HARTFORD, CONN. — Law firm Robinson + Cole has opened a new, 75,000-square-foot office at One State Street in downtown Hartford. One State Street, which is owned by Houston-based Hines, overlooks the Connecticut River, and the 24-story, 500,000-square-foot building offers multiple outdoor-based amenities. Washington, D.C.-based architecture firm Studio Alliance designed the space to feature energy-generating glass offices, collaboration spaces to support teams from two to 30 and a focus on exposure to natural lighting throughout. General contractor Pavarini Northeast handled the build-out.
NEW CANEY, TEXAS — Lumos, an entertainment concept that features activities such as bowling, laser tag, axe throwing and arcade games, will open a 45,000-square-foot venue in New Caney, a northeastern suburb of Houston. The space is located within the 1,400-acre Valley Ranch master-planned community and will include a 6,000-square-foot area for virtual reality, karaoke and private events, as well as a cocktail bar, restaurant and outdoor patio. The opening is scheduled for next spring. Signorelli Co. owns Valley Ranch and has engaged Palo Duro Commercial Partners to lease the remaining space within the 60-acre entertainment district.
HOUSTON — Wylie & Associates has signed a 14,453-square-foot office lease in West Houston. The engineering firm is relocating from 1 Greenway Plaza to the building at 1177 W. Loop S. Anthony Squillante and Dustin Devine of Avison Young represented the tenant in the lease negotiations. Kelli Gault and Doug Little of Transwestern represented the landlord, Hicks Ventures. Wylie & Associates plans to take occupancy of its new space in March 2025.

Wonders Ice Cream, Reborn Salon and Virtual Realms Adventures are now open. Costumes & Toys and Cielito Lindo are slated to open this fall. Wonders Ice Cream is a family-owned and operated rolled ice cream shop in Minnesota by Julio and Michael Soriano. The 293-square-foot ice cream shop is located on the lower level in Center Court. Reborn Salon offers a full range of professional services, including haircuts, color, treatments, special occasion styling and makeup application. The 1,190-square-foot salon, located on the upper level near Target, is owned and operated by stylist Bella Roberts. Virtual Realms Adventures offers an entertainment experience for guests to enjoy a variety of games through virtual reality goggles. The tenant is located on the lower level near Kohl’s. Costumes & Toys offers children’s superhero costumes, accessories and 3D posters along with kids’ toys and pet accessories. The 1,020-square-foot store will be located on the lower level near Kohl’s. ALSIP, ILL. — Bossard, a fastener distributor, has renewed its 68,310-square-foot industrial lease at 11800 S. Austin Ave. in Alsip. The 162,000-square-foot warehouse was constructed in 2005. Brian Vanosky, Michael O’Leary and Dylan Maher of Lee & Associates represented the owner, Cabot Properties. Ken Franzese, John Cassidy and Jim Martin of Lee & Associates represented the tenant.
HOUSTON — Chemical wholesaler Catalyst Trading Co. has signed a 49,911-square-foot industrial lease near downtown Houston. According to LoopNet Inc., the space at 3401 Navigation Blvd. features 32-foot clear heights, 38 exterior dock doors, two drive-in bays and 20 car parking spaces. Jeremy Lumbreras and Boone Smith with Stream Realty Partners represented the landlord, Stonelake Capital Partners, in the lease negotiations. The tenant representative was not disclosed.
HOUSTON — Cushman & Wakefield has negotiated a 23,537-square-foot office lease in downtown Houston. The tenant, law firm Frost Brown Todd LLP, will relocate from the city’s Galleria area to the entire 43rd floor of the 55-story building at 1100 Louisiana St. Winfield Haggard Jr. and Diana Bridger of Cushman & Wakefield represented the landlord, an entity doing business as Fantome Tower LP, in the lease negotiations. NEW YORK CITY — JLL has negotiated an 18,800-square-foot office lease in Midtown Manhattan. The tenant, private equity firm Christofferson, Robb & Co., will relocate from 720 Fifth Ave. to two full floors at the 27-story building located at 680 Fifth Ave. David Kleiner, Carlee Palmer and Margaux Kelleher of JLL represented the landlord, the family of Josef Buchmann, in the lease negotiations. David Falk and Eric Cagner of Newmark represented the tenant.
JOLIET, ILL. — RJW Logistics Group has signed a 639,917-square-foot, full-building industrial lease at 275 W. Laraway Road in Joliet. Jeffrey Galante and Jeffrey Janda of Lee & Associates represented the owner, Pritzker Realty Group. Dominic Carbonari of JLL represented the tenant. PRG recently completed the property.
COLONIAL HEIGHTS, VA. — Lingerfelt has signed a 106,376-square-foot lease with PECO Pallet Inc. at Port 801, a speculative industrial facility located at 801 Port Walthall Drive in Colonial Heights, a southern suburb of Richmond. Rob Dirom, Wood Thornton and Frank Hargrove III of Colliers represented Lingerfelt in the lease transaction. Graham Stoneburner of Cushman & Wakefield | Thalhimer represented PECO, which is the second of two tenants in operation at the 239,448-square-foot facility. ARCO Design Build delivered Port 801 on behalf of Lingerfelt in fourth-quarter 2022. The PECO lease brings the facility to full occupancy. PECO Pallet is a provider of rental pallet services to the beverage, grocery and consumer products industries.
