NEW YORK CITY — Healthcare provider NewYork-Presbyterian has signed a 10,189-square-foot lease in The Bronx. The space is located within the 60,000-square-foot building at 2510 Westchester Ave., which is also home to practitioners in specialty fields such as orthopedics and sports medicine, behavioral health and acupuncture. Both the tenant and the landlord, Simone Development, were self-represented in the lease negotiations.

SHENANDOAH, TEXAS — BRKTHROUGH, an interactive entertainment concept, will open a 20,000-square-foot venue in Shenandoah, roughly 40 miles north of Houston. Located within the Metropark Square mixed-use development, the facility will feature 40 challenge rooms with competition-focused games. The concept also includes a curated food and drink menu offered in a dedicated BRK ROOM space. Sam Moon Group manages Metropark Square.

DUNWOODY, GA. — Marketwake, a marketing consultancy based in Atlanta, has signed a 17,395-square-foot office lease at Campus 244, a 12-acre mixed-use development underway in Atlanta’s Central Perimeter submarket. The tenant will occupy space within an adaptive reuse of a three-story, 1970s-vintage office building located at 244 Perimeter Center Parkway in Dunwoody that is being redeveloped into a five-story mass timber property spanning 400,000 square feet. The Georgetown Co., Beacon Capital Partners and RocaPoint Partners are the developers behind Campus 244. Aileen Almassy, Will Porter and Rob Kuppersmith of Cushman & Wakefield represented the landlords in the lease negotiations, while Ellis Murray of Capital Real Estate Group represented Marketwake. The new lease brings Phase I of Campus 244 to 90 percent occupancy, with approximately 46,000 square feet of office space remaining available on the top floor. Phase II will include a new Class A, 300,000-square-foot tech office and life sciences building that is expected to be completed in 2027. Also on the horizon for Campus 244 is the 145-room Element by Westin Atlanta Perimeter hotel set to open this fall.

ST. LOUIS — Henderson Cos., the parent company of Henderson Engineers and Henderson Building Solutions, has opened an office in downtown St. Louis, establishing the company’s 14th office location. The office is situated in The PwC Pennant Building within Ballpark Village. Founded in 1970, Henderson specializes in building systems design as well as design-build construction management and commissioning. The company has worked on projects in the St. Louis area since 1979, including buildings for national brands such as Shake Shack, Tiffany & Co., Verizon and Walmart, as well as standalone developments like the ongoing SSM Health Cardinal Glennon Children’s Hospital. The company has 1,000 employees nationwide.

Core45-Wilmer

WILMER, TEXAS — Owens Corning (NYSE: OC) has signed a 292,680-square-foot industrial lease in Wilmer, a southern suburb of Dallas. The Ohio-based provider of roofing, insulation and composite materials is taking space at Core45, a two-building, 1.6 million-square-foot development. According to a 2022 press release from the Wilmer Economic Development Corp. announcing the project, Core45’s two buildings span 616,000 and 1 million square feet and feature 40-foot clear heights, as well as a combined 286 dock doors, 403 trailer parking stalls and 900 car parking spaces. Ridley Culp, Luke Davis and Matt Dornak of Stream Realty Partners represented the landlord, Grandview Partners, in the lease negotiations. CBRE represented Owens Corning.

HIGHLAND VILLAGE, TEXAS — Memphis-based Poag Development Group has welcomed three new tenants to The Shops at Highland Village, an 359,781-square-foot retail property located near the North Texas city of Denton. Chinese restaurant Dragon House will open a 5,200-square-foot space next to AMC Theatres in October. Athleisure apparel provider lululemon has leased a 5,590-square-foot space next to The Cheesecake Factory, and wellness concept iCRYO has taken a 2,587-square-foot space adjacent to Boardroom Salon for Men. JLL manages Shops at Highland Village on behalf of Poag.

Logistics 16 at Ottawa Farms

SAVANNAH, GA. — Three tenants have signed leases at Phase I of Logistics 16 at Ottawa Farms, an industrial campus currently underway in Savannah. The new leases bring the campus, which currently totals 1 million square feet, to well above 50 percent preleased. Linemart Inc., Homylink Furniture Inc. and BFG Supply will occupy 232,000; 309,000; and 153,000 square feet at the development, respectively. Construction on the project began in the third quarter of 2022. Ryan Hoyt, Bennett Rudder, Chris Tomasulo and Lindsey Wilmot of JLL manage leasing on behalf of the landlord, McCraney Property Co.

WILMER, TEXAS — J&C Warehouse has signed a 271,339-square-foot industrial lease in the southern Dallas suburb of Wilmer. The company will occupy the entirety of ALTO Intermodal 45, a newly built cross-dock building. Building features include 40-foot clear heights, 99 car parking spaces (expandable to 267), 47 dock-high doors and 3,986 square feet of office space. Ben Wallace, Chris Teesdale and Tom Pearson of Colliers represented the landlord, ALTO Real Estate Investments, in the lease negotiations. Adam Jones of Stream Realty Partners represented the tenant.

AUSTIN, TEXAS — Stream Realty Partners has negotiated a 120,440-square-foot industrial lease in southeast Austin. The tenant, shipping logistics company Hotline Delivery Systems, is taking space at ATX 130, a four-building, 602,4000-square-foot development. Lena Thomas and Ryan Boozer of Stream represented the tenant in the lease negotiations. AQUILA Commercial represented the landlord, North Texas-based Jackson-Shaw, which broke ground on ATX 130 in spring 2023.

NEW YORK CITY — Private equity firm 17Capital has signed a 16,298-square-foot office lease in Midtown Manhattan. The firm will relocate and expand from SL Green’s 77-story One Vanderbilt tower to the entire 29th floor of 10 Bryant, a 30-story building located at 452 Fifth Ave., in early 2026. Paul Glickman, Ben Bass, Kristen Morgan and Kate Roush of JLL represented the landlord, Property & Building Corp. Ltd., in the lease negotiations. David Mainthow and Troy Elias of Cushman & Wakefield represented the tenant.
