HOUSTON — Polygon Physical Therapy has signed a 2,087-square-foot retail lease in West Houston. The space at 12303 Westheimer Road is located within Shadowbriar Shopping Center and represents the provider’s fifth location in the Houston area. Ashley Casterlin of Davis Commercial represented the tenant in the lease negotiations. The name and representative of the landlord were not disclosed.

CHICAGO — Chicago-based Habitat has begun pre-leasing efforts for Cassidy on Canal, a 33-story luxury apartment tower in Chicago’s Fulton River District. The property at 350 N. Canal St. features 343 units in a variety of layouts ranging from studios to penthouses. Additional features of the project include 1,313 square feet of ground-floor retail space, parking for 123 vehicles and an outdoor dog run just northwest of the building. Amenities include a 10,000-square-foot outdoor deck off the building’s fifth floor with landscaped grounds, a pool, lounge seating, fire pits, grilling areas, heaters and dining areas. Inside, residents will have access to a fitness center with practice studios, a game room, clubrooms, a coworking center and a spa with sauna, steam and whirlpool rooms. The first resident move-ins are expected in May. Rents will range from $2,550 to $5,660 per month. Penthouse units will go for up to $10,810 per month. The project site was formerly home to the Cassidy Tire building. Architecture firm Solomon Cordwell Buenz designed the new glass tower. The joint venture partner on the project is Diversified Real Estate Capital LLC, with James McHugh Construction Co. serving as general contractor.

PLEASANTON, TEXAS — Avensis Energy has signed an 18,000-square-foot industrial lease in Pleasanton, about 40 miles south of San Antonio. According to LoopNet Inc., the building at 206 Oil Road was built on 4.9 acres in 2014 and totals 27,000 square feet. Carlos Marquez and Brian Heines of Partner Real Estate represented the landlord, Four Seasons Business Park II Ltd., in the lease negotiations. Sonit Seth with The Seth Brothers Team represented the tenant.

PORT ST. LUCIE, FLA. — PEBB Enterprises and Banyan Development have signed seven new retail tenants to join the roster at Shoppes @ the Heart of Tradition, a 71,000-square-foot shopping center within the Tradition master-planned development in Port St. Lucie. The new tenants include Ace of Carts (1,950 square feet); Carmela Coffee (1,800 square feet); Cooper Orthodontist (1,800 square feet); The Joint Chiropractic (1,604 square feet); Papa John’s Pizza (1,602 square feet); Robeks Smoothie (1,340 square feet); and Swift Mediterranean Grill (2,770 square feet). Aldi (19,231 square feet) anchors the shopping center, which has three inline spaces available for lease and three available outparcel sites ranging from one to three acres. PEBB and Banyan expect to complete exterior construction of Shoppes @ the Heart of Tradition this summer, with tenant build-outs commencing after.

NASHVILLE, TENN. — Portman has signed fitness chain [solidcore] to a retail lease at Starling, a 363-unit residential tower underway in Nashville’s Germantown neighborhood. The fitness concept, which focuses on high-intensity, low-impact training in 50-minute group classes, will join a tenant roster that will include Toastique, Social Cantina and Retrograde Coffee. Preleasing efforts at Starling are currently underway, with the first units delivering in May. Portman plans to debut [solidcore] this fall, marking the concept’s second location in Nashville.

BRENHAM, TEXAS — Locally based brokerage firm Cypressbrook Co. has negotiated a 12,000-square-foot industrial lease at 3265 U.S. Highway 290 in Brenham, about 75 miles northwest of Houston. George Montes of Cypressbrook represented the tenant, construction equipment dealer Berry Cos., in the lease negotiations. Lindi Braddock of Coldwell Banker Properties Unlimited represented the undisclosed landlord.

ARLINGTON, TEXAS — PDMS Design Group Inc. has signed an 8,653-square-foot office lease renewal at Arlington Downs Tower. According to LoopNet Inc., the building totals 87,411 square feet and was constructed in 1974. Erik Blais and Richmond Collinsworth of Bradford Commercial Real Estate Services represented the landlord in the lease negotiations on an internal basis. The tenant representative was not disclosed.

LOGAN TOWNSHIP, N.J. — Aramsco Inc., a distributor of disaster recovery supplies, has signed a 117,000-square-foot industrial lease in Logan Township, located just southwest of Philadelphia. The space is located within Logan North, a seven-building, 3.2 million-square-foot development by Greek Real Estate Partners and Advance Realty Investors. Dean Torosian, Nate Demetsky, Matt Kemery and Paul Torosian of JLL represented ownership in the lease negotiations. Ryan Bowie of ICON Commercial, along with Colin Flynn, David Ricci and Brando Casalicchio from Flynn Cos., represented the tenant.

NEW YORK CITY — Bedford Stuyvesant New Beginnings Charter School will open a 51,498-square-foot high school facility within a luxury condo building at 217 N. 10th St. in the Williamsburg area of Brooklyn. The lease term is 35 years. The charter school plans to relocate from 82 Lewis Ave. and occupy three of the building’s six floors in advance of the fall 2024 semester. Josh Berger of Norman Bobrow & Co. represented the school in the lease negotiations. Jason Frazier and Jesse de la Rama of CBRE represented the landlord, Largo Development.

YONKERS, N.Y. — SightMD has signed a 9,409-square-foot healthcare lease in Yonkers, a northern suburb of New York City. The provider of ophthalmology services will take space at One Executive Center, a four-story, 133,768-square-foot building. Scott Berfas and Glenn Walsh of Newmark represented the tenant in the lease negotiations. The locally based landlord, Simone Development, was self-represented.
