BEDFORD PARK, ILL. — Lampshades Inc., a manufacturer and distributor of lamp shades, has signed a 16,950-square-foot industrial lease at 5009 W. 66th St. in Bedford Park, about 15 miles southwest of Chicago. The tenant is relocating from Ogden Avenue in Chicago. The 255,000-square-foot building features a clear height of 18 feet, access to four common docks, 2,400 square feet of office space and one drive-in door. Ed Wabick and Chris Mergenthaler of DarwinPW Realty/CORFAC International represented the tenant. John D’Orazio of Colliers represented the owner, Mumford Properties.

CHICAGO — Belay Diagnostics has expanded its lease to just over 10,000 square feet at Fulton Labs in Chicago. The expansion comes only a few months after the initial lease signing in August. The company, which uses a proprietary molecular testing platform for detecting brain and spinal cord cancers, leased an additional 6,100 square feet of space at 1375 W. Fulton. Dan Lyne and Kelsey Scheive of CBRE represented ownership, Trammell Crow Co. Fulton Labs totals 725,000 square feet across two buildings.

DALLAS — Lee & Associates has negotiated a 21,136-square-foot industrial lease in northwest Dallas. According to LoopNet Inc., the building at 2616 Willowbrook Road was built in 1994 and totals 49,636 square feet. Stephen Williamson of Lee & Associates represented the tenant, Greenpath Mail Operations, in the lease negotiations. Nathan Denton, also with Lee & Associates, along with Brett Owens and Jack Brewer of Transwestern, represented the landlord, an entity doing business as Warehouse Development Ltd.

NEW YORK CITY — The Hawthorne Country Day School Manhattan, which provides a range of educational and social services for individuals age 18 months to 21 years, will relocate its campus from 156 William Street to 233 Broadway. The new space spans 34,076 square feet within The Woolworth Building, a 28-story landmarked structure that was originally built in the 1920s. The space features classrooms, therapy rooms, a multipurpose room/gym and an expanded sensory gym. Howard Kesseler, Todd Hershman and Alex Kesseler of Newmark represented the tenant in the lease negotiations.

CHICAGO — Workbox, a coworking space provider, and Iron Galaxy Studios, a national video game studio based in Chicago, have signed leases at The National, a 600,830-square-foot office building located at 125 S. Clark St. in Chicago. Workbox signed a new lease for 29,033 square feet and expects to open its new space in January. Iron Galaxy Studios expanded its current lease from 32,865 square feet to 48,156 square feet. John Nelson, Kathleen Bertrand and Eric Myers of Transwestern Real Estate Services represented ownership, Commerz Real. The National features amenities such as a fitness center, lounge with bar, pool table and outdoor terrace. The 24,000-square-foot Revival Food Hall offers tenants access to a variety of local restaurants. The property was originally built in 1907. Michael Kloppenburg of Avison Young represented Workbox, while Corey Siegrist and Jim Rose of JLL represented Iron Galaxy Studios.

CHICAGO — Good Eating Co. has leased 5,000 square feet at 77 W. Wacker Drive, a 51-story office tower totaling 960,000 square feet in Chicago’s Central Loop. The restaurant is slated to open in the first quarter of 2024 and will occupy space on the first floor. Good Eating Co. focuses on organic, locally sourced dishes. Transwestern Real Estate Services represented the undisclosed landlord. Transwestern leases and manages the property. Amenities at the building include a 12,000-square-foot wellness center with a basketball court, conferencing center and outdoor plaza.

AUSTIN, TEXAS — The Malin, a members-only coworking concept, will open a 12,123-square-foot space at 1515 E. Cesar Chavez St. in East Austin. The space, which is scheduled to open next summer, will feature 28 dedicated desks, 10 private offices and four meeting rooms. NEW YORK CITY — Fitness International has signed a 36,500-square-foot lease at 59 Maiden Lane in Manhattan. Fitness International will open a Club Studio facility, which offers boutique fitness classes and amenities, at the property. David Abrams, Eliot Goldschmidt, Jeff Jacobson and Brandon Miller of masonre represented the landlord, AmTrust RE, in the lease negotiations. Chase Welles of The Shopping Center Group and John Kalamaras of RealSource Group represented the tenant.

PRESCOTT, ARIZ. — Cushman & Wakefield has arranged the sale-leaseback of a single-tenant corporate headquarters building in Prescott, approximately 100 miles north pf Phoenix. Sewell Trust, a Montana-based private investor, acquired the asset from CP North America for $10.5 million. The seller, a high-tech defense company wholly owned by Israel-based Rafael Defense Systems, will lease back the 50,135-square-foot property, which is located at 2620 Deep Well Ranch Drive. The building features reflective store-front windows, roll-up and dock-high loading doors, and a large, fenced yard. Eric Wichterman and Mike Coover of Cushman & Wakefield’s Private Capital Group in Phoenix represented the seller in the deal.

BRIGHTON, MICH. — Dollar Tree, X-Golf and Patient Centered Family Medicine & OMT have joined the tenant lineup at Green Oak Village Place, a retail lifestyle center in Brighton, which is located about midway between Detroit and Lansing. Dollar Tree and X-Golf, an indoor golf simulator, opened at the property on Saturday, Nov. 25. Patient Centered Family Medicine & OMT is slated to open before the end of the year. Dollar Tree occupies 9,853 square feet, X-Golf occupies 7,230 square feet and Patient Centered Family Medicine & OMT leases 1,349 square feet. REDICO owns the property.
