HOUSTON — Displayco USA, a provider of supplies for trade shows and custom exhibits, has signed a 17,055-square-foot industrial lease at 9350 Baythorne Drive in northwest Houston. Jon Michael and Ed Bane of Bridge Commercial Real Estate represented the landlord, TIAA, in the lease negotiations. George Montes of Cypressbrook Co. represented Displayco.

NEW YORK CITY — Tequila maker Casa Komos Brands Group has signed a 10-year, 10,268-square-foot office lease at 853 Broadway in Manhattan’s Union Square area. The 21-story, 157,000-square-foot building recently underwent a multimillion-dollar capital improvement program. Ryan Alexander, Ross Zimbalist, Jared Isaacson and Jeff Frenkel of CBRE represented Casa Komos in the lease negotiations. Andrew Wiener, Rob Fisher and Henry Korzec represented the landlord, The Feil Organization, on an internal basis.

BALTIMORE — Window Nation has signed a 50,698-square-foot lease at 8110 Maple Lawn Blvd., a 104,412-square-foot office building situated within the Maple Lawn mixed-use community in Baltimore. Maple Lawn, which is being developed by Greenebaum Enterprises and St. John Properties, comprises 1,300 residences and 150,000 square feet of retail space, in addition to more than 1 million square feet of office space. Bill Jautze of St. John Properties represented the landlord in the lease negotiations on an internal basis, and Rick Williamson of St. John Properties represented the tenant.

NEW YORK CITY — Vibrant Emotional Health has opened its 59,550-square-foot office at 80 Pine Street, a 38-story, 1.2 million-square-foot building in Manhattan’s Financial District. The nonprofit provider of mental health services relocated from a 31,000-square-foot space at 50 Broadway to the entire 18th and 19th floors after inking a deal last spring. Rudin owns 80 Pine Street, which was originally constructed in 1960 and recently underwent a capital improvement program.

COLUMBUS, OHIO — Six new retailers are slated to open at Easton Town Center in Columbus this year. Louis Vuitton is opening a newly expanded and redesigned space at the shopping center, marking its largest retail space within Ohio. David Yurman, Golden Goose, BOSS and Breitling are all opening their first stores in Ohio. Additionally, L’Occitane is moving and expanding into a larger space at Easton, which opened 25 years ago and is home to more than 250 fashion, dining and entertainment offerings.

HYATTSVILLE, MD. — Primark, a global apparel retailer, plans to open a 30,000-square-foot store at Mall at Prince George’s, a regional shopping mall in Hyattsville. PREIT owns the mall, which is located about six miles north of Washington, D.C. Primark recently announced plans to grow its regional footprint from 24 stores to 60 locations. The retailer plans to open its Hyattsville store in 2025 within a space formerly occupied by J.C. Penney. Other tenants at the mall include Target, Planet Fitness, H&M, DSW, Old Navy, Victoria’s Secret and Miller’s Ale House.

DALLAS — Seven new tenants have joined the roster at Work/Shop, a 216,500-square-foot mixed-use development in North Dallas. EVO Entertainment Prestonwood debuted at the development in November, and Local Jonny’s, MAI (My Aesthetics Intelligence), Rose Couture Nail Bar and [solidcore] are slated to open later this year. Toast and juice bar Toastique will also open this month and eatery Crisp & Green is now open. Houston-based Triten Real Estate owns Work/Shop, which features 81,500 square feet of retail space in addition to 135,000 square feet of office space and 30,000 square feet of green space.

BROOKSHIRE, TEXAS — Lee & Associates has negotiated a 167,120-square-foot industrial lease in the western Houston suburb of Brookshire. The tenant, SOLogistics, has leased the entirety of Westside 10 Industrial Park, a front-load building that features 32-foot clear heights, 38 dock doors, two overheard doors, 145-foot truck court depths and parking for 227 cars and 15 trailers. Robert McGee, Taylor Schmidt and Austin Bartula of Lee & Associates represented the landlord, a partnership between Growth Capital Partners and Phelan Development Co., in the lease negotiations. Will Clay of JLL represented SOLogistics.

HOUSTON — Game Time, a Florida-based entertainment concept that includes bowling, arcade games and dining will open a 69,105-square-foot center in North Houston. The space within the 140,377-square-foot Willowbrook Pavilion shopping center, which is owned by NewQuest Properties, was formerly home to IT’Z Entertainment. The theater portion of that space has since been backfilled by EoS Fitness, which plans to open this summer. Game Time signed the 10-year lease after acquiring the former anchor tenant’s furniture, fixtures and equipment.

IRVING, TEXAS — Freedom Furniture & Design has signed a 15,340-square-foot lease at Royal Jetstar Tech Center, a 92,052-square-foot industrial flex facility in Irving. The lease term is seven years, and the tenant plans to take occupancy in May. Jason Finch and Michael Spain of Bradford Commercial Real Estate Services represented the landlord, an entity doing business as Pre DFW Airport LLC, in the lease negotiations. Daniel Rudd of Avison Young represented the tenant.
