PRINCETON, N.J. — Galapagos, an international biotechnology company, has signed a 15,000-square-foot lease in Princeton. Galapagos will take space at Princeton Point, an office and life sciences complex located at 600 and 650 College Road E. Todd Elfand and Kevin Carton of Cushman & Wakefield represented the landlord, Nuveen Real Estate, in the lease negotiations. CBRE represented the tenant.

Portside-Logistics-Center-Houston

HOUSTON — Tigerhawk Logistics has signed a 328,048-square-foot industrial lease expansion at Portside Logistics Center, a 1 million-square-foot speculative development by Stream Realty Partners and Principal Asset Management that is located near Port Houston. After initially taking 135,285 square feet at Building 2 last winter, Tigerhawk is more than doubling its footprint at the property by taking space at Building 1. Grant Hortenstine and Pearce Martens of CBRE represented Tigerhawk in the lease negotiations. Tyler Maner and Jeremy Lumbreras of Stream represented ownership on an internal basis.

THE WOODLANDS, TEXAS — Locally based brokerage firm Cypressbrook Co. has negotiated an 8,343-square-foot healthcare lease renewal in The Woodlands, about 30 miles north of Houston. According to LoopNet Inc., the building at 4840 W. Panther Creek Drive was built in 1999 and totals 33,000 square feet. Kimberly DeVos of Cypressbrook represented the tenant in the lease negotiations. Eduardo Pages represented the landlord, Texican Realty, on an internal basis.

NEW YORK CITY — Savills has brokered a 27,761-square-foot office sublease at 250 Hudson St. in Manhattan’s Hudson Square area. The subtenant, EvolutionIQ, a platform that serves the insurance industry, is relocating from a 10,705-square-foot space at 27 W. 24th St. Zev Holzman, Christopher Foerch and Will Joumas of Savills represented EvolutionIQ in the lease negotiations. Holzman and Foerch also secured a subtenant for EvolutionIQ’s old space. Gabe Marans, Mitti Liebersohn and Maxine Rosen, also with Savills, represented the sublandlord, TMRW Life Sciences. Jack Resnick & Sons owns 250 Hudson Street.

HOUSTON — Locally based brokerage firm Finial Group has negotiated a 15,000-square-foot industrial lease in southeast Houston. The building at 11026 Bay Commerce Drive is located within Gulfpoint Business Park. William Alcorn and Jason Gibbons of Finial Group represented the undisclosed landlord in the lease negotiations. Jack Perelman of Mohr Partners represented the tenant, industrial supplies distributor Alliance SouthernCarlson.

MELVILLE, N.Y. — Resideo Technologies has extended its 100,000-square-foot office lease in the Long Island community of Melville. The provider of home automation solutions will remain at 2 Corporate Center, a 291,230-square-foot building that is currently undergoing a capital improvement program, for an undisclosed term. Phil D’Avanzo of Cushman & Wakefield represented the landlord, Princeton International Properties, in the lease negotiations. The tenant representative was not disclosed.

LINCOLN PARK, N.J. — CBRE has negotiated a 48,650-square-foot industrial lease renewal at 132 Beaverbrook Road in the Northern New Jersey community of Lincoln Park. The tenant is Richelieu American Ltd., a wholesale distributor of specialty hardware, accessories, supplies and tools. Kevin Dudley, Chad Hillyer, Nicholas Klacik and Kate Granahan of CBRE represented the landlord, Northbridge Partners, in the negotiations. The tenant representative was not disclosed.

CHICAGO — SweatHouz, an infrared-sauna and cold-plunge wellness and recovery concept, has signed leases to open three locations in Chicago’s Old Town, West Loop and Lakeview East neighborhoods. The new locations range from 2,000 to 2,700 square feet and mark the company’s entrance into the state. SweatHouz plans to open 30 locations in metro Chicago. Anthony Ciaravino of Cushman & Wakefield represented the tenant in the leases at 1435 N. Wells St., 917 W. Madison St. and 3101 N. Clark St. Landlords were not provided.

DALLAS — Workbox, a provider of flexible workspaces and coworking solutions, has opened a 50,000-square-foot facility in the Victory Park area of Dallas. Members will have access to two floors of workspace, lounges, conference rooms, open kitchens and offices for teams ranging from one to 130 individuals. A new tenant-only fitness center and daytime lounge are also expected to be completed later this month. The location is the first in Dallas and ninth nationally for Workbox.

MIAMI TOWNSHIP, OHIO — Accelevation, a data center infrastructure manufacturing company, has signed a 264,000-square-foot industrial lease at First Flight Commerce Center in Miami Township near Dayton. The industrial business park, which is currently under development, will total six buildings and 1.8 million square feet upon full build-out. Acclevation is scheduled to take occupancy in the first quarter of 2025 and will fully occupy Building 1. Doug Whitten of CBRE represented the landlord, Kansas City-based NorthPoint Development. Bill Buntyn and Todd Cochran of Colliers represented the tenant. Building 1 will feature a clear height of 36 feet, eight dock-high doors, four drive-in doors, 267 parking spaces and 66 trailer parking spaces.
