FALLS CHURCH, VA. — Hoffman & Associates has signed two new retail tenants to join West Falls, a 10-acre mixed-use development in Falls Church that will comprise 1.2 million square feet at full build-out. The new businesses coming to the development include Dok Khao Thai Eatery and a Chase Bank branch. The restaurant is slated to open at 180 West Falls Station Blvd. in August, and the bank is set to open at 118 West Falls Station Blvd. in April. West Falls will feature more than 120,000 square feet of shops and restaurants, as well as The Alder apartments, The Reserve at Falls Church seniors housing community, a Home2 Suites by Hilton hotel, The Oak Condominiums and The Wellness Center, a medical office building.

LAREDO, TEXAS — CBRE has negotiated a 432,085-square-foot industrial lease in the Rio Grande Valley city of Laredo. The tenant, an undisclosed global logistics company, will occupy Building 1 at North Laredo Industrial Park, a speculative structure that features 112 dock positions, three drive-in doors, 224 trailer parking spaces and 17,000 square feet of newly constructed office space. Josh Aguilar and Rob Burlingame of CBRE represented the landlord, VanTrust Real Estate, in the lease negotiations. Kristina Madayag of KBC Advisors and Carlo Molano of Forum Commercial Real Estate represented the tenant.
DALLAS — Law firm Morgan, Lewis & Bockius has signed a 29,360-square-foot office lease renewal at Comerica Bank Tower, located at 1717 Main St. in downtown Dallas. The length of the new lease term was not disclosed. Rhett Miller, Patrick Cruz and Sam Bass of Stream Realty Partners represented the undisclosed landlord in the lease negotiations. Jon McNeil and Daryl Mullin of JLL represented the tenant.
ATLANTA — Entertainment retail concept The Game Show Challenge has signed a 3,889-square-foot lease at Lee + White, an adaptive reuse development located in the West End of Atlanta. Kelly Wilson of Ackerman Retail arranged the lease on behalf of the developers, Ackerman & Co. and MDH Partners. Located in Building 1000, the space will feature two studios with interactive games. The venue is scheduled to open later this year and marks the third location for The Game Show Challenge, which also operates outposts in Columbia and Greenville, S.C. Ackerman & Co. and MDH Partners acquired the Lee + White mixed-use property, which totals 442,562 square feet, in 2019. The latest phase of development includes a food hall, creative office space, retail space and a “Great Lawn” with gathering and event space.
IRVING, TEXAS — Newmark has negotiated a 218,400-square-foot industrial lease extension at Building 4 of Valley View Business Center in Irving. The 414,871-square-foot building was constructed on 23 acres in 2009 and features 30-foot clear heights, 87 dock-high doors and five drive-in doors. John McMillan, Jeff Sanita, Danny Williams, Connor Reeves and Garrett Gibbons of Newmark represented the tenant, ASC Engineered Solutions, in the lease negotiations. Holt Lunsford Commercial represented the landlord, Brookfield Properties.
NEW YORK CITY — Harvey, a San Francisco-based generative AI platform, has signed a 17,050-square-foot office lease expansion in Midtown Manhattan. The space spans the entire seventh floor of 315 Park Avenue S., a 20-story building in the Flatiron District, and complements Harvey’s original 17,050-square-foot lease that was inked this summer. Todd Stracci, Hugh Scott and Jack Nelson of JLL represented the tenant in the lease negotiations. David Falk, Peter Shimkin and Jonathan Fanuzzi of Newmark, along with internal agents Maria Blake and Ted Koltis, represented the landlord, Columbia Property Trust.
HOUSTON — Stream Realty Partners has negotiated a 300,000-square-foot, full-building industrial lease in northeast Houston. According to LoopNet Inc., the building at 9255 Railwood Drive was completed in 2003. Boone Smith and Garret Geaccone of Stream represented the landlord, New York City-based DRA Advisors, in the lease negotiations. Kent Willis of Colliers represented the tenant, nVntori, a provider of logistics and supply chain solutions.
NEW YORK CITY — Bloomberg LP has signed a 924,876-square-foot office lease extension and expansion at 919 Third Avenue in Manhattan. The deal will see the business media and publishing giant retain its 749,035-square-foot space that covers floors two through 18 and floors 28 through 33. The original lease for that portion of the building expires in 2029, and the new extension runs through 2040. In addition, Bloomberg will expand its footprint within the building by 175,841 square feet via a new 15-year lease covering a portion of the 34th floor and the entire floors on levels 35 and 41 through 44. SL Green owns 919 Third Avenue, which rises 47 stories and spans 1.5 million square feet. The building was originally completed in 1970 and recently underwent a capital improvement program. Robert Alexander, Ryan Alexander, Emily Chabrier, Taylor Callahan, Alex D’Amario and Nicole Marshall of CBRE represented SL Green in the lease negotiations. Howard Fiddle, Chris Mansfield, Zach Weil and Ryan Luck, also with CBRE, represented Bloomberg, which also recently extended its office lease at 731 Lexington Avenue through 2040.
NEW YORK CITY — TD Bank has expanded its office footprint at 125 Park Avenue in Midtown Manhattan. The lease term is 10 years, and the space spans 26,255 square feet across the entire eighth floor. TD Bank now occupies 130,057 square feet at 125 Park Avenue, and the expansion brings the building to full occupancy. Robert Alexander, Ryan Alexander, Matthew Saker and Nicole Marshall of CBRE represented TD Bank in the lease negotiations. Brian Waterman, David Falk, Pete Shimkin and Daniel Levine of Newmark represented the landlord, SL Green.
PHOENIX — CBRE has facilitated the sale-leaseback of the MarLam Industries Manufacturing portfolio in Phoenix. A joint venture led by Wentworth Property Co. acquired the asset from MarLam Industries for $17.5 million. Located at 2425 S. 10th St. and 834 E. Hammond Lane, the two adjacent buildings offer a total of 106,174 square feet. The 48,504-square-foot building on South 10th Street features 5,403 square feet of office space, 22-foot clear heights and 11 grade-level doors. The 47,438-square-foot facility on East Hammond Lane offers 20-foot clear heights, 11 grade-level doors and a 4,829-square-foot mezzanine office level. MarLam Industries, a manufacturer of laminate and cultured marble tops and tubs and fabricator of Corian and granite kitchen and bath countertops, leased back the portfolio as part of the transaction. Geoffrey Turbow, Anthony DeLorenzo and Matt Pourcho of CBRE represented the seller in the deal.
