KATY, TEXAS — Engineering firm Percheron Holdings has signed a 28,597-square-foot office lease extension for its headquarters space at Grandway West, located at 1904 Grand Parkway N in the western Houston suburb of Katy. Chris Nash of Colliers and Jeremy Hunt of Hunt’s Real Estate represented the tenant in the lease negotiations. Parker Burkett and Eric Anderson with Transwestern represented the locally based landlord, InSite Realty.

NORTH JACKSON, OHIO — Newmark has negotiated a 211,443-square-foot industrial lease at 500 S. Bailey Road in North Jackson, about 60 miles southeast of Cleveland. A large solar manufacturing company signed a long-term lease to occupy the entire building. Terry Coyne of Newmark represented ownership, STAG Industrial Inc., which is renovating the building. The property features 201,476 square feet of manufacturing/warehouse space, 9,967 square feet of office space, a clear height of 35 feet, 19 loading docks, one drive-in door and a 245-car parking lot.

NEW YORK CITY — Five tenants have signed leases for office and showroom space at 1 East 33rd Street, a 160,000-square-foot building in Midtown Manhattan. The tenants are apparel company Q4 Designs (26,504 square feet); pet products provider European Home Designs (13,027 square feet), home furnishings firm Franco Manufacturing (6,894 square feet); Regal Jewelry (13,027 square feet); and Jem International (18,624 square feet). Koeppel Rosen LLC owns the building, which was originally constructed in 1913 and is now fully leased.

GREENVILLE, S.C. — RocaPoint Partners has signed six new tenants to join Greenville County Square, a $1 billion mixed-use development underway in downtown Greenville. In addition to Whole Foods Market announced earlier this year, the 3 million-square-foot development will include Pottery Barn, Williams Sonoma, Cordish Cos. brands Sports & Social and PBR and restaurants Fleming’s Prime Steakhouse and Wine Bar, Hawkers and The Salty. Other committed tenants include Lima One Capital (office), Pins Mechanical, Fairway Social, Perch Kitchen and Tap, Agave Bandido, Jinya Ramen Bar and Ben & Jerry’s. Earlier this year, Greenville County moved into its new 262,000-square-foot administrative building and parking deck. RocaPoint is currently building out the project’s roads and infrastructure.

ARLINGTON, TEXAS — Lee & Associates has negotiated a 56,960-square-foot industrial lease in Arlington. According to LoopNet Inc., the single-tenant property at 614-616 111th St. was built in 1978. Robert Miller of Lee & Associates represented the tenant in the lease negotiations. Colton Rhodes, also with Lee & Associates, represented the landlord, Texas-based investment firm Stonelake Capital Partners.

HOUSTON — Solar power provider Chariot Energy has signed a 16,192-square-foot office lease at Galleria Tower 2 in Houston. The tenant plans to relocate from Williams Tower to the entire 14th floor early next year. Brad Beasley and Win Haggard of Cushman & Wakefield represented the landlord, Unilev Management, in the lease negotiations. Nick Bockhorn and Cameran Lindee of CBRE represented the tenant.

MINNEAPOLIS — The McKnight Foundation has signed a new 20-year office lease at 921 Washington Ave. South in Minneapolis. The tenant will occupy the entire 50,000-square-foot property. Mike Salmen, Eric Rapp and Reed Christianson of Transwestern Real Estate Services represented ownership, STF Holdings LLC. The McKnight Foundation’s current office totals 38,577 square feet at 710 S. Second St. The new lease commences in February 2025. The building will undergo significant renovations to modernize the space and meet the climate and energy goals of the foundation. Updates will include a state-of-the-art HVAC system that will reduce onsite energy use while offsetting demand on the electrical grid, as well as electric vehicle car charging stations. Julie Kimble of KimbleCo represented the tenant in the lease negotiations.

NEW YORK CITY — Two healthcare users have signed leases totaling 10,300 square feet at Hutchinson Metro Center in The Bronx. North Bronx Orthopedic & Spine Group has committed to 5,121 square feet, and MJHS Health System has inked a deal for 5,179 square feet. The former was represented internally in the lease negotiations, and Bill Jordan of CBRE represented the latter. Simone Development Co. owns Hutchinson Metro Center.

MARLTON, N.J. — Norman’s Hallmark has opened a 6,200-square-foot store at Marlton Crossing in Southern New Jersey. The store offers a complete line of Hallmark products, cards and Keepsake Ornaments, as well as apparel, accessories, books, stationery, games, home décor, candy and gourmet foods. Norman’s Hallmark, which operates 75 stores nationwide, also recently opened a 7,280-square-foot store in nearby Plymouth Meeting.

MISSION, KAN. — The Other Place, an American sports grill and pizzeria, has opened at Mission West Shopping Center in Mission, a southern suburb of Kansas City. The tenant occupies the 4,050-square-foot space at 6522 Martway St. that was formerly home to Italian Delight. David Block, Max Kosoglad and Darren Siegel of Block & Co. Inc. Realtors represented ownership in the lease. The Other Place was founded in 1970 in Cedar Falls, Iowa. This location marks the fourth in the greater Kansas City area. There are also eight locations in Iowa. Mission West totals approximately 87,000 square feet.
