LAFAYETTE, N.J. — The Metropolitan YMCA of the Oranges will open a 10,200-square-foot pickleball facility in the Northern New Jersey community of Lafayette. The six-court facility will be located within a freestanding industrial flex building at 11 Millpond Drive and is expected to open in November. John Schilp of NAI James E. Hanson represented the landlord in the lease negotiations. HQW Architects is designing the space, and Berardi Building Co. is handling the build-out.

CHICAGO — Medline has expanded its office lease from 51,000 to 161,000 square feet at THE MART in downtown Chicago. Vornado Realty Trust owns the 3.7 million-square-foot property. Medline’s contiguous space will take up the majority of the 12th floor, and the lease term is through 2036. Headquartered in Northfield, Ill., Medline is a medical-surgical product manufacturer, supply chain provider and clinical solutions partner. The company currently has more than 39,000 employees worldwide. Spanning two full city blocks, THE MART is home to companies such as Motorola Mobility, PayPal, Conagra Brands, Allstate and Grainger. The 25-story building also features more than 250 design showrooms. Vornado recently completed the final phase of a more than $70 million renovation, which incorporates a grand staircase leading to a second-floor amenity program and gathering space. There are a range of food-and-beverage options, a fitness and conference center, exclusive tenant lounge and landscaped River Park. J. Frank Franzese and Steven Bauer of Colliers represented Medline, while Andrea Saewitz, Wendy Katz and Ben Cleveland of Stream Realty represented Vornado.

ATLANTA — T-Mobile has renewed its approximately 100,000-square-foot lease at One Ravinia, a 17-story office tower in Atlanta’s Central Perimeter submarket. Boca Raton-based CP Group is the landlord of One Ravinia, as well as sister property Two Ravinia. T-Mobile has been a tenant at the tower since 2007. Eric Ross of CBRE represented CP Group in the lease negotiations, and Kirk Diamond, April Parrish, Erin Smith and Steven Taylor of Cushman & Wakefield represented T-Mobile. CP Group recently completed a series of capital improvements across One and Two Ravinia, including enhancing the lobbies, renovating and expanding the cafe and coffee bar, adding a modern tenant lounge with outdoor seating, upgraded the onsite conference center and introducing 85,000 square feet of worCPlaces, or speculative suites.

BIRMINGHAM, ALA. — Cushman & Wakefield / EGS Commercial Real Estate has arranged a 51,750-square-foot industrial lease at CenterState Logistics Park One, a newly constructed, 225,000-square-foot warehouse and distribution building located at 225 Daniel Payne Drive in north Birmingham. The tenant is Atlanta-based Conklin Metal Industries, a distributor of sheet metal, HVAC and duct fabrication supplies. The company is expanding its Birmingham footprint to accommodate growth within its manufacturing and distribution operations and is the first tenant to sign on at CenterState Logistics Park One. Mark Byers and Brad Moffatt of Cushman & Wakefield / EGS represented the landlord, an entity doing business as CenterState Logistics Park One LLC, in the lease negotiations. Jack Brown of Graham & Co. represented the tenant.

NEWPORT BEACH, CALIF. — California-based pizza chain Mountain Mike’s has signed three multi-unit franchise agreements to open 11 new restaurants in Texas. The deals call for five restaurants in Austin, three restaurants in metro Houston and three restaurants in the Dallas-Fort Worth (DFW) metroplex. Franchisees Rajeev Dewan, Ajay and Karina Gorde and Tim Fogarty will own and operate the units in Austin, metro Houston and DFW, respectively. Mountain Mike’s current portfolio includes four existing restaurants in the DFW area and one in greater Houston.

EXTON, PA. — KOKO Medical has signed a 19,859-square-foot life sciences in Exton, a western suburb of Philadelphia. The medical device and women’s healthcare provider is relocating and expanding from nearby Malvern to the 63,000-square-foot building at 770 Pennsylvania Drive, which is part of the 800-acre Eagleview mixed-use development. Mitch Reading of Tactix Real Estate Advisors represented the tenant in the lease negotiations. Sam Sherrill represented the landlord, Hankin Group, on an internal basis.

DALLAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 60,000-square-foot industrial lease in West Dallas. According to LoopNet Inc., the building at 3306-3310 Quebec St. was originally built in 1971. Canon Shoults and Maddy Coffman of Holt Lunsford represented the landlord, AEW Capital Management, in the lease negotiations. Turner Peterson with Mercer Co. represented the tenant, a company doing business as SCIGV Inc.

DALLAS — Duro Hospitality, the group behind brands such as The Charles, Mister Charles, Café Duro, Casa Duro and El Carlos Elegante, will open a new, 7,500-square-foot restaurant in the Preston Center area of North Dallas. The name and concept behind the restaurant were not disclosed, but the space is located on the ground floor of 8111 Douglas, a 225,000-square-foot office building owned by Lincoln Property Co. The restaurant opening is slated for late 2025.

ATLANTA — The Athlete’s Foot, a shoe and sports apparel retailer with 400 stores in 24 countries, has opened its corporate headquarters and flagship store in Midtown Atlanta. The retailer’s new home at 931 Monroe Drive also includes a community center component that will serve as “cultural hub” for community engagement. The Athlete’s Foot’s new headquarters and flagship store is situated along the Atlanta BeltLine adjacent to Piedmont Park. Project partners included prominently Black-owned companies, including T. Dallas Smith & Co. (real estate advisor), J.M. Lee Construction Co. (general contractor) and Aysha Pennerman (mural artist).

MIAMI BEACH, FLA. — Women’s undergarment apparel retailer Victoria’s Secret has signed a lease to occupy 8,000 square feet on Lincoln Road, a high street retail corridor in Miami Beach. Jonathan Carter and Ryan Brodsky of Colliers represented the landlord, ALTO Real Estate Funds, in the long-term lease negotiations. Brandon Nocella of Strategic Retail Advisors represented the tenant. The store at 900-904 Lincoln Road will serve as the new flagship location in the city for Victoria’s Secret, which is relocating from an adjacent location at 901 Lincoln Road. The specialty retailer is backfilling space formerly occupied by Aerie and Express.
