PLEASANT GROVE, UTAH — Three restaurants have signed new leases at Valley Grove, a mixed-use property currently being developed by St. John Properties in Pleasant Grove, approximately 35 miles south of Salt Lake City. Wayback Burgers, The Smoked Taco and Sip’N Drinks & Treats are scheduled to open at the property later this year, occupying spaces totaling 6,011 square feet. Upon full build-out, the cost of the project, which features office, retail, hotel and research and development space, is expected to total $1.2 billion. Ryan Stewart, Erik Hulbert and Chris Flesner of Mountain West Commercial represented Wayback Burgers in the lease negotiations, and Stewart also represented The Smoked Taco in negotiations. Roger Woolstenhulme and Collin Cook of Wyngate Properties represented Sip’N Drinks & Treats. Other retail tenants at Valley Grove include AT&T, Café Rio, Da Cloud Boba Shoppe, Jersey Mike’s Subs, Kolache Krave, R&R BBQ, Starbucks Coffee, Slim Chickens, Verizon and Village Baker.

PEACHTREE CITY, GA. — Arhaus plans to open a new 7,085-square-foot Arhaus Studio store at The Avenue Peachtree City, an open-air shopping center in Peachtree City, a southern suburb of Atlanta. The new store is expected to open later this year between Souls by LT and fab’rik. Other tenants set to debut at The Avenue Peachtree City this year include HOBNOB Neighborhood Tavern, Warby Parker and 9292 Korean BBQ. Managed by JLL and owned by Poag, Avenue Peachtree City opened in 1999. Atlanta-based Cousins Properties developed the open-air center, along with other Avenue-branded properties in the metro Atlanta area.

FORT WORTH, TEXAS — Holt Lunsford Commercial has negotiated a 7,418-square-foot industrial lease at West Fork Business Center in Fort Worth. George Jennings and Trey Goodspeed of Holt Lunsford represented the landlord, locally based developer Exline Capital, in the lease negotiations. William Wilson, also with Holt Lunsford, represented the tenant, CarRev LLC.

NEW YORK CITY — Dimension Renewable Energy has signed an 11,054-square-foot office lease at 825 Third Avenue in Midtown Manhattan. The solar energy provider is leasing the entire 18th floor of the 530,000-square-foot building, which recently underwent a $150 million capital improvement program. Greg Maurer-Hollaender and James Ackerson of CBRE represented the tenant in the lease negotiations. Tom Bow, Ashlea Aaron and Bailey Caliban represented the landlord, The Durst Organization, on an internal basis.

SOUTH BRUNSWICK, N.J. — Lee & Associates has arranged a 255,000-square-foot industrial sublease in South Brunswick, about 50 miles south of New York City. According to LoopNet Inc., the 610,949-square-foot property at 301-321 Herrod Blvd. was built on 39.5 acres in 1998 and features a clear height of 27 feet and 119 parking spaces. Drew Maffey, Will Ziegler and Matt Esposito of Lee & Associates represented the subtenant, an undisclosed storage company, in the lease negotiations. Dave Saltzman, also with Lee & Associates, represented the sublandlord, which also requested anonymity.

CANTON, MASS. — Cushman & Wakefield has secured a 31,569-square-foot office lease in Canton, a southern suburb of Boston. The tenant, Sick Inc., a provider of sensors and automated devices for industrial applications, is relocating from nearby Stoughton to the 262,000-square-foot building at 150 Royall St. George O’Connor of Cushman & Wakefield represented the tenant in the lease negotiations. Pete Whoriskey and Rachel Igoe, also with Cushman & Wakefield, represented the landlord, Jumbo Capital.

Sprouts

YUMA, ARIZ. — Sprouts Farmers Market will open a 23,228-square-foot store in Yuma, marking the second location in the city for the Phoenix-based grocer. In addition to the Yuma Foothills Sprouts store, the property will feature an additional 11,250 square feet of attached, inline retail space. The Spencer Cos. is the landlord and project developer. Regan Amato of JLL’s Phoenix office represented Sprouts in the lease negotiations, and Thomas J. Pancrazi of A.T. Pancrazi Real Estate Services represented The Spencer Cos. A construction timeline was not disclosed.

ONTARIO, CALIF. — Stream Realty Partners has arranged a 142,556-square-foot industrial lease in Ontario, in the Inland Empire West submarket of California. Commercial glass sourcing business H Global Commerce Inc. will fully occupy 5401 E. Jurupa St. beginning in March. Amenities at the property include a fully secured trucking and storage yard and 52 trailer parking spaces. The freestanding building is scheduled for renovation within the first quarter of this year. Stefan Pastor and Brad Yates of Stream represented the landlord in the lease negotiations. Andrew Chaffee, Wes Jones and James Toomarian of CBRE represented H Global.

JACKSONVILLE, FLA. — RoadOne IntermodaLogistics has signed a 422,136-square-foot industrial lease at 1000 Imeson Park Blvd. in Jacksonville. A joint venture between North Signal Capital and an affiliate of Fox Capital Partners, doing business as JAX-IMESON JV LLC, is the landlord. Luke Pope of JLL represented the landlord in the lease negotiations. The tenant will fully occupy the property, which features tilt-up concrete construction, 36-foot clear heights, an ESFR sprinkler systems, LED lighting, 216 car parking spaces, 180 trailer parking spaces and two drive-in doors. RoadOne plans to implement improvements at the facility, including the addition of dock levelers to each of the 81 dock-high doors, fencing around the entire site, a guard shack and a 100,000-square-foot climate-controlled section. RoadOne is operating in the warehouse throughout the construction, which is scheduled for completion later this year.

BAYTOWN, TEXAS — Total Specialty Services, a provider of infrastructural services to industrial project sites, has signed a 13,000-square-foot industrial lease in the eastern Houston suburb of Baytown. Austen Buckalew of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Tyler Maner and Davis Lamberton of Stream Realty Partners represented the landlord.
