlesex deal, with Raymond Villafana of Franchise Realty representing Planet Fitness.

RUSSELLVILLE, ALA. — Anchor Investments LLC has signed Workout Anytime to a retail lease at Franklin Center, a grocery-anchored shopping center in Russellville. The new 24/7 fitness concept will open in March next to the grocery anchor, Price Less Foods. There are multiple remaining availabilities remaining at Franklin Center, according to Anchor Investments, a Nashville-based real estate investment firm.

AUSTIN, TEXAS — Law firm Pillsbury Winthrop Shaw Pittman LLP has signed a 28,000-square-foot office lease in downtown Austin. The firm, which primarily represents clients in the tech industry, is taking the entire 32nd floor at The Republic, a 48-story building that is under construction in the downtown area. Mark Miller and Seth Johnston of Lincoln Property Co., which owns the property in partnership with Phoenix Property Co. and DivcoWest, internally represented the landlord in the lease negotiations. John Gump and Marc Vanderslice of CBRE represented the tenant.

NEW YORK CITY — Market @77 has opened a 40,000-square-foot food hall at the Brooklyn Navy Yard. Situated on the ground floor of Building 77, the venue is home to concepts such Russ & Daughters, Hungry House, Jalapa Jar, Pizza Yard, Sabor, Rustik Tavern, Transmitter Brewing and She Wolf Bakery. Nonprofit organization Brooklyn Navy Yard Development Corp. owns and manages the larger development.

ATLANTA — EōS Fitness has announced plans to enter the metro Atlanta market and open 50 gyms throughout Georgia over the next 10 years. The first several gyms are scheduled to open by 2027, with each location averaging 40,000 to 50,000 square feet in size. Each EōS gym comes outfitted with strength and cardio equipment, training turf areas and recovery options including cryotherapy, cold plunges and infrared saunas. Every location also offers personal trainers, onsite staff and group classes. “Atlanta is the third-fastest-growing metropolitan area in the United States, and venturing here represents a key milestone in our long-term vision for EōS,” says Rich Drengberg, CEO of the brand. The EōS portfolio currently includes more than 175 locations open or underway in Arizona, California, Florida, Nevada, Texas and Utah. The Dallas-based company plans to surpass 250 gyms nationwide by 2030. Each new gym represents an approximately $10 million investment and creates 40 to 60 jobs.

ROGERS, MINN. — Two tenants have signed leases at I-94 Distribution Center in Rogers, a northwest suburb of Minneapolis. The deals total 116,042 square feet of warehouse space and 66,179 square feet of outdoor space, bringing the 297,756-square-foot property to full occupancy. ABC Supply Co. Inc, a wholesale distributor of roofing and other select exterior and interior building products in North America, signed a lease for 49,954 square feet inside the building and 66,179 square feet, or approximately 1.5 acres, of secure outdoor space. UPAC2, a food packaging company, will occupy 66,088 square feet within the property. Nate Erickson and Alex Baron of Transwestern Real Estate Services represented the landlord, Dalfen Industrial. The previous tenant exited I-94 Distribution Center in March, and both new tenants plan to move into their spaces in early 2025. Joe Owens of Colliers represented ABC Supply, while Austin Lovin of CBRE represented UPAC2.

AUSTIN, TEXAS — Benchmark Development has welcomed four new retailers to Goodnight Ranch, a 700-acre mixed-use development in southeast Austin. Meow Bark Veterinary will open a 2,474-square-foot clinic by the end of the year, as will Action Behavior Centers, which helps children diagnosed with autism and has committed to a 6,844-square-foot space. Amazing Explorers plans to debut a 12,156-square-foot childcare center in early 2025, and Boba Magic will open a 1,241-square-foot café sometime next year.

STAMFORD, CONN. — Whole Foods Market will open a 44,648-square-foot store in Stamford, located in southern coastal Connecticut, on Thursday, Dec. 12. The space at 110 High Ridge Road previously housed a Lord & Taylor store, and the renovated space is inspired by the former store’s layout. The store will feature full-service meat and seafood counters, a bakery, prepared foods section and a wellness and beauty section, as well as a selection of more than 200 craft beers.
