LOMBARD, ILL. — Aldi has opened a 22,951-square-foot store at Roosevelt Plaza, a shopping center in the Chicago suburb of Lombard. An affiliate of Next Realty LLC owns and manages the property. Aldi leased the space that was formerly home to X-Sport Fitness and joins tenants Hobby Lobby, Harbor Freight Tools, Fruitful Yield, Roadhouse 38 and Starbucks. The tenant build-out involved installing freezer and cooler spaces and removing the locker room facilities used by the previous tenant.

Four Office Tenants Sign Leases at Station at LoSo Mixed-Use Development in Charlotte

CHARLOTTE, N.C. — Four office tenants have signed leases at The Station at LoSo, Beacon Partners’ mixed-use development in the Lower South End (LoSo) of Charlotte. Dwell Design Studio will occupy 4,876 square feet at the property’s Station 3, beginning this quarter, and an additional, undisclosed tenant has also signed a 10,075-square-foot at Station 3, bringing the building to full occupancy. Gambling.com Group has also leased 10,413 square feet at the development, with plans to begin occupancy in the second quarter of this year. Chris Schaaf, Ross Howard and Conor Brennan of JLL represented Gambling.com Group in the lease negotiations, and Griff Sims of Lee & Associates and Mary Allison Mitchell York of NewLeaf Brokerage represented Dwell Design Studio. Additionally, Beacon Partners will move its headquarters into a 12,254-square-foot space within Station 4. Situated with direct access to the Rail Trail, The Station at LoSo comprises 350 residential units, as well as 200,000 square feet of office and retail space. Retail tenants at the development include The People’s Market, Taco Boy and Salata Salad Kitchen.
FORT WORTH, TEXAS — CHEP USA, a provider of pallets and containers for a variety of industries, has signed a 155,200-square-foot industrial lease renewal at 5301 Alliance Gateway Freeway in North Fort Worth. The site spans 11.4 acres, and the facility, which was built in 1996, features 26-foot clear heights, 122- to 125-foot truck court depths and parking for 102 cars and 93 trailers. Canon Shoults and Maddy Canty of Holt Lunsford Commercial represented the landlord, Brookfield Properties, in the lease negotiations. Greg Lance of Cushman & Wakefield represented the tenant.
DALLAS — American Girl will open a 14,720-square-foot store next month at The Shops at Park Lane, a 33.5-acre mixed-use development in the University Park area of Dallas. In addition to a full range of dolls and accessories, the two-level store will feature a full-service café, personal shopping assistants, private party rooms, salon services and a floor-to-ceiling dollhouse exhibit. The opening is scheduled for early March. Northwood Retail owns and operates The Shops at Park Lane.
PROVIDENCE, R.I. — Entertainment concept Level99 has opened a new, 40,000-square-foot venue at Providence Place, a shopping mall located just northwest of the capital city’s downtown area. Comprising 43 rooms, the facility offers interactive challenges as well as a restaurant, Night Shift Brewing Kitchen & Tap. Investment fund Act III Holdings, led by Panera Bread founder Ron Shaich, backs Level99. Brookfield Properties owns Providence Place.
LAWRENCEVILLE, N.J. — Crate & Barrel Outlet will open a 23,400-square-foot store in Lawrenceville, a northern suburb of Trenton. The space is located within Mercer on One, a 551,000-square-foot shopping center that was originally built in 1975. Alana Friedman and David Townes of JLL represented Crate & Barrel Outlet in the lease negotiations. Jeff Fischer represented the landlord, Federal Realty Investment Trust, on an internal basis.
GASTONIA, N.C. — Growth Capital Partners (GCP) has preleased 56,280 square feet of industrial space in metro Charlotte to WRH Manufacturing, a subsidiary of Decima Corp. Henry Lobb, Abby Rights and Christopher Skibinski of Avison Young represented GCP in the lease transaction. Casey Mulhern of Foundry Commercial represented WRH Manufacturing, which produces and distributes raw and finished wood products serving the homebuilding and woodworking industries. GCP broke ground in 2022 on Northwest Gateway Logistics Park, a two-building industrial park spanning nearly 300,000 square feet. The Birmingham, Ala.-based developer is building the park on a speculative basis at 1215 Jenkins Road in Gastonia, which is situated directly off I-85. GCP plans to deliver the park in the first quarter of this year. WRH Manufacturing will occupy space within a 132,395-square-foot warehouse. Both facilities feature 32-foot clear heights, a combined 57 dock-high doors and a shared 200-foot truck court. GCP is developing Northwest Gateway Logistics Park in partnership with Phelan Bennet.
HOUSTON — Houston Methodist has signed a 75,800-square-foot lease at Texas Medical Center in Houston. The provider will occupy two floors at the Dynamic One building at TMC Helix Park for various biomedical research initiatives. The building was completed last fall and offers a fitness center, outdoor terrace and a multi-purpose lounge. Scott Carter of CBRE represented Houston Methodist in the lease negotiations. Eric Johnson, Lisa Bovermann and Kaitlyn Harp of Transwestern represented the landlord, Beacon Capital Partners, which developed the building in partnership with Zoë Life Sciences.
MONTGOMERY, ILL. — NAI Hiffman has negotiated a 330,694-square-foot industrial lease on behalf of NORKOL Converting Corp. at CenterPoint 88 Industrial Center in Montgomery, a western suburb of Chicago. NORKOL, a family-owned paper and packaging provider, signed a long-term lease agreement and will relocate from its Northlake headquarters this spring. Originally built in 1960 and renovated in 2000, the property is served by the BNSF Railway and is located less than five miles from I-88. NORKOL plans to make significant upgrades to the facility, including improvements to the truck courts, sprinkler system, power capacity and lighting. Dan Leahy of NAI Hiffman represented the tenant and provided site selection services. Rick Daly and George Cibula of DarwinPW Realty/CORFAC International represented the landlord, CenterPoint Properties.
KANSAS CITY, MO. — Banksia is opening a 5,300-square-foot restaurant at 1111 Main, the largest office building in Kansas City, according to owner Copaken Brooks. The Australian-inspired café and bistro is relocating from its existing downtown location at 105 W. 9th St. The new restaurant is slated to open this spring. Copaken Brooks is performing the owner’s representative services for Banksia’s build-out. Banksia will offer patio seating, a full bar, coffee, breakfast, lunch and dinner service as well as private event spaces. Tiffany Ruzicka of AREA Real Estate Advisors represented the tenant, while Erin Johnston of Copaken Brooks represented ownership.
