HOUSTON — Locally based brokerage firm Finial Group has negotiated a 25,000-square-foot industrial lease at Central Green Business Park in North Houston. According to LoopNet Inc., the building at 1950 S. Starpoint Drive was built in 1992, features 24-foot clear heights and includes 10,000 square feet of office space. William Alcorn and Jack Gaffney of Finial Group represented the undisclosed landlord in the lease negotiations. Henry Landwermeyer of Boyd Commercial represented the tenant, Pulse Wire & Cable.

NEW YORK CITY — The National Museum of Mathematics has signed a 27,158-square-foot retail lease for a temporary space at 225 Fifth Ave. in Manhattan’s NoMad area. The space previously housed a 24 Hour Fitness. The museum has been located at 11 E. 26th St. since opening in 2012. Lindsay Ornstein, Stephen Powers, Jake Cinti and Julia Fish of OPEN Impact Real Estate represented the tenant in the lease negotiations. Peter Whitenack of Newmark represented the undisclosed landlord.
NEW YORK CITY — Whole Foods Market will debut its new “quick-shop” store format at 1175 Third Ave. on Manhattan’s Upper East Side later this year. At 7,000 to 14,000 square feet, these formats are between 25 to 50 percent of the typical 40,000-square-foot Whole Foods store. The store will also be the first of the Austin-based grocer’s 17 New York City locations to offer a Juice & Java coffee bar and fast-casual eatery.
SAN ANTONIO — Ervin Cable Construction has signed an 11,400-square-foot industrial lease in San Antonio. According to LoopNet Inc., the single-tenant property at 1026 Brussels St. was built in 2004 and includes 2,000 square feet of showroom space and 1,400 square feet of office space. Carlos Marquez and Brian Heines of Partners Real Estate represented the landlord in the lease negotiations. Kent Jones represented the tenant.
ATLANTA — Swinerton, a general contractor firm based in San Francisco, has opened its new office space at 251 Armour Drive in Atlanta. The 10,000-square-foot office is part of the Armour Yards adaptive reuse development and will house 70 Swinerton employees. JLL arranged the lease on behalf of the Armour Yards landlord, Northwoods Office. Designed by MurphyMeyers, the new space includes 22 private offices, 30 workstations, two flex rooms, two meeting rooms and a “preconstruction room.” Amenities include a fitness studio, wellness room and a working lounge with overhead doors, as well as direct access to the Atlanta BeltLine. The space also includes a mural, custom art pieces and the integration of mass timber into the overall aesthetic. Founded in 1888, Swinerton is 100 percent employee-owned and has 21 offices nationwide. Swinerton first opened its Atlanta office in 2017.
Chick-fil-A, Five Guys, Chase Bank to Open at $500M Halcyon Development in Metro Atlanta

ALPHARETTA, GA. — Chick-fil-A will open a 5,300-square-foot restaurant this spring at Halcyon, a $500 million mixed-use development located in Alpharetta, a northern suburb of Atlanta. Currently under construction, the building will be situated within Halcyon’s Phase III. RocaPoint Partners is the developer and landlord of the project, and JLL manages retail leasing at the property. Five Guys and Chase Bank have also signed leases at the development and will occupy 2,400 and 3,500 square feet, respectively, within a 13,000-square-foot building adjacent to Chick-fil-A. Phase III of Halcyon will also feature a grocery anchor, to be announced later this year.
POOLER, GA. — AA Heritage Solutions has signed a 111,000-square-foot industrial lease in Pooler, roughly 10 miles outside Savannah. The 219,480-square-foot building is now fully occupied. Situated at 101 Coleman Blvd., the building is part of the Coleman Industrial Portfolio, which Denholtz Properties acquired in 2022. The portfolio totals 358,884 square feet across three buildings. David Sink and Sebastian Findlay of Colliers represented Denholtz in the lease negotiations. Rex Benton and Jeff Goldman of NAI Mopper|Benton represented the tenant, which provides logistics and shipping services to retailers including Costco.
PALM BEACH, FLA. — CBRE has arranged a 101,000-square-foot lease at Turnpike Logistics Center in Palm Beach, a city in South Florida’s Palm Beach County. National Millwork — a door, hardware and millwork company serving the multifamily residential construction market — will relocate its headquarters to a portion of Building 2, located at 1715 Meathe Drive, this summer. Kirk Nelson, Robert Smith and Jeff Kelly of CBRE represented the developer and landlord, Dalfen Industrial, in the lease negotiations.
HOUSTON — Three new tenants have opened stores at Post Oak Plaza, a retail power center in Houston’s Uptown area. The 22,201-square-foot store of home furnishings retailer Arhaus is now open, as is the 9,597-square-foot store of Bassett Furniture and the 4,036-square-foot kitchen and bath showroom of Kohler. Locally based developer Levcor owns Post Oak Plaza, which recently underwent a capital improvement program and is now 98 percent leased.
LEWISVILLE, TEXAS — BT Dealz, which sells liquidated consumer products directly to customers, has signed a 15,477-square-foot retail lease for its first brick-and-mortar store in the northern Dallas suburb of Lewisville. David Zoller of Weitzman represented the undisclosed landlord in the lease negotiations. Al Paniagua of Swearingen Realty Group represented BT Dealz, which is taking a junior anchor endcap space at a center that is also home to Marshalls, Old Navy, Five Below and PetSmart.
