HOUSTON — Philadelphia-based Arden Group has completed the renovation and lease-up of a 34-building, 865,000-square-foot industrial complex located on the northwest corner of the Beltway 8 and Hardy Toll Road in Houston. Arden Group first acquired the asset in late 2021 and has since rebranded it as North Park 34 and appointed Stream Realty Partners as the leasing agent. Capital improvements included implementing a more traditional office/warehouse configuration, painting building exteriors, upgrading interior/exterior lighting and undertaking full interior renovations to 21 vacant suites.

IRVING, TEXAS — 7-Eleven Inc. has extended its 61,495-square-foot office headquarters lease at Connection Park, a 282,438-square-foot development in Irving. The term of the extension was not disclosed. The two-building complex was originally constructed in 2017. Duane Henley of Newmark represented 7-Eleven in the lease negotiations. HPI Real Estate Services & Investments represented the landlord, Dallas-based investment firm Chief Partners. 7-Eleven operates, franchises and/or licenses more than 13,000 stores in the United States and Canada.
DALLAS — Sow Good Inc. has signed a 51,264-square-foot industrial lease in West Dallas. The provider of freeze-dried food products will occupy the entirety of Building 10 at Stemmons Industrial Center, which features a front-load configuration and 25-foot clear heights. Garrison Efird, Jim Cooksey and Dalton Jernigan represented the tenant in the lease negotiations. Lee & Associates represented the landlord, Prologis.
DALLAS — Lee & Associates has negotiated a 33,333-square-foot industrial lease in West Dallas. According to LoopNet Inc., the property at 4811 Lakawana St. was built in 1986 and totals 50,000 square feet. Stephen Williamson of Lee & Associates represented the landlord, Texas-based Stonelake Capital Partners, in the lease negotiations. Lena Pierce and Ryan Boozer of Stream Realty Partners represented the tenant, Glasshouse Products.
HOUSTON — Marketing agency Keystone Advisors has signed a 32,000-square-foot office lease in West Houston. According to LoopNet Inc., the building at 4920 Westway Park Blvd., which is part of the Corporate Centre development, was constructed in 2007 and totals 131,908 square feet. Scott Fikes, Matt Pruitt and Christian Canion of JLL represented the landlord, Agellan Commercial REIT, in the lease negotiations. Josh Marcell and Anthony Porraz of Moody Rambin represented the tenant.
HOUSTON — Locally based brokerage firm Finial Group has negotiated a 15,085-square-foot office lease in Houston. According to LoopNet Inc., the property at 9949 W. Sam Houston Parkway N was built in 2006 and totals 41,117 square feet. Andrew Bischoff and Jack Gaffney of Finial Group represented the undisclosed landlord in the lease negotiations. Wes Williams and Jordan Trout of Colliers represented the tenant, engineering firm W-Industries of Texas.
ISELIN, N.J. — Cushman & Wakefield has negotiated a 40,000-square-foot office lease renewal in the Northern New Jersey community of Iselin. The building at 99 Wood Ave. S is located within the six-building Centerline at Metropark campus and totals 271,988 square feet. Todd Elfand, Kevin Carton, Paul Giannone and Brody Strickland of Cushman & Wakefield represented the landlord, Opal Holdings, in the lease negotiations. The representative of the tenant, law firm Greenbaum Rowe Smith & Davis, was not disclosed.
PAPILLION, NEB. — Aldi is opening a new 20,000-square-foot grocery store at Settlers Creek in Papillion. Completion is slated for spring 2024. The store, which will be situated between Sam’s Club and Hobby Lobby, marks Aldi’s 12th location in Nebraska and first in Papillion. Settlers Creek is a 250,000-square-foot shopping center owned and developed by The Lerner Co. and RED Development.
OMAHA, NEB. — Colliers Nebraska has negotiated a 12,598-square-foot office lease at Farnam Executive Center in Omaha. Adam Marek of Colliers represented the tenant, a national law firm focused on assisting government agencies with improving service delivery. Chris Mensinger, Justin Spooner and Lizzie Mensinger of Colliers represented the landlord, White Lotus Group. Recently purchased by White Lotus Group, Farnam Executive Center rises four stories and totals 92,242 square feet.
HOUSTON — Stream Realty Partners has negotiated a 135,285-square-foot industrial lease near Port Houston. The tenant, Tigerhawk Logistics, will occupy space at Building 2 at Portside Logistics Center, a 1 million-square-foot speculative development that was also developed by Stream in partnership with Principal Asset Management. Grant Hortenstine and Pearce Martens of Savills represented Tigerhawk Logistics in the lease negotiations. Tyler Maner and Jeremy Lumbreras of Stream represented ownership. The deal brings Building 2 to 52 percent occupancy.
