Souto Foods Leases 200,000 SF at Sugarloaf Logistics Hub in Metro Atlanta

LAWRENCEVILLE, GA. — Souto Foods, a locally based food distributor and subsidiary of Alex Lee, has leased 200,000 square feet of cold storage and warehouse space at Sugarloaf Logistics Hub, a 2.2 million-square-foot industrial development underway in Gwinnett County. The nearly 300-acre development is located along Sugarloaf Parkway in Lawrenceville within a couple miles of the interchanges of I-85 and Ga. Highway 316. The tenant, which specializes in Latin American and Caribbean food distribution, plans to invest $28 million into the site and hire 70 new positions. Reed Davis of JLL and Stephen Bridges of OnPace Partners represented the landlords, Foxfield LLC and AEW Capital Management, in the lease transaction. Bill Kee of NAI Brannen Goddard represented Souto Foods. In addition to the lease, Foxfield and AEW have sold a 13-acre parcel at Sugarloaf Logistics Hub to Atlanta-based Westplan Investors for a new 330-unit multifamily development. Construction is expected to commence in second-quarter 2025. Scott Cullen of JLL represented the landlords in the land sale.

KBS, Kane Realty Ink Nearly 32,000 SF of Leases at Bank of America Tower in Raleigh

RALEIGH, N.C. — KBS and Kane Realty Corp. have inked two office lease deals at Bank of America Tower, an 18-story, 300,322-square-foot office tower in Raleigh’s North Hills district. The deals include a 28,658-square-foot lease with Brightly Software for a full floor. The new space will also serve as the global headquarters of the tenant’s parent company, Siemens Industry Inc. The other lease is a 3,000-square-foot expansion for Eva Garland Consulting, bringing the tenant’s total footprint to the tower to nearly 15,000 square feet. Located at 4242 Six Forks Road, Bank of America Tower is LEED Gold-certified and features six levels of covered parking and a conference center.

LIPTON Teas & Infusions to Open 15,183 SF Office in Hoboken

HOBOKEN, N.J. — LIPTON Teas & Infusions will open a 15,183-square-foot office at Waterfront Corporate Center in Hoboken. The beverage maker is taking a full floor at Building 2 of the 1.5 million-square-foot development, which is owned by New York City-based SJP Properties. SJP Project Solutions, an affiliate of the owner, recently completed the build-out of the space.

NewYork-Presbyterian Signs 10,189 SF Healthcare Lease in The Bronx

NEW YORK CITY — Healthcare provider NewYork-Presbyterian has signed a 10,189-square-foot lease in The Bronx. The space is located within the 60,000-square-foot building at 2510 Westchester Ave., which is also home to practitioners in specialty fields such as orthopedics and sports medicine, behavioral health and acupuncture. Both the tenant and the landlord, Simone Development, were self-represented in the lease negotiations.

BRKTHROUGH to Open 20,000 SF Entertainment Venue in Shenandoah, Texas

SHENANDOAH, TEXAS — BRKTHROUGH, an interactive entertainment concept, will open a 20,000-square-foot venue in Shenandoah, roughly 40 miles north of Houston. Located within the Metropark Square mixed-use development, the facility will feature 40 challenge rooms with competition-focused games. The concept also includes a curated food and drink menu offered in a dedicated BRK ROOM space. Sam Moon Group manages Metropark Square.

Marketwake Signs Office Lease at Campus 244 Mixed-Use Development in Metro Atlanta

DUNWOODY, GA. — Marketwake, a marketing consultancy based in Atlanta, has signed a 17,395-square-foot office lease at Campus 244, a 12-acre mixed-use development underway in Atlanta’s Central Perimeter submarket. The tenant will occupy space within an adaptive reuse of a three-story, 1970s-vintage office building located at 244 Perimeter Center Parkway in Dunwoody that is being redeveloped into a five-story mass timber property spanning 400,000 square feet. The Georgetown Co., Beacon Capital Partners and RocaPoint Partners are the developers behind Campus 244. Aileen Almassy, Will Porter and Rob Kuppersmith of Cushman & Wakefield represented the landlords in the lease negotiations, while Ellis Murray of Capital Real Estate Group represented Marketwake. The new lease brings Phase I of Campus 244 to 90 percent occupancy, with approximately 46,000 square feet of office space remaining available on the top floor. Phase II will include a new Class A, 300,000-square-foot tech office and life sciences building that is expected to be completed in 2027. Also on the horizon for Campus 244 is the 145-room Element by Westin Atlanta Perimeter hotel set to open this fall.

ST. LOUIS — Henderson Cos., the parent company of Henderson Engineers and Henderson Building Solutions, has opened an office in downtown St. Louis, establishing the company’s 14th office location. The office is situated in The PwC Pennant Building within Ballpark Village. Founded in 1970, Henderson specializes in building systems design as well as design-build construction management and commissioning. The company has worked on projects in the St. Louis area since 1979, including buildings for national brands such as Shake Shack, Tiffany & Co., Verizon and Walmart, as well as standalone developments like the ongoing SSM Health Cardinal Glennon Children’s Hospital. The company has 1,000 employees nationwide.

Owens Corning Signs 292,680 SF Industrial Lease in Wilmer, Texas

WILMER, TEXAS — Owens Corning (NYSE: OC) has signed a 292,680-square-foot industrial lease in Wilmer, a southern suburb of Dallas. The Ohio-based provider of roofing, insulation and composite materials is taking space at Core45, a two-building, 1.6 million-square-foot development. According to a 2022 press release from the Wilmer Economic Development Corp. announcing the project, Core45’s two buildings span 616,000 and 1 million square feet and feature 40-foot clear heights, as well as a combined 286 dock doors, 403 trailer parking stalls and 900 car parking spaces. Ridley Culp, Luke Davis and Matt Dornak of Stream Realty Partners represented the landlord, Grandview Partners, in the lease negotiations. CBRE represented Owens Corning.

Poag Development Welcomes Three New Tenants to Shopping Center Near Denton

HIGHLAND VILLAGE, TEXAS — Memphis-based Poag Development Group has welcomed three new tenants to The Shops at Highland Village, an 359,781-square-foot retail property located near the North Texas city of Denton. Chinese restaurant Dragon House will open a 5,200-square-foot space next to AMC Theatres in October. Athleisure apparel provider lululemon has leased a 5,590-square-foot space next to The Cheesecake Factory, and wellness concept iCRYO has taken a 2,587-square-foot space adjacent to Boardroom Salon for Men. JLL manages Shops at Highland Village on behalf of Poag.

Three Tenants Sign Leases Totaling 695,560 SF at Industrial Campus in Savannah

SAVANNAH, GA. — Three tenants have signed leases at Phase I of Logistics 16 at Ottawa Farms, an industrial campus currently underway in Savannah. The new leases bring the campus, which currently totals 1 million square feet, to well above 50 percent preleased. Linemart Inc., Homylink Furniture Inc. and BFG Supply will occupy 232,000; 309,000; and 153,000 square feet at the development, respectively. Construction on the project began in the third quarter of 2022. Ryan Hoyt, Bennett Rudder, Chris Tomasulo and Lindsey Wilmot of JLL manage leasing on behalf of the landlord, McCraney Property Co.
