MIDLOTHIAN, TEXAS — A subsidiary of Specialty Building Products has signed a 550,000-square-foot industrial lease in Midlothian, a southern suburb of Dallas. The metro Atlanta-based building materials provider will occupy a full building at Southern Star Logistics Park, the site of which features dual rail service and 25 acres for outdoor storage. Jim Hazard and Barrett Bufkin of Cresa represented the tenant in the lease negotiations. Kacy Jones, Steve Koldyke and Brian Gilchrist of CBRE represented the landlord, Chicago-based Logistics Property Co., in conjunction with internal agents J.C. Hay and Max Mueller.

HOUSTON — Colliers has negotiated a 10,533-square-foot industrial lease in Houston. According to LoopNet Inc., the property at 7420 Wynnpark Drive was built in 1967 and totals 49,088 square feet. John Parsley and Jeff Peltier of Colliers represented the tenant, furniture provider Meredith O’Donnell Inc., in the lease negotiations. Boone Smith of Stream Realty Partners represented the undisclosed landlord.
HUNTINGTON STATION, N.Y. — Whole Foods Market will open a 43,916-square-foot store in Huntington Station, a hamlet and census-designated area on Long Island, on July 17. The store will be located at 330 Walt Whitman Road and will offer more than 2,000 locally sourced items from more than 400 regional suppliers. The store will also feature full-service meat and seafood counters, a bakery, wellness and beauty section and a selection of more than 300 craft beers. The Austin-based grocer operates about 30 stores in New York, including more than half a dozen on Long Island.
NEW YORK CITY — HSBC Bank has signed a 35,400-square-foot office lease expansion at The Spiral, a 66-story tower located in Midtown Manhattan. The company initially signed a 20-year, 265,000-square-foot lease for its headquarters space in May 2022. Following the expansion, HSBC will occupy the entire 29th and 30th floors in addition to three podium floors and a recently opened wealth center at street level. Greg Conen and Sam Brodsky internally represented the landlord, Tishman Speyer, in the lease negotiations. Peter Riguardi, Matt Astrachan, Mitchell Konsker and Will McGarry of JLL represented HSBC.
GRIMES, IOWA — Covetrus has signed a lease to relocate its operations to an 80,000-square-foot distribution center at Prairie Business Park in Grimes, a northwest suburb of Des Moines. The animal health technology and services company is expanding its footprint by 27,000 square feet. From its new location, Covetrus will serve veterinarians and their practices across several states. Austin Barrett of Savills represented Covetrus. R&R Realty Group owns the property.
LIVE OAK, TEXAS — Dick’s Sporting Goods will open a 100,000-square-foot “House of Sport” store at Live Oak Town Center, a shopping center development located on the northeastern outskirts of San Antonio. The space will feature a climbing wall, outdoor field, multiple golf bays and a multi-sport cage that can be used for baseball, softball, lacrosse and soccer. IKEA (300,000 square feet) and Floor & Décor (79,681 square feet) anchor Live Oak Town Center, which is being developed in phases and will ultimately feature more than 800,000 square feet of shopping, dining and entertainment space. A tentative opening date was not announced. Weitzman owns Live Oak Town Center.
HOUSTON — Cima Cash Handling America Inc., which provides computer hardware to count and track money, has signed a 3,400-square-foot lease at an industrial flex facility located at 15720 Park Row Drive in West Houston. According to LoopNet Inc., the building spans 28,800 square feet and was originally constructed in 1998. Jason Gibbons of the Finial Group represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.
EAST RUTHERFORD, N.J. —Seagis Property Group has completed the renovation of a 202,490-square-foot industrial building located at 13 Manor Road in the Northern New Jersey community of East Rutherford. The metro Philadelphia-based development and investment firm has also signed an undisclosed tenant to a full-building lease at the property, which features a clear height of 22 feet, 16 docks and 84 car parking spaces. Seagis purchased the building, which previously functioned as a manufacturing facility, in 2006.
NEW YORK CITY — Cushman & Wakefield has negotiated a 15,158-square-foot office lease in Midtown Manhattan. The tenant, deal-sourcing platform Grata Inc., will occupy the entire second floor at 1410 Broadway, which recently underwent a $20 million capital improvement program. David Hoffman and Sam Hoffman of Cushman & Wakefield represented Grata Inc. in the lease negotiations. Richard Doolittle, Michael Joseph, John Howard and Taylor Bell of Colliers represented the landlord, L.H. Charney Associates.
NEW YORK CITY — Law firm Meirowitz & Wasserberg has signed a 12,007-square-foot office lease expansion at 1040 Avenue of the Americas in Midtown Manhattan. The deal is part of a series of leases that brings the 24-story building to 97 percent occupancy. Billy Cohen, J.D. Cohen and Ariel Harwood of Newmark represented the owner, Skyline Developers, in the lease negotiations. The tenant representative was not disclosed.
