HOUSTON — Local brokerage firm Oxford Partners has negotiated a 20,974-square-foot office sublease in West Houston. According to LoopNet Inc., the building at 11750 Katy Freeway is a 17-story, 430,000-square-foot structure that was completed in 2015. Ryan Hartsell of Oxford Partners represented the sublessee, law firm Oliva Gibbs LLP, in the negotiations. Albert Spiers and Chris Oliver of Cushman & Wakefield, along with Mark Reilly of JLL, represented the undisclosed sublessor. Steve Bryant of Mac Haik Enterprises represented the landlord, an entity doing business as Energy Tour IV Investments Ltd.

HOUSTON — Burlington will open a 20,350-square-foot store at The Shops at Stone Park, a 250,000-square-foot retail power center in East Houston. The discount clothing retailer will backfill a space formerly occupied by Staples, joining a tenant roster that includes J.C. Penney, Best Buy, Marshalls, Rack Room Shoes and Chick-fil-A. Greg Stackhouse of New Regional Planning represented Burlington in the lease negotiations. Nina Irwin of NewQuest represented the landlord on an internal basis.
NEW YORK CITY — Gymshark has signed a 15,000-square-foot retail lease in Manhattan’s NoHo district. The British fitness apparel and accessories retailer will occupy the entirety of the building at 11 Bond St., which was originally constructed in 1913, for its flagship U.S. store. Joel Stephen of CBRE represented Gymshark, which plans to open later this year, in the lease negotiations. Brandon Singer of Retail by MONA represented the landlord, RFR.
HOUSTON — SM Energy has signed a 20,324-square-foot office lease expansion in Houston’s Energy Corridor area. The independent oil and gas provider will soon occupy 41,454 square feet across two newly renovated floors at One Eldridge, a 12-story, 245,315-square-foot building that is part of a larger campus owned by Granite Properties. Steven Mulhern of Mulhern Co. and Bill Scott of Real Estate One represented SM Energy in the lease negotiations. Jon Dutton and Andrew Elliott represented Granite Properties on an internal basis.
FORT WORTH, TEXAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 14,775-square-foot lease in Fort Worth. According to LoopNet Inc., the industrial flex building at 200 N. Vacek St. was originally constructed in 1950 and totals 49,130 square feet. Jake Neal and David Cason with Holt Lunsford Commercial represented the tenant, Ambiance Textiles, in the lease negotiations. The name and representative of the landlord were not disclosed.
LEXINGTON, KY. — F45 Training, a global fitness company that provides high-intensity group exercise programs, has signed a 3,904-square-foot lease in the mixed-use development of Pleasant Ridge Commons in the Hamburg trade area of Lexington. This marks F45 Training’s second Lexington location. Al Isaac and Zach Smith of NAI Isaac represented the tenant in the lease negotiations. Fahr Juneja and Cole Sturgeon of Gulfstream Commercial Services represented the undisclosed landlord.
SAN ANTONIO — Axis Portable Air, which provides rentable heating, cooling and drying equipment, has signed a 14,537-square-foot industrial lease in San Antonio. According to LoopNet Inc., the single-tenant building at 6000 Kaepa Court was constructed in 1998 and features 24-foot clear heights. William Alcorn and Jack Gaffney of Houston-based brokerage firm Finial Group represented the undisclosed landlord in the lease negotiations. Glenn Villarreal of Henry S. Miller represented Axis Portable Air.
ELMWOOD PARK, N.J. — MLB Network has signed a 207,000-square-foot, full-building lease in the Northern New Jersey community of Elmwood Park. The baseball broadcasting company will relocate its entire operation from nearby Secaucus, where it has operated for the past 16 years, to the newly constructed building at 25 Market Street, with plans to take occupancy before the 2028 season. Scott Gottlieb, Brendan Herlihy, Greg Barkan and Elliot Bok of CBRE represented MLB Network in the lease negotiations. Rob Kossar, David Knee, Ignatius Armenia, Chris Hile and Ryan Milanaik of JLL represented the owner, Crow Holdings Development.
LAKE FOREST, ILL. — The Popcorn Factory has signed industrial lease renewals totaling 149,000 square feet in the Chicago suburb of Lake Forest. The transactions span two properties — 28160 N. Keith Drive and 13970 W. Laurel Drive — where the tenant’s manufacturing operations have been based for more than 25 years. Corey Chase of Newmark represented Popcorn Factory, which first moved into the 70,000-square-foot facility at Laurel before expanding to the adjacent 78,000-square-foot property at Keith. As part of the expansion, a tunnel connecting the two contiguous properties was built. Today, the facilities require substantial renovations. Seeking to motivate the tenant to stay in place, ownership agreed to implement a seven-figure capital improvement and modernization to meet the requirements. The scope of work includes enhancements to the power system, modernization of dock doors, improvements to the parking lot and a modernized lunchroom.
KANSAS CITY, KAN. — Block & Co. Inc. Realtors has negotiated the sale and new lease of the Village West Discount Liquors store in Kansas City. Village West Discount Liquors sold the property at 11010 Parallel Parkway and leased 8,029 square feet to new ownership. Grant Summers of Block & Co. represented the buyer, 110th and Parallel, KC Development LLC. Summers also negotiated the lease of the space to South Hills LLC, which is the new acting operator for Village West Discount Liquors. Daniel Brocato of Block & Co. represented the tenant in the lease.
