ITASCA, ILL. — The RDI Group, a manufacturer of engineered systems for the roofing, construction, power, metal coil processing and medical industries, has signed a 43,845-square-foot industrial lease at 940-942 Thorndale Ave. in Itasca. Jeff Janda of Lee & Associates represented the tenant, while Mike Plumb of Lee & Associates represented the owner, Link Logistics. Cabot Properties manages the building.

Dalfen Signs HVAC Company to 96,000 SF Industrial Lease at Midpoint Miami Logistics Center in Hialeah

HIALEAH, FLA. — Dalfen Industrial has signed Cooper & Hunter, a leading HVAC equipment company, to a 96,000-square-foot lease at Midpoint Miami Logistics Center in Hialeah. Wayne Ramoski, Skylar Stein and Ivana Leitner Perez of Cushman & Wakefield represented Dalfen Industrial in the lease transaction, while Cook Commercial Realty represented Cooper & Hunter (operating under the name Comfortside). Dalfen recently completed the 300,000-square-foot Midpoint Miami Logistics Center, which is located near the Florida Turnpike, I-75, Miami International Airport and the Port of Miami.
CHICAGO — CBRE has negotiated a new headquarters lease for Energize Capital, a Chicago-based investor in climate solutions. The firm is expanding and will occupy 11,070 square feet at 1 South Wacker Drive, more than doubling its footprint within Chicago’s Loop. Brad Serot and Bill Sheehy of CBRE represented Energize Capital, which is relocating within its current building. The tenant has outgrown the spec suite that it has occupied since October 2021. The new space will accommodate a headcount of more than 60, enabling the firm to continue its growth trajectory and more than double its current number of full-time employees. The 40-story property has undergone a complete lobby renovation and includes amenities such as a full-service health club and rooftop deck.
HOUSTON — Consor Engineers LLC has signed a 26,074-square-foot office lease in Houston’s Energy Corridor area. The tenant will relocate from 15340 Park Row Blvd. to the 14-story, 350,000-square-foot Eldridge Oaks building. Brad Fricks and Matt Asvestas of Stream Realty Partners represented the landlord, an affiliate of Los Angeles-based Broadshore Capital Partners, which recently renovated the building, in the lease negotiations. Taylor Wright of Colliers represented Consor Engineers.
PARAMUS, N.J. — Four new tenants have signed leases at Bergen Town Center in the Northern New Jersey community of Paramus. Bath & Body Works (4,157 square feet) and Crumbl Cookies (2,138 square feet) are now open. Food-and-beverage concepts First Watch (4,790 square feet) and Tacoria (1,654 square feet) will open in 2025. Taryn Brandes, Emily Green and Alexandra Yanoff of Brand Urban LLC represented the landlord, Urban Edge Properties, in the lease negotiations with Crumbl, First Watch and Tacoria. Paul Schiffer represented Urban Edge in negotiations with Bath & Body Works on an internal basis. Amy Staats of Katz & Associates represented First Watch; William Cafero of Charter Realty represented Crumbl; and Joe Brendel of Newmark represented Tacoria.
NEW YORK CITY — CBRE has negotiated a 28,850-square-foot office lease at the former headquarters building of WeWork, which is located at 115 W. 18th St. in the Chelsea area of Manhattan. The tenant, culinary importer and distributor Roland Foods, will relocate its own corporate headquarters from Masonic Hall on West 23rd Street to the entire fifth floor of the six-story building. Joseph DeRosa and John Isaacs of CBRE represented Roland Foods in the lease negotiations. ABS Partners represented the landlord, Wasserstein Enterprises.
NORTH BRUNSWICK, N.J. — Bubble Island Playground will open a 5,975-square-foot indoor gym at The Shoppes at North Brunswick, a 147,054-square-foot lifestyle shopping center in Central New Jersey. The location will be the company’s first overall. Kevin Pelio of Azarian Realty Co. represented the undisclosed landlord in the lease negotiations. Jim Cheng of eXp Realty represented the tenant. A tentative opening date was not announced.
HOUSTON — TMEIC, a joint venture between Toshiba and Mitsubishi Electric, has signed a 39,698-square-foot office headquarters lease in Houston’s Energy Corridor area. The Japanese manufacturer of electrical and automation systems for industrial plants is relocating its U.S. headquarters from Virginia to the 14-story, 350,000-square-foot Eldridge Oaks building. Brad Fricks and Matt Asvestas of Stream Realty Partners represented the landlord, an affiliate of Los Angeles-based Broadshore Capital Partners, which recently renovated the building, in the lease negotiations. Weldon Martin and Matthew Seliger, also with Stream, represented TMEIC.
NEW YORK CITY — Greek restaurant concept Pixida has signed a 16,129-square-foot lease to open a new, Mediterranean-style restaurant in Manhattan’s Nomad district. The lease term is 20 years, and the space is located within 245 Fifth Avenue, a 24-story, 321-527-square-foot building. David Graff of Compass represented Pixida, which expects to open in late 2025, in the lease negotiations. Brad Schwarz and Olivia Hwang of Lee & Associates, along with internal agent Gregg Weisser, represented the landlord, The Moinian Group.
MIAMI — CP Group has executed nearly 30,000 square feet of leasing agreements at The Landing at MIA, a 1.1 million-square-foot office campus in west Miami. The 11-building complex is situated on 50 acres directly adjacent to Miami International Airport. Gordon Messinger and Randy Carballo of CBRE represented CP Group in all eight lease transactions. The deals include Butler, Buckley, Deets Inc. (new 5,886-square-foot lease); CVS Health (5,716-square-foot renewal); Trane Inc. (new 5,100-square-foot lease); Harding Retail (new 3,390-square-foot lease); Patagonia Sea Farms (expansion to 3,163 square feet); Nomi Health (new 2,641-square-foot lease); The Ashvins Group (new 1,460-square-foot lease); and FleetMasters (new 1,231-square-foot lease).
