PHILADELPHIA — New Jersey-based DIGroup Architecture has relocated its Philadelphia office to Budd Bioworks. The 450,000-square-foot office and life sciences campus is a redevelopment of the former manufacturing facility of automotive parts provider The Budd Co. The square footage of the new office space was not disclosed. A partnership between New York City-based developer The Plymouth Group and private investment firm Centerbridge Partners owns Budd Bioworks.

Pebb Capital Signs 136,852 SF of Leases at Sundy Village Mixed-Use Development in Delray Beach, Florida

DELRAY BEACH, FLA. — Pebb Capital has signed 136,852 square feet of retail, restaurant and commercial office leases at Sundy Village, a mixed-use development underway in Delray Beach. The new tenants include communications infrastructure provider Vertical Bridge, Barcelona Wine Bar and a Schulson Collective project by chef and restauranteur Michael Schulson. Additionally, Pebb Capital will relocate its Boca Raton headquarters to Sundy Village in one of the property’s standalone office buildings, taking approximately 5,600 square feet of office space. The firm has also signed a 79,141-square-foot lease on the neighboring block, located at 100 S.E. 1st Ave., for a build-to-suit corporate headquarters relocation of an undisclosed, publicly traded company. Sundy Village will span across six buildings on approximately seven acres at 22 W. Atlantic Ave. Joe Freitas and John Criddle of CBRE oversee the Sundy Village’s office leasing, and Sara Wolfe of Vertical Real Estate handles retail leasing. Pebb Capital broke ground on the project in February, with delivery estimated for summer 2024. The project team includes Gensler and RLC Architects.
VERNON HILLS, ILL. — Picklemall Inc. has leased 46,000 square feet at 5555 Town Line Road in the Chicago suburb of Vernon Hills. The site will serve as a flagship location for the startup, which aims to establish 50 pickleball facilities nationwide within the next two years. Transwestern’s sports and entertainment group, led by Tim Katt and Larry Serota, is the exclusive real estate provider for Picklemall. Led by CEO West Shaw and backed by billionaire financier and Major League Pickleball founder Steve Kuhn, Picklemall is an indoor pickleball concept that capitalizes on vacant mall space. Picklemall’s Vernon Hills location takes the space formerly occupied by Toys “R” Us. The build-out of the facility is slated for completion in the first quarter of 2024.
NEW YORK CITY — Advantage Capital Holdings has signed a 10,000-square-foot office lease at 1180 Avenue of the Americas in Midtown Manhattan. The 398,937-square-foot building recently underwent a value-add program. Bryan Boisi, Michael Baraldi, Harry Blair and Mark Boisi of Cushman & Wakefield represented the landlord, Northwood Investors, in the lease negotiations. Justin Myers and Dennis Someck of Lee & Associates represented the tenant, which is taking space on the 21st floor.
ARLINGTON, TEXAS — Lee & Associates has negotiated a 26,082-square-foot industrial lease in Arlington. According to LoopNet Inc., the building at 2030 E. Arbrook Blvd. was constructed in 2019 and totals 75,712 square feet. Reid Bassinger and Michael Lee of Lee & Associates represented the tenant, US Elogistics Service Corp., in the lease negotiations. Mark Graybill, also with Lee & Associates, represented the landlord, Mississippi-based EastGroup Properties Inc.
DORAL, FLA. — Cushman & Wakefield has negotiated a 131,411-square-foot industrial lease at Bridge Point Doral, a 175-acre industrial park in Doral, a suburb of Miami. The tenant, an unnamed Fortune 50 food distributor, will fully occupy Building 6 upon its completion in mid-2024. Multiple media outlets are reporting that the tenant is snack giant Frito-Lay, a subsidiary of PepsiCo. Wayne Ramoski, Gian Rodriguez, Skylar Stein and Ivanna Leitner Perez of Cushman & Wakefield represented the developer and owner, Bridge Industrial, in the lease negotiations. Jeff Hartsook and Adam Talbot of Cresa represented the tenant. Bridge Point Doral will ultimately span 2.6 million square feet, the first phase of which will feature 1.2 million square feet.

GENEVA, ILL. — Bullfrog International, a designer and manufacturer of a high-end line of hot tubs, has signed a 10,200-square-foot lease at Randall Square shopping center in Geneva. The lease marks the third location for Bullfrog in the Chicago market in the last few months. Rick Scardino, Michael Petrik and Sean Bishop of Lee & Associates represented the tenant. Branden Reedy and Jimmy Danaher of CBRE represented the landlord, an entity doing business as In Retail Fund Randall Square LLC. The shopping center totals 250,000 square feet and is located near Randall Road and Fabyan Parkway.
DETROIT — Interior Environments has inked a 6,117-square-foot office lease at the Burns & Wilcox building, which is located at 119 State St. in Detroit. Steve Eisenshtadt, Andrew Bower and Jordan Friedman of Friedman Real Estate represented the undisclosed landlord. The tenant has launched the nation’s first minority-owned office furniture dealership, according to Friedman.
CARROLLTON, TEXAS — Lee & Associates has negotiated a 21,000-square-fooot industrial lease in the northern Dallas metro of Carrollton. According to LoopNet Inc., the property at 1515 Monetary Lane was built in 1980 and totals 116,579 square feet. Adam Graham and Nathan Denton Lee & Associates represented the landlord, GID Industrial, in the lease negotiations. Rich Young Jr. of Rich Young Co. represented the tenant, Binford Supply Co.
