NEW YORK CITY — New Museum, an institution devoted to contemporary art, has signed a 5,850-square-foot office lease at 250 Bowery in Lower Manhattan. The space will house the museum’s administrative offices during its temporary closure, which stems from a 60,000-square-foot expansion project that began in November 2022 and is slated for an early 2025 completion. A joint venture of Taconic Partners, L+M Development Partners, BFC Partners, The Prusik Group and Goldman Sachs Asset Management owns the building.

T.J. Maxx, HomeGoods to Open at Beaufort Station Shopping Center in Coastal South Carolina

BEAUFORT, S.C. — National retailers T.J. Maxx and HomeGoods are set to open new stores at Beaufort Station, a 200,000-square-foot shopping center coming on line in the Hilton Head suburb of Beaufort. Both brands are set to open tomorrow. The Morgan Cos. is the developer of Beaufort Station, which will feature nine anchor and junior anchor stores, including Hobby Lobby, Ross Dress for Less, PetSmart, Ulta Beauty, Old Navy, Five Below and Rack Room Shoes. Other tenants will include Aldi, Parker’s Kitchen, Panda Express, Chicken Salad Chick, Surcheros Fresh Mex, America’s Best and Mattress Firm. Other tenant announcements are expected in the near future. Beaufort Station is situated at the intersection of S.C. Highway 170 and Robert Smalls Parkway, about 27 miles north of Hilton Head.
HOUSTON — Partners Real Estate will expand and relocate its office headquarters to a 32,286-square-foot space at San Felipe Plaza, a 1 million-square-foot building in West Houston’s Galleria District. The full-service firm currently subleases space at the nearby building at 1360 Post Oak Blvd., a deal that expires next March. Dan Boyles and Griff Bandy internally represented Partners in the lease negotiations. New York-based Sovereign Partners owns San Felipe Plaza.
SUNNYVALE, TEXAS — Tom Thumb will open a new 58,000-square-foot grocery store in Sunnyvale, an eastern suburb of Dallas, that will have a coffeeshop, pharmacy and fuel station. Scheduled to open in late 2025, the store will be located within Gateway Park, a $124 million development that spans 240,000 square feet and features additional retail and restaurant space, as well as athletic facilities. The Sunnyvale Town Council approved $3 million in incentives for the store’s development.
HOUSTON — Nonprofit organization Omar Welfare Association has signed a 4,718-square-foot office lease in West Houston. According to LoopNet Inc., the building at 3030 S. Gessner Road spans 61,599 square feet and includes medical office space. Christian Villarreal and William Alcorn of Finial Group represented the undisclosed landlord in the lease negotiations. The representative of the tenant was also not disclosed.
OLATHE, KAN. — Hand & Stone Massage and Facial Spa has opened at 20160 W. 153rd St. in the Kansas City suburb of Olathe. Owned by Lisa and John Paulson, the spa marks the brand’s third location in Kansas. The husband-and-wife team plans to open two more spas in metro Kansas City. The Olathe location offers professional massage services, including Swedish, Himalayan salt, sports, deep tissue, oncology and prenatal. Guests can also enjoy hot stone massages, facials and Neveskin Cryo treatments. All services are performed by experienced estheticians and licensed massage therapists.
MILLVILLE, N.J. — New tenants have signed leases totaling 46,000 square feet at Union Lake Crossing, a 393,000-square-foot retail center located in Millville in southern New Jersey. Old Navy will open a 15,000-square-foot store at the property, joining Fun City in backfilling a former Dick’s Sporting Goods space. Food-and-beverage concepts Five Guys, Poke Bros. and Crumbl have also signed leases at the center, as have Skechers, Inspira Health and Rally House. Mario Brunelli and Chelsea Reizner of R.J. Brunelli & Co. represented the owner, Irgang Group, in all lease negotiations.
SHENANDOAH, TEXAS — The American Oncology Network has signed a 16,390-square-foot medical office lease in Shenandoah, about 30 miles north of Houston. The space is located within the 48,000-square-foot Physicians Centre at Vision Park development, which was built last year and is now 75 percent leased. SVN | J. Beard Real Estate represented the tenant and the landlord, locally based developer i3, in the lease negotiations.
HOUSTON — Locally based brokerage firm Finial Group has negotiated a full-building, 10,000-square-foot industrial lease in northwest Houston. According to LoopNet Inc., the property at 8707 Fallbrook Drive was built in 2006. Jack Gaffney and Andrew Bischoff of Finial Group represented the undisclosed landlord in the lease negotiations. The representative of the tenant, Womack Machine Supply Co., was not disclosed.
NEW YORK CITY — Bernhardt Furniture has signed a 20,000-square-foot office lease renewal in Midtown Manhattan. The company’s flagship office and showroom are located at 136 Madison Avenue, a 17-story, 300,000-square-foot building. Mac Roos, Andrew Roos, Michael Cohen and Jessica Verdi of Colliers represented the landlord, Williams Equities, in the lease negotiations. Peter Sabesan and Matthew Feigen of Cresa represented the tenant.
