LINCOLN PARK, N.J. — CBRE has negotiated a 48,650-square-foot industrial lease renewal at 132 Beaverbrook Road in the Northern New Jersey community of Lincoln Park. The tenant is Richelieu American Ltd., a wholesale distributor of specialty hardware, accessories, supplies and tools. Kevin Dudley, Chad Hillyer, Nicholas Klacik and Kate Granahan of CBRE represented the landlord, Northbridge Partners, in the negotiations. The tenant representative was not disclosed.
CHICAGO — SweatHouz, an infrared-sauna and cold-plunge wellness and recovery concept, has signed leases to open three locations in Chicago’s Old Town, West Loop and Lakeview East neighborhoods. The new locations range from 2,000 to 2,700 square feet and mark the company’s entrance into the state. SweatHouz plans to open 30 locations in metro Chicago. Anthony Ciaravino of Cushman & Wakefield represented the tenant in the leases at 1435 N. Wells St., 917 W. Madison St. and 3101 N. Clark St. Landlords were not provided.
DALLAS — Workbox, a provider of flexible workspaces and coworking solutions, has opened a 50,000-square-foot facility in the Victory Park area of Dallas. Members will have access to two floors of workspace, lounges, conference rooms, open kitchens and offices for teams ranging from one to 130 individuals. A new tenant-only fitness center and daytime lounge are also expected to be completed later this month. The location is the first in Dallas and ninth nationally for Workbox.
MIAMI TOWNSHIP, OHIO — Accelevation, a data center infrastructure manufacturing company, has signed a 264,000-square-foot industrial lease at First Flight Commerce Center in Miami Township near Dayton. The industrial business park, which is currently under development, will total six buildings and 1.8 million square feet upon full build-out. Acclevation is scheduled to take occupancy in the first quarter of 2025 and will fully occupy Building 1. Doug Whitten of CBRE represented the landlord, Kansas City-based NorthPoint Development. Bill Buntyn and Todd Cochran of Colliers represented the tenant. Building 1 will feature a clear height of 36 feet, eight dock-high doors, four drive-in doors, 267 parking spaces and 66 trailer parking spaces.
MELVILLE, N.Y. — Estée Lauder has signed a 43,000-square-foot office lease in the Long Island community of Melville. The beauty and cosmetics provider is taking space at 2 Corporate Center Drive, a 291,230-square-foot building that is currently undergoing a capital improvement program. Phil D’Avanzo of Cushman & Wakefield represented the landlord, Princeton International Properties, in the lease negotiations. Jeff Nemshin of Paragon Group represented Estée Lauder.
NEW YORK CITY — Cushman & Wakefield has negotiated a 16,749-square-foot, 16-year office lease renewal at 250 Hudson St. in Lower Manhattan. The tenant, Writers Guild of America East Inc., will remain in its space on the seventh floor of the 400,000-square-foot building, which it has occupied since 2010. David Hoffman and Sam Hoffman of Cushman & Wakefield represented the tenant in the lease negotiations. Adam Rappaport and Brett Greenberg represented the landlord, Jack Resnick & Sons, on an internal basis.
HOUSTON — Elite Pickleball Club will open a 40,000-square-foot indoor facility at Bay Pointe Shopping Center in southeast Houston. According to LoopNet Inc., the property was built on nine acres in 1993 and totals 103,385 square feet. Lesley Rice, Andy Parrish and Audrey Schulz of Partners Real Estate represented the landlord in the lease negotiations on an internal basis. Huntley Grichor of Red Key Houston represented the tenant, which is backfilling part of a former grocery store space.
GEORGETOWN, TEXAS — Clopay has signed a 23,140-square-foot industrial lease in the northern Austin suburb of Georgetown. The manufacturer of overhead and garage doors will occupy space within Building 3 at CrossPoint Business District, the first phase of which will feature 488,758 square feet of space across three buildings and 61.7 acres. The company expects to take occupancy this summer. Darryl Dadon and Olivia Reed of CBRE represented the landlord, a partnership between Jackson-Shaw and Diamond Realty Investments, in the lease negotiations.
BEDFORD, MASS. — Persimmon Technologies has signed a 142,224-square-foot life sciences lease in the northeastern Boston suburb of Bedford. The property at 35 Crosby Drive, which is a redevelopment of a former industrial flex property, will serve as the robotics and electric motor manufacturer’s new North American headquarters. Richard Ruggiero, Torin Taylor, Matthew Adams and Rory Walsh of Newmark represented the landlord, New York City-based REIT, W. P. Carey, in the lease negotiations. Colliers represented the tenant. The redevelopment is expected to be complete late next year.
ORLANDO, FLA. — Target plans to open a 150,000-square-foot store at Lake Nona West, marking the first anchor tenant at the 405,000-square-foot open-air shopping center project in Orlando’s Lake Nona district. Tavistock Development is Lake Nona West’s developer and landlord. Situated on 54 acres near the Brightline Station and Orlando International Airport, the development is scheduled for completion in fall 2025. Tavistock is currently in advanced discussions with a variety of tenants, aiming to feature a mix of national brands alongside local shops, restaurants and service operators.
