ALLEN, TEXAS — Xtera Ltd. has signed a 21,192-square-foot industrial lease in Allen, a northeastern suburb of Dallas. The provider of underwater cable systems is taking space at 121 Technology Park, a 735,000-square-foot development by Stillwater Capital. Christopher Schafer of Cresa represented the tenant in the lease negotiations. Ken Wesson of Lee & Associates represented the landlord.

NEW YORK CITY — State of Play Hospitality, an entertainment retail operator, has signed a 10,700-square-foot retail lease at 31 Union Square West in Manhattan with plans to open a Flight Club venue. Spanning the ground floor and basement of the property, the facility will offer darts-focused games with food-and-beverage options. Scheduled to open in 2025, this marks the ninth North America location for the brand. Blue Water Grill restaurant previously occupied the space.
SUGAR LAND, TEXAS — Agha Engineering has signed a 9,744-square-foot office lease renewal and expansion in the southwestern Houston suburb of Sugar Land. According to LoopNet Inc., the 14-story, 349,190-square-foot building at 1080 Eldridge Parkway was constructed in 2009 and renovated in 2023. Nathan Buckhoff of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Matthew Asvestas of Stream Realty Partners represented the landlord, Broadshore Capital Partners.
RESTON, VA. — Bechtel, a global engineering firm, has signed a 289,000-square-foot office lease at Reston Overlook, a 320,000-square-foot office building within the Reston Town Center mixed-use campus in Northern Virginia. BXP, formerly known as Boston Properties Inc., is the landlord at Reston Overlook. Erin Cotter and Jake Stroman of BXP represented the landlord internally in the lease negotiations, and Cathy Delcoco of CBRE represented Bechtel. The lease represents a renewal and expansion for Bechtel, increasing the company’s occupancy to span 11 floors at Reston Overlook. The company, which has had its headquarters in Reston since 2012, employs 18,000 people across 50 countries. Owned and operated by BXP, Reston Town Center offers 4 million square feet of office space, 50 retailers, 30 restaurants, more than 2,000 residences, outdoor recreation spaces and seasonal events programming.
MANCHESTER, N.H. — PickUp USA Fitness, a basketball-focused concept, has signed a 25,188-square-foot retail lease in Manchester, located near the New Hampshire-Massachusetts border. The space is located within the 166,000-square-foot former Union Leader building and will house an NBA-sized court, multiple half courts, event space, locker rooms and cardio and weight training areas. Andrew Robbins and Alex Blecksmith of Colliers represented PickUp USA in the lease negotiations. An opening date has not yet been determined.
KITTERY, MAINE — Simon Property Group has welcomed a host of new retailers to Kittery Premium Outlets in southern Maine. Claire’s, Carter’s, OshKosh B’Gosh, Mélange Home, Perfume Palace, Limited Hype and Jack’s Country Store have all recently opened stores, and Vineyard Vines will open next spring. Simon acquired Kittery Premium Outlets, which is home to more than 50 retailers across five centers, over the course of the 2000s.
HOUSTON — Bechtel has signed a 108,724-square-foot office lease expansion in West Houston. The engineering and construction management firm is taking an additional four floors of space at Building 4 at CityWestPlace, with occupancy slated for the third quarter. Kevin Kushner and William Padon of CBRE represented the tenant in the lease negotiations. J.P. Hutcheson and Rima Soroka represented the owner, a partnership between Parkway and Midway, on an internal basis.
BOSTON — The Division of Capital Asset Management and Maintenance (DCAMM) for the Commonwealth of Massachusetts has signed a 10-year, 106,000-square-foot office lease in downtown Boston. The DCAMM handles facilities management and real estate services and is bringing together employees from six state agencies to two full floors at One Federal Street, a 1.1 million-square-foot building owned by Tishman Speyer. Occupancy is slated for early 2025. Jeffrey Moore and Victoria Robinson of Tishman Speyer negotiated the lease.
HAZELWOOD, MO. — Dive Bomb Industries has signed a 128,000-square-foot industrial lease at Hazelwood Business Park in Hazelwood, a northern suburb of St. Louis. The outdoor sporting goods company is relocating its headquarters from Westport. Dan Lesinski and Billy Spence of Colliers represented the landlord, Industrial Commercial Properties (ICP). Jake Corrigan of Sansone Group represented the tenant. Hazelwood Business Park, redeveloped by ICP, spans 147 acres and includes a mix of light industrial, tech, office and retail spaces.
ORLANDO, FLA. — Primark has signed a 36,000-square-foot lease at The Florida Mall in Orlando. Spanning two stories, the store will feature an entire floor dedicated to Disney merchandise. Scheduled for the end of August, the opening will bring the retailer’s U.S. portfolio to 26 locations. Primark currently operates one store in the state at Sawgrass Mills in Sunrise. Indianapolis-based Simon Property Group owns The Florida Mall, which opened in 1986.
