FLOWER MOUND, TEXAS — Newmark has negotiated a 41,202-square-foot industrial lease at Prologis Flower Mound 5, a 140,500-square-foot warehouse located in the northern-central part of the metroplex. Reggie Beavan, Chris Mason and Jack Brewer of Newmark represented the tenant, Dallas-based tool kit and test equipment provider Specialty Products Co., in the lease negotiations. The deal brings Prologis Flower Mound 5, which is one of six buildings within the larger development, to full occupancy.

SAN ANTONIO — Texas-based restaurant operator Emmer & Rye Hospitality Group will open Pullman Market, a 40,000-square-foot food hall that will be located within San Antonio’s Pearl District. Set to debut next spring, the culinary destination will feature four full-service restaurants, fast-casual concepts, an artisan butcher and fishmonger program, various wine and beer selections, Texas-based produce and specialty foods, a seasonal bakery and a fresh pasta program. The four restaurants include Italian concept Fife & Farro, Mexican eatery Mezquite, fine-dining establishment Isidore and dessert bar Nicosi.

SAN ANTONIO — Four healthcare users have signed leases totaling 35,877 square feet at Sunset at Treeline, a 64,644-square-foot medical office building in San Antonio’s Alamo Heights area. The tenants include FCC MSO (12,646 square feet), Sports Medicine Associates of San Antonio (11,036 square feet), Katherine Cornforth, MD, OBGYN (6,135 square feet) and Northeast OB/GYN (6,060 square feet). Chad Gunter of Transwestern represented the landlord, Casey Development, in all of the lease negotiations.

SOUTH WINDSOR, CONN. — Whole Foods Market will open a 43,406-square-foot store at The Shops at Evergreen Walk in South Windsor, a suburb of Hartford, on Jan. 17. The store, which will be the Austin-based grocer’s fifth in the Hartford area, will offer more than 1,000 locally sourced items and will feature full-service meat and seafood counters, a bakery, prepared foods section and a wellness and beauty section.

PHILADELPHIA — Zahav Biosciences, a developer of cancer treatments and therapies, has signed an 8,200-square-foot lease for its new headquarters at Race Street Labs, a 180,000-square-foot life sciences facility in Philadelphia. Patrick Kelley of Avison Young represented Zahav Biosciences in the lease negotiations. Brian Young and Paul Garvey of Cushman & Wakefield represented the landlord, Iron Stone Real Estate Partners.

NEW HAVEN, IND. — Red Bull has signed a seven-year, 33,909-square-foot industrial lease at 10821 Rose Ave. in New Haven, just east of Fort Wayne. The building is part of the larger Cedar Oak industrial development. Chad Voglewede and Bill Drinkall of Bradley Co. represented the landlord, Cedar Oak Venture.

CHICAGO — A. Lange & Söhne, a German luxury watch manufacturer, has signed a lease for 1,409 square feet of retail space at The Shops at Tribune Tower in Chicago. The retailer’s location will be positioned on Michigan Avenue on the corner overlooking Pioneer Court, which was redeveloped by CIM Group and Golub & Co. The area between Tribune Tower and the neighboring Apple store features space for locals and visitors to gather and shop. The A. Lange & Söhne boutique is slated to open in 2024 and will join the Musuem of Ice Cream, Foxtrot Market, Blue Bottle Coffee, Rowan and Krewe. The Shops at Tribune Tower consists of 50,000 square feet of retail space that anchors the ground floor of the 36-story, 740,000-square-foot Tribune Tower. CIM Group and Golub & Co. transformed the property into 162 luxury condos.

RALEIGH, N.C. — Audemars Piguet, a luxury watchmaker based in Switzerland, plans to open a new regional headquarters office in Raleigh. The company plans to invest $22 million to build out its 63,000-square-foot office at Raleigh Iron Works, a $150 million mixed-use development in Raleigh by Jamestown and Grubb Ventures. The development will be the home of Audemars Piguet’s North American Service Center, which will create 105 new jobs. The watch manufacturer is joining other luxury tenants at Raleigh Iron Works that include Peter Millar, Johnnie O, Raleigh Denim Workshop and the Bal Harbour pop-up experience. The 19-acre development will also house 200 apartments and offices for Wasserman and FM Systems, as well as food-and-beverage options from Chef Scott Crawford, Robert Thompson, Ford Fry, Eastcut Sandwiches, Andia’s Ice Cream and Ponysaurus Brewing Co. Civic entities that were involved in bringing Audemars Piguet to the project include Wake County Economic Development, Raleigh Economic Development, the City of Raleigh, Wake County Board of Commissioners, Capital Area Workforce Development Board, North Carolina State University, Wake Technical Community College and the Economic Development Partnership of North Carolina.

KATY, TEXAS — Engineering firm Percheron Holdings has signed a 28,597-square-foot office lease extension for its headquarters space at Grandway West, located at 1904 Grand Parkway N in the western Houston suburb of Katy. Chris Nash of Colliers and Jeremy Hunt of Hunt’s Real Estate represented the tenant in the lease negotiations. Parker Burkett and Eric Anderson with Transwestern represented the locally based landlord, InSite Realty.

NORTH JACKSON, OHIO — Newmark has negotiated a 211,443-square-foot industrial lease at 500 S. Bailey Road in North Jackson, about 60 miles southeast of Cleveland. A large solar manufacturing company signed a long-term lease to occupy the entire building. Terry Coyne of Newmark represented ownership, STAG Industrial Inc., which is renovating the building. The property features 201,476 square feet of manufacturing/warehouse space, 9,967 square feet of office space, a clear height of 35 feet, 19 loading docks, one drive-in door and a 245-car parking lot.
