NORTH BRUNSWICK, N.J. — Bubble Island Playground will open a 5,975-square-foot indoor gym at The Shoppes at North Brunswick, a 147,054-square-foot lifestyle shopping center in Central New Jersey. The location will be the company’s first overall. Kevin Pelio of Azarian Realty Co. represented the undisclosed landlord in the lease negotiations. Jim Cheng of eXp Realty represented the tenant. A tentative opening date was not announced.

HOUSTON — TMEIC, a joint venture between Toshiba and Mitsubishi Electric, has signed a 39,698-square-foot office headquarters lease in Houston’s Energy Corridor area. The Japanese manufacturer of electrical and automation systems for industrial plants is relocating its U.S. headquarters from Virginia to the 14-story, 350,000-square-foot Eldridge Oaks building. Brad Fricks and Matt Asvestas of Stream Realty Partners represented the landlord, an affiliate of Los Angeles-based Broadshore Capital Partners, which recently renovated the building, in the lease negotiations. Weldon Martin and Matthew Seliger, also with Stream, represented TMEIC.
NEW YORK CITY — Greek restaurant concept Pixida has signed a 16,129-square-foot lease to open a new, Mediterranean-style restaurant in Manhattan’s Nomad district. The lease term is 20 years, and the space is located within 245 Fifth Avenue, a 24-story, 321-527-square-foot building. David Graff of Compass represented Pixida, which expects to open in late 2025, in the lease negotiations. Brad Schwarz and Olivia Hwang of Lee & Associates, along with internal agent Gregg Weisser, represented the landlord, The Moinian Group.
MIAMI — CP Group has executed nearly 30,000 square feet of leasing agreements at The Landing at MIA, a 1.1 million-square-foot office campus in west Miami. The 11-building complex is situated on 50 acres directly adjacent to Miami International Airport. Gordon Messinger and Randy Carballo of CBRE represented CP Group in all eight lease transactions. The deals include Butler, Buckley, Deets Inc. (new 5,886-square-foot lease); CVS Health (5,716-square-foot renewal); Trane Inc. (new 5,100-square-foot lease); Harding Retail (new 3,390-square-foot lease); Patagonia Sea Farms (expansion to 3,163 square feet); Nomi Health (new 2,641-square-foot lease); The Ashvins Group (new 1,460-square-foot lease); and FleetMasters (new 1,231-square-foot lease).
KING OF PRUSSIA, PA. — Defense contractor Arcfield has signed a 36,000-square-foot office lease in King of Prussia, a northern suburb of Philadelphia. The space spans the entire third floor and partial first floor at 1400 Morris Drive, a newly renovated building within the 1.1 million-square-foot Chesterbrook development. Doug Newbert, Mike MacCrory and Whitney Hunter of JLL represented the landlord, Rubenstein Partners, in the lease negotiations. John Shelly and Gina Brennan of Cushman & Wakefield represented Arcfield.
NEW YORK CITY — La Pecora Bianca Restaurant Group will open an 11,300-square-foot Italian restaurant at 200 Park Avenue in Midtown Manhattan. Known as Giulietta, the restaurant will feature 250 indoor seats and an additional 200 seats across an outside dining and bar area. Hospitality advisory firm Friend of Chef represented the operator in the negotiations for the 15-year lease. Irvine Co. Office Properties owns 200 Park Avenue, which is known locally as The Metlife Building. The opening is slated for spring 2026
BOYNTON BEACH, FLA. — Whole Foods Market plans to open a 42,024-square-foot grocery store located at 7395 Boynton Beach Blvd. in Boynton Beach. Set to open on Dec. 10, the new store will serve as the anchor of Boynton Beach Marketplace, a 69,204-square-foot shopping center that Atlanta-based SJC Ventures is developing in South Florida’s Palm Beach County. The new Whole Foods’ product assortment will feature more than 1,500 local items from Florida, including beer, wine, meats, seafood, cheeses, baked goods and health and wellness merchandise. Founded in 1980, Austin-based Whole Foods operates more than 530 stores across the United States, Canada and the UK.
Georgia Department of Agriculture Signs 11,129 SF Lease at New Life Sciences Tower in Atlanta

ATLANTA — The Georgia Department of Agriculture (GDA), via the Georgia State Properties Commission, has signed an 11,129-square-foot lease at Science Square Labs in Atlanta. The 13-story, 368,258-square-foot life sciences building is an anchor of Georgia Tech’s Science Square innovation district, a mixed-use development that spans 18 acres near campus and will include retail space and The Grace Residences apartment tower. Trammell Crow Co. delivered Science Square Labs, the first speculative life sciences building in the city’s history, in April 2024. The GDA will occupy pre-built lab and office space on the building’s 11th floor. Eric Ross, Jessica Doyle and Graham Little of CBRE represented the landlord in the lease negotiations, while Erik Weiss and Kari Downing with Savills represented the tenant. The organization joins national life sciences incubator Portal Innovations, which leased 33,000 square feet at Science Square Labs this past summer.
PASADENA, TEXAS — PG Sealing Technologies, a manufacturer of gaskets and other industrial sealing devices, has signed a 13,093-square-foot industrial lease in Pasadena, an eastern suburb of Houston. According to LoopNet Inc., the single-tenant facility at 909 Shaver St. was built in 1976 and renovated in 2001. Garth Plyler of locally based brokerage firm Oxford Partners represented the tenant in the lease negotiations. Jason Kieschnick of Zann Commercial represented the landlord.
NORTH BRUNSWICK, N.J. — US Pharma Lab has preleased a 162,657-square-foot industrial building that is under construction in North Brunswick, about 40 miles southwest of Manhattan. The locally based provider of dietary supplement ingredients and products will occupy the entirety of the building at 2 King Arthur Court within the 100-acre North Brunswick Logistics Center, which is a redevelopment of the former Johnson & Johnson office campus. Delivery is slated for fall 2025. Michael Kimmel of KBC Advisors represented US Pharma Lab in the lease negotiations. Silverman Group owns North Brunswick Logistics Center.
