FAIRFIELD, N.J. — Locally based brokerage firm Resource Realty has negotiated a 30,000-square-foot industrial lease renewal in Fairfield, about 30 miles west of New York City. The 50,000-square-foot building at 11 Madison Road was built on 2.3 acres in 1980. Greg Sabato and Dan Whitehead of Resource Realty represented the landlord, Richards & Robbins, in the lease negotiations. Cresa represented the tenant, PPI Time Zero, an affiliate of electronics manufacturer VIRTEX.

HOUSTON — Eco Thrift, a merchandiser of secondhand goods, has signed a 29,250-square-foot retail lease at Willowbrook Plaza in northwest Houston. AMC Theatres, Bed Bath & Beyond, buybuyBaby and World Market anchor the 392,542-square-foot power center. Austen Baldridge and Bob Conwell of NewQuest Properties represented the tenant in the lease negotiations. Radkey Jolink, Bruce Wallace and Cole Rainer of Jolink Wallace Commercial represented the landlord.

ORLANDO, FLA. — Piedmont Office Realty Trust Inc. has signed Travel + Leisure Co., a timeshare hospitality giant, to a lease at 501 W. Church in downtown Orlando. The publicly traded tenant will occupy the entirety of the five-story, 182,000-square-foot building and utilize the space for its new corporate headquarters through at least 2040. Alex Valente and Ben Mullenix represented Piedmont Office internally in the lease transaction along with Michael Phipps and Colin Morrison of CBRE. Greg Katz and Jason Warren of Stream Realty Partners, along with Mike Hopper of Newmark, represented the tenant. According to Valente, the Travel + Leisure lease represents the largest lease in downtown Orlando since 2019. Piedmont Office plans to renovate and rebrand the building ahead of the tenant’s occupancy in 2025. Preparations will include adding signage and modern amenities — including a new fitness center, conference center and café — to create a experience tailored for Travel + Leisure’s 900 expected employees.

MIAMI — CP Group and DRA Advisors have executed nearly 40,000 square feet of office lease transactions at Miami Tower, a 47-story, Class A office tower located at 100 S.E. 2nd St. in downtown Miami. The executed deals include two lease renewals (H&R Block and Transwestern), one expansion (law firm Assouline & Berlowe) and seven new leases, all of which were for Miami Tower’s newly completed spec suites. The seven new tenants include Two Chairs, a behavioral healthcare company; GTS Group, a financial services company with locations in New York and Chicago; Shubin Law Group, a law firm specializing in land use and zoning entitlement litigation; Weisberg Kainen Mark PL, a tax law and criminal defense law firm; Latin Securities, an investment advisory firm; NormanMax Insurance Group, a reinsurance group; and Mamone & Villalon, a litigation and business law firm.

EAST HANOVER, N.J. — Locally based brokerage firm Resource Realty has negotiated a 42,116-square-foot industrial lease renewal in East Hanover, about 30 miles west of New York City. The 198,000-square-foot building at 905 Murray Road was built on 9.1 acres in 1963. Tom Consiglio and Scott Peck of Resource Realty represented the landlord, Morgan Stanley, in the lease negotiations. Steve Sander of Cushman & Wakefield represented the tenant, Givaudan Fragrances Corp., a Swiss company that provides scents for the food, beverage and cosmetics industries. Givaudan has been a tenant at the property since 2009.

NEW YORK CITY — Studio Museum in Harlem has signed a 26,000-square-foot office lease at 121 W. 125th St. The building, which is known as the Urban Empowerment Center and is located across from the actual museum, will also soon be home to the National Urban League headquarters as the organization returns to Harlem. Taconic Partners is leading the office component of the development. No third-party brokers were involved in the lease negotiations.

OVERLAND PARK, KAN. — Sierra, an off-price active and outdoor apparel retailer, has opened a 19,374-square-foot store at The Marketplace within Bluhawk, a 277-acre mixed-use development in the Kansas City suburb of Overland Park. Sierra is part of the TJ Maxx, Marshalls and HomeGoods family. Additional recent store openings at the property include Ulta (9,962 square feet), Bath & Body Works (4,651 square feet) and Rack Room Shoes (5,838 square feet). This summer, OHM Fitness will open a 2,106-square-foot studio. Price Brothers is the developer of Bluhawk and AdventHealth Sports Park.

ATLANTA — Walmart will open a 75,000-square-foot Walmart Neighborhood Market store at 835 MLK Jr. Drive in the Vine City neighborhood of Atlanta. Previously, the brand operated a Supercenter store at the property, which closed in December 2022 due to fire damage. The new store will feature a full-service deli, money center, expanded bakery, online pickup and delivery service and a health service room. Scheduled to open on Wednesday, May 22, this marks Walmart’s first conversion of a Supercenter store into a Neighborhood Market store.

PEACHTREE CITY, GA. — Six new tenants have signed leases at The Avenue Peachtree City, an open-air shopping center located in Peachtree City, approximately 40 miles outside Atlanta. Beignets and Brew is now open at the property, with HOBNOB Neighborhood Tavern scheduled to open a 5,781-square-foot restaurant later this month. Kendra Scott, Motivate Studios and 9292 Korean BBQ have also signed leases at the center and will occupy 2,000; 2,000; and 8,015 square feet, respectively, beginning this summer. Additionally, Arhaus will open a 7,085-square-foot store at The Avenue Peachtree City later this year. JLL manages the property on behalf of the owner, Memphis-based Poag Development Group.

NEW YORK CITY — Brooklyn Fare Kitchen & Market has opened a 25,500-square-foot store within the One Manhattan Square residential tower on the Lower East Side. The deal marks the largest New York City store to date for the grocer, which offers prepared foods, sushi, a deli, produce, frozen foods and organic products. The store also features a coffee bar. Other locations in the city include Brooklyn, The West Village and Lincoln Square.
