FORT WORTH, TEXAS — Restoration 1, which provides solutions for properties damaged by water, fire or mold, has signed a 10,060-square-foot industrial lease in North Fort Worth. The building at 13019 Harmon Road comprises six suites and features 25-foot clear heights. Jen Martin of TX Business Parks represented the landlord, an entity doing business as Harmon Condos LLC, in the lease negotiations. Richard Hitz of Bradford Commercial Real Estate Services represented the tenant.

ELGIN, ILL. — Sunset Healthcare Solutions has signed a 54,153-square-foot industrial lease at 2725 Alft Lane in Elgin. The lease brings the 108,307-square-foot building to full occupancy. Kenneth Franzese and John Cassidy of Lee & Associates represented the landlord, a private partnership. David Haigh of NAI Hiffman represented Sunset Healthcare Solutions, which is a national manufacturer and distributor of medical respiratory equipment for hospitals and private homes. The company is relocating from Bloomingdale.

EL PASO, TEXAS — Newmark has arranged a 24,787-square-foot lease renewal at Vista Del Sol Industrial Park in El Paso. According to LoopNet Inc., the building at 12135 Esther Lama Drive was built in 1994 and totals 189,025 square feet. Reid Blynn, Blake Anderson, Nick Pickard, Thomas McDugall, Jim Belcher, Stephen Cook and Mike Spaeder of Newmark represented the tenant, packaging company SupplyOne Tucson, in the lease negotiations. PIRES International represented the undisclosed landlord.

ST. PAUL, MINN. — The Saint Paul & Minnesota Foundation has signed a 10,700-square-foot office lease at Osborn370 in downtown St. Paul. The foundation will occupy the entire third floor of the building and expects to take occupancy in early 2025. Osborn370 features ample outdoor space, shared common areas, onsite catering and locally owned Hepcat Coffee housed in the lobby. Transwestern Real Estate Services handled the lease negotiations.

CHARLOTTE, N.C. — Locally based investment firm Asana Partners has signed a lease to occupy more than 23,000 square feet of office space at The Line, a 16-story office and retail tower located at 2151 Hawkins St. in Charlotte’s South End neighborhood. The lease brings The Line’s 290,000 square feet of office space to 70 percent leased, with other tenants including TTX, Northeastern University, Society Awards, Foundry Commercial, Leerink Partners, Experi and SignatureFD. Meredith Ball and Claiborne Dandridge of Foundry Commercial represented the landlord, a joint venture between CBRE Investment Management and Portman, in the lease negotiations. In addition to office tenants, The Line’s retail component houses Sycamore Brewing, Savi Provisions, Grit Box Fitness and Chapter 6 by Jon Dressler. The Line opened in 2022.

DALLAS — Locally based brokerage firm Holt Lunsford Commercial has negotiated a 100,000-square-foot industrial lease in West Dallas. According to LoopNet Inc., the building at 8611 Ambassador Row was built in 1955. Canon Shoults and Maddy Canty of Holt Lunsford represented the owner, Toronto-based Oxford Properties, in the lease negotiations. Cameron Rogers of Rubicon Representation represented the tenant, Nelson Cos. Ones LLC.

HUMBLE, TEXAS — SRS Distribution Inc. has signed a 52,015-square-foot industrial lease in the northern Houston suburb of Humble. According to LoopNet Inc., the building at 19054 Kenswick Drive was built on 6.6 acres in 2011, and the lease is for the entirety of the property. Robert Alinger and Wes Williams of Colliers represented the landlord, Bertling Logistics, in the lease negotiations. Sarah Pickup and Will Clay of JLL represented the tenant.

NAPERVILLE, ILL. — iCode, an after-school program for kids focused on coding activities and STEM education, has signed a 2,262-square-foot retail lease at 632 Amersale Drive in the Chicago suburb of Naperville. Chad Littleton of Morrow Hill represented the tenant, while Michael Petrik and Rick Scardino of Lee & Associates represented the landlord, Jones Family Naperville LLC. STEM stands for science, technology, engineering and mathematics.

NEW YORK CITY — ESKW/Architects, which specializes in the design of civic projects, has signed an 8,447-square-foot office lease at 52 Duane St. in downtown Manhattan. The firm is relocating from 100 Lafayette St. to the fifth floor of the 10-story, 100,000-square-foot building, which was originally constructed in 1935. Brad Gerla, Jonathan Cope and Masha Dudelzak of CBRE represented the landlord, an entity doing business as 52 Duane Associates, in the lease negotiations. Elizabeth Martin of E.L. Martin Partners represented the tenant.
