SOUTH LYON, MICH. — Mathnasium has signed a 1,500-square-foot retail lease at Brookdale Square in South Lyon, about 40 miles west of Detroit. The shopping center, located at the intersection of 9 Mile Road and Pontiac Trail, is now fully leased. Michael Murphy and Tjader Gerdom of Gerdom Realty & Investment represented the landlord, Beztak Properties.

HOUSTON — Three new tenants have signed leases at The Ion, a 266,000-square-foot office, life sciences and innovation hub in Midtown Houston. The tenants are energy giant Occidental Petroleum Corp. (6,500 square feet), venture capital group Fathom Fund (1,200 square feet) and tech firm Activate (2,000 square feet). Rice Management Co., the entity that acts as steward of Rice University’s endowment, owns The Ion District.
PEARL RIVER, N.Y. — CBRE has negotiated a 42,226-square-foot office lease in Pearl River, located along the New York-New Jersey border. The tenant, health and wellness company Nice-Pak Products Inc., will occupy the entire 21st floor and part of the 20th floor at 1 Blue Hill Plaza. James Tully, Jon Meisel and Brian Godau of CBRE represented the landlord, an entity doing business as Glorious Sun Blue Hill Plaza LLC, in the lease negotiations. Cushman & Wakefield represented the tenant.
NEW YORK CITY — Nayya Health has signed a 29,915-square-foot office lease in Midtown Manhattan. The company will occupy the entire fourth floor and part of the 18th floor at 215 Park Avenue South for the next five years. Tim Freyberg of CBRE represented the tenant in the lease negotiations. Howard Tenenbaum and Gary Rosen represented the landlord, SL Green, on an internal basis. The deal brings the 20-story, 338,636-square-foot building to 92 percent occupancy.
TEXARKANA, TEXAS — Cherokee Nation Armored Solutions, which provides research-and-development engineering, systems integration and logistics services to the defense industry, has signed a 16,000-square-foot industrial lease expansion in Texarkana, located near the Texas-Arkansas border. The space is located on TexAmericas Center’s 765-acre central campus in unincorporated Bowie County. No third-party brokers were involved in the lease negotiations.
NEW YORK CITY — Anthony Lawrence-Belfair has signed a 25,214-square-foot industrial lease in The Bronx. The furniture maker and distributor is relocating from the Long Island City area of Queens to the ground floor of the warehouse at 1200 Zerega Ave., with plans to open a new studio and showroom. Helen Paul of Cushman & Wakefield and Joseph Caputo of Exit Realty Premier represented the tenant in the lease negotiations. Mat Diana of DY Realty represented the landlord, Simone Development Co.
STREAMWOOD, ILL. — Entre Commercial Realty has negotiated the lease-up of a 22,400-square-foot logistics facility located at 30 Sangra Court in the Chicago suburb of Streamwood. Mike DeSerto and Cory Kay of Entre represented the undisclosed landlord, while @Properties represented the tenant, a local transportation company that will relocate its headquarters to the property. Built in 2019, the facility was designed specifically for transportation and fleet maintenance uses. The building features 10 docks, two drive-in doors, trench drains, air lines, ample trailer parking and exposure along US Highway 20.
HOUSTON — Technip Energies, a French engineering and technology company that serves the energy and chemicals industries, has signed a 171,600-square-foot office lease in West Houston. According to LoopNet Inc., the 14-story building at 15377 Memorial Drive was originally constructed in 2016 and spans 384,531 square feet. Technip’s space spans six floors and can support the presence of about 1,000 employees. Gensler designed the space, and Harvey Builders handled the build-out. JLL represented the tenant in its site selection, lease negotiations and project management for the spatial build-out.
THE WOODLANDS, TEXAS — Kodiak Gas Services has subleased 26,530 square feet of office space in The Woodlands, about 30 miles north of Houston. Kodiak’s headquarters space now encompasses the entirety of floors 18 through 20 at 9950 Woodlock Forest Drive. Dan Boyles and Brent Bishop of Partners Real Estate represented the subtenant in the negotiations. William Padon and Sydnee Hilburn of CBRE represented the sublandlord, New York Digital Investment Group LLC. The owner of the building was not disclosed.
ATLANTA — The Flying Biscuit Café, an Atlanta-based breakfast and brunch restaurant chain, plans to open 15 new locations in 2025. Founded in 1993, Flying Biscuit Café currently operates 35 locations, with a strong presence in Georgia, Texas, Alabama, Florida and the Carolinas. In 2025, the company will open restaurants in new markets, including Spartanburg, S.C.; Huntsville, Ala.; Knoxville, Tenn.; Tallahassee, Fla.; and Jonesboro, Ark. The Flying Biscuit Café opened five restaurants in 2024, which brought more than 150 jobs to local communities in Charleston and throughout Texas.
