WESTBURY, N.Y. — Two new entertainment operators — Gatsby’s Board Game Café and I.FLY Trapeze — will open venues at Samanea New York, a 750,000-square-foot entertainment destination on Long Island. Gatsby’s is an interactive experience with a library of more than 400 games that are available to buy and/or play onsite. I.FLY Trapeze offers open-fly sessions, workshops, parties and corporate team-building events. Opening dates were not announced. Lesso Mall Development owns Samanea New York.

WILLIAMSTON, S.C. — Farpoint has executed a new 10-year lease with BMarko Structures, a manufacturer of modular buildings, at 134 Long Road in Williamston. Farpoint recently delivered the 560,240-square-foot facility in Anderson County, a submarket in the Upstate South Carolina region. BMarko’s new corporate headquarters is expected to create 225 full-time jobs and tap into the skilled workforce and advanced manufacturing presence in the I-85 corridor, according to Farpoint. BMarko’s past projects include the popular Bal Harbour Shops pop-up in Miami, as well as prefabricated data centers.

ATLANTA — Foundry Commercial has arranged a 20,299-square-foot office lease at Interlock, a mixed-use development in Atlanta’s West Midtown district, for AMX Logistics, an asset trucking and third-party logistics firm. The new corporate headquarters lease is expected to create 200 net new jobs for AMX by the end of 2026. Phil Costabile and Lawrence Gellerstedt IV of Foundry represented the tenant in the lease transaction. Aileen Almassy and Will Porter of Partners Real Estate represented the landlord, SJC Ventures.

STRONGSVILLE, OHIO — Dick’s House of Sport has opened at SouthPark Mall in Strongsville, marking the first location of the retailer’s experiential concept in greater Cleveland. The two-level, 100,000-square-foot store transforms the former Sears anchor space into a destination for sports enthusiasts. Dick’s House of Sport offers customers the opportunity to try, practice and play in-store. The location features a rock-climbing wall, outdoor field, batting cages and golf simulators. Attached to the store is a field that will be used for open play, clinics, league space and as an ice rink in winter months. Dick’s Sporting Goods relocated from its former 55,000-square-foot location within the center. Owner Spinoso Real Estate Group acquired SouthPark Mall in 2021.

ST. CHARLES, ILL. — Perfection Servo Hydraulics, an automation machinery manufacturing and repair company, has signed a full-building industrial lease for 15,840 square feet at 3940 Swenson Ave. in St. Charles. Luke Dummitt of Brown Commercial Group represented the tenant, which is part of SunSource, a North American equipment manufacturing, repair and fabrication business that maintains its primary Illinois facility in Addison. Eric Schneider and Joel Friedland of Brit Properties represented the undisclosed landlord. Perfection’s previous storage location in Batavia was sold. Additionally, the company sought more space for its equipment storage needs.

SAN ANTONIO — TruFit Athletic will open a 35,000-square-foot fitness club in North San Antonio. The space, which is located within Lockhill Village Shopping Center and was formerly home to Gold’s Gym, will house a kids club, group workout spaces, personal training spaces and a recovery zone. The club will be TruFit’s eighth in the San Antonio area and is expected to open before the end of the year.

DALLAS — Neuberger Berman has signed a 17,787-square-foot office lease in Uptown Dallas. The investment management firm will consolidate two existing offices in Dallas into a single space at Rosewood Court, a 19-story building. Mike Quint and Jim Cooksey of Newmark represented the tenant in the lease negotiations. Scott Walker, Kim Brooks and Laney Delin of Transwestern represented the landlord, Rosewood Property Co.

CHICAGO — Zurich North America has signed a 52,000-square-foot office lease at Willis Tower, which is located at 233 S. Wacker Drive in Chicago. Zurich, a global insurer, will occupy floors 53 and 54, relocating its downtown Chicago office from 300 S. Riverside Plaza. The new office will feature innovative workplace design and technology to enable collaboration within a hybrid environment. Zurich’s primary North American headquarters will remain in Schaumburg, Ill., where the company launched its U.S. operations in 1912. Zurich is expected to transition to Willis Tower in summer 2026. Todd Mintz of JLL represented Zurich in the lease. Nikki Kern of The Telos Group LLC represented the landlord, Perform Properties.

KANSAS CITY, MO. — Streats, a local restaurant known for its Mexican street tacos as well as Birria tacos and ramen, has opened at the Skyline Collection in downtown Kansas City. Located at 1111 Main, Streats occupies 1,389 square feet on the ground floor in the former KC Mac and Co. space. The lease marks the restaurant’s second Kansas City location. Streats joins Jason’s Deli, Banksia and Fat Bee at the Skyline Collection. Erin Johnston of Copaken Brooks represented the landlord on an internal basis. The Skyline Collection, which includes the 1111 Main and 1201 Walnut office towers, is nearing full retail occupancy.

NEW YORK CITY — Fox Horan & Camerini LLP has signed a 19,200-square-foot office lease in Midtown Manhattan. The lease term is 11.5 years. The law firm will occupy the entire 17th floor of 885 Third Avenue, a 34-story, 600,000-square-foot building that recently underwent a capital improvement program. Chris Mongeluzo and Corey Borg of Newmark represented the tenant in the lease negotiations. SL Green owns 885 Third Avenue.
