ALLEN, TEXAS — CapturePoint LLC, a provider of carbon management services, has signed a 27,317-square-foot office lease renewal and expansion in Allen, a northeastern suburb of Dallas. CapturePoint now occupies roughly half of the building at 1101 Central Expressway S. via 17,212 square feet on the first floor and 10,105 square feet on the second floor. Kent Smith of NAI Robert Lynn represented the tenant in the lease negotiations. Jared Laake of Bradford Commercial Real Estate Services represented the landlord.

SPRING, TEXAS — Cushman & Wakefield has negotiated a 12,078-square-foot retail lease in the northern Houston suburb of Spring. The tenant, interactive entertainment concept Activate Games, is taking space within Grogan’s Mill shopping center for its second location in the Houston area. Eric Lestin and Michael Burgower of Cushman & Wakefield represented Activate Games in the lease negotiations. Adam Bluestein of Global Fund Investments represented the undisclosed landlord.

BOSTON — Vertex Pharmaceuticals Inc. has renewed its lease for approximately 1.1 million square feet of office and life sciences space at 50 Northern Avenue and 11 Fan Pier Boulevard in Boston. According to Loopnet Inc., both buildings were constructed in 2013 and total 587,374 and 543,098 square feet, respectively. Vertex’s existing lease, which expires in December 2028, was extended for approximately 15 years through June 2044. A joint venture that includes locally based REIT Diversified Healthcare Trust (NASDAQ: DHC) owns both buildings. The RMR Group provides property and asset management services for the joint venture.

DETROIT — Columbia Construction Services has signed a 6,145-square-foot industrial lease at 2633-2637 Russell St. in Detroit. Zach Cummings of Friedman Real Estate represented the tenant, which plans to renovate the space and utilize it as a central storage facility. The landlord was undisclosed.

SACHSE, TEXAS — Locally based developer PMB Capital Investments has signed four new food-and-beverage users to leases at The Station, a mixed-use development located on the northeastern outskirts of Dallas in Sachse. Deals are now in place with pizza concept Cane Rosso (3,000 square feet), Nation’s Giant Hamburgers (2,500 square feet), Chipotle Mexican Grill (2,325 square feet) and Starbucks (2,225 square feet). All restaurants are expected to be open by next spring. PMB Capital is also nearing completion of the redevelopment of Heritage Park, which will bring an amphitheater, custom-designed playground, pavilion, splash pad, event lawn and boardwalk to the community.

IRVING, TEXAS — Lee & Associates has arranged a 64,134-square-foot industrial lease expansion in Irving. According to LoopNet Inc., the building at 3250 Story Road W was originally built in 1997 and totals 96,200 square feet. Nathan Denton of Lee & Associates represented the tenant, Reliant Air Conditioning, in the lease negotiations. Steve Trese and Wilson Brown of CBRE represented the Landlord, Prologis.

WEBSTER, N.Y. — Ranger Design, a manufacturer of shelving and partitions for vans, trucks and trailers, has signed a 151,169-square-foot industrial lease in Webster, a suburb of Rochester. The company is relocating from nearby Ontario, New York, to a 768,475-square-foot building at 700 Resende Road. The building is part of the former Xerox campus and features clear heights of 16 to 24 feet and 50,000 square feet of office space. James Panczykowski of JLL represented the locally based landlord, Tessy Plastics Corp., in the lease negotiations. Ranger Design was self-represented.

NEW YORK CITY — Denham Wolf Real Estate Services has expanded and extended its office lease at 520 Eighth Avenue in Manhattan’s Garment District. Denham Wolf has been a tenant at the 26-story building since 2001. The new 11-year lease features an additional 3,887 square feet of space for a total footprint of 9,253 square feet. Christopher Turner and Kate Hrobsky internally represented Denham Wolf in the lease negotiations. Matthew Mandell represented the landlord, GFP Real Estate, also on an internal basis

INDIANAPOLIS — Alfa Laval, a global provider of heat transfer, separation and fluid handling products, has signed a 324,000-square-foot industrial lease at Building 2 within County Line Commerce industrial park in Indianapolis. The tenant will occupy the entire building. Developed by a joint venture between Gershman and Citimark, County Line Commerce consists of five buildings totaling nearly 1.9 million square feet. Construction is now complete at the 170-acre industrial park, which is located at the intersection of County Line Road and I-65. Brian Seitz of JLL represented the landlords in the lease, while Charlie Polk and Brian Buschuk of JLL represented the tenant. Buildings 1, 3 and 4 are still available for lease.

AUSTIN, TEXAS — Four Hands has signed a 570,489-square-foot industrial lease near Austin-Bergstrom International Airport on the city’s southeast side. The locally based distributor of high-end furniture will occupy the entirety of Airport Logistics Center Building 2, which is part of a larger 92-acre development. Ace Schlameus and Kyle McCulloch of JLL represented the landlord, Dallas-based Dalfen Industrial, in the lease negotiations. Chad Marsh of Endeavor Real Estate Group represented the tenant. The deal marks the largest industrial lease in Austin this year, according to the brokerage teams.
