BLOOMINGTON, MINN. — WHP Global, the parent company of Toys ‘R’ Us, is set to open a flagship store at the Mall of America in Bloomington just before Thanksgiving. The store marks the first flagship store in partnership with Go! Retail Group. Additional flagship locations are opening next year. Currently, Toys ‘R’ Us maintains a global flagship store at American Dream, a shopping destination in New Jersey. Additionally, through a partnership with Macy’s, there are more than 452 Toys ‘R’ Us shop-in-shops located inside Macy’s stores nationwide. The new store at Mall of America spans more than 11,000 square feet and offers a wide assortment of toys and games. Beginning in 2024, the store will offer new features such as Geoffrey’s Café and ice cream parlor as well as interactive experiences and product demonstrations from popular toy vendors. Built in 1992 and totaling 5.6 million square feet, Mall of America is the largest shopping and entertainment complex in North America.

BURLINGTON, N.J. — United Fulfillment Solutions Inc. has signed a 217,986-square-foot industrial lease in the Southern New Jersey community of Burlington. The e-commerce company will occupy the entirety of Building 1 at Rancocas 5 Industrial Park, which features a clear height of 36 feet, 42 loading docks, 183 car parking spaces and 28 trailer drops. Nate Demetsky, Dean Torosian and Matt Kemery of JLL represented the landlord, regional developer Endurance Real Estate Group, in the lease negotiations. Allen Ding of Visionaire Real Estate represented the tenant.
FARMERS BRANCH, TEXAS — Fay Servicing Inc. has inked a 47,951-square-foot office lease in the northern Dallas metro of Farmers Branch. The provider of online financial management tools is taking space at Browning Place I, which was built in 1981 and totals 182,739 square feet, according to commercialcafé.com. Frank Puskarich and Louis Pascuzzi of Newmark represented the tenant in the lease negotiations. Duane Henley of Transwestern represented the landlord, an entity doing business as TCI Park West I Inc.
HOUSTON — Stephens Insurance has signed a 35,454-square-foot office lease renewal and expansion at Nine Greenway Plaza, a 31-story building located about five miles southwest of downtown Houston. Don King and Anya Marmuscak of JLL represented Stephens Insurance, which is taking an additional 9,000 square feet, in the lease negotiations. J.P. Hutcheson and Amanda Nebel represented the landlord, Parkway Properties, on an internal basis.
NEW YORK CITY — Eaglestone LLC, a holding company that supports mechanical, fire protection, plumbing and electrical contractors, has signed a 20,955-square-foot office lease in Midtown Manhattan. The lease term is 10 years. Eaglestone is taking space on the ninth floor of the historic Fred H. French Building, which is located at 551 Fifth Ave. and was originally constructed in 1927. Andrew Wiener and Randall Briskin represented the landlord, The Feil Organization, in the lease negotiations on an internal basis.
CHICAGO — Logistics company Spot has opened a 31,000-square-foot office at 24 E. Washington St., also known as the Marshall Field & Co. Building, in Chicago. The landmark property is home to Macy’s and the Tiffany Dome Ceiling. Spot, which previously occupied a temporary space within the building, now occupies the 11th floor of the building. Allen Rogoway, Michael Marrion and Tim O’Brien of Cresa represented Spot in the lease, while Jack O’Brien and Caroline Colnon of Telos represented ownership, Brookfield Properties. The project team for the office build-out included architect Lamar Johnson Collaborative, general contractor Bear Construction, furniture vendor Office Revolution and property manager JLL. Spot has more than 600 employees across its locations in Indianapolis, Charlotte, N.C., Tempe, Ariz., Tampa, Fla. and Chicago.
Feil Organization Signs Engineering Firm to 9,829 SF Office Lease in Metairie, Louisiana

METAIRIE, LA. — The Feil Organization has signed engineering firm Ampirical Solutions to a five-year, 9,829-square-foot office lease in Metairie, a suburb of New Orleans. The tenant will occupy space at The Galleria, a 466,110-square-foot office building located at One Galleria Blvd. Amenities at the 22-story property include a fitness center, food service, ATM, car wash service and onsite security and management. Scott Graf of Corporate Realty represented the Feil Organization in the lease negotiations. Celso Eric Hernandez of Nola Living Realty represented the tenant.
X-Golf Opens 6,800 SF Entertainment Venue at $500M Halcyon Development in Metro Atlanta

ALPHARETTA, GA. — X-Golf has opened a 6,800-square-foot golf simulator and sports bar venue at RocaPoint Partners’ $500 million Halcyon development in Alpharetta. Halcyon comprises 135 acres of mixed-use space roughly 30 miles northeast of Atlanta along Ga. 400. X-Golf occupies space on the ground-floor of Halcyon Grand, an apartment community located within the development. X-Golf’s venue features seven bays for group golf simulation, as well as a full bar serving beer, cocktails and appetizers. JLL represented RocaPoint in lease negotiations.
HOUSTON — Freight and logistics firm Paramount Transportation Services has signed a 64,576-square-foot industrial lease extension at World Houston International Business Center in the city’s downtown area. Jay Magness, Joshua Brown and Kaitlyn Duffie of Newmark represented the tenant in the lease negotiations. InSite Realty Partners represented the landlord, Mississippi-based REIT EastGroup Properties.
SOUTHFIELD, MICH. — Electrical contractor Hatzel & Buehler has signed a 16,288-square-foot office lease at 2 Corporate Drive in Southfield. The tenant is moving its Michigan location from Livonia. Gary Grochowski and Bryan Barnas of Colliers Detroit represented the landlord, S&N Southfield LLC. Colliers Detroit previously occupied the space for over 20 years.
