SANTA MONICA, CALIF. — Barnes & Noble will open a store within a 21,000-square-foot space at Third Street Promenade in Santa Monica. This marks the return of the retailer to the property following a five-year hiatus. Other new tenants at the center include fitness brand JOHN REED and pickleball venue Pickle Pop.

FORT WORTH, TEXAS — Simmons Bank has signed a 26,982-square-foot office lease renewal at Overton Centre, a two-building, 417,465-square-foot complex in southwest Fort Worth. The property offers amenities such as a newly renovated lobby, deli and a fitness center. Matt Carthey and Jake Neal of Holt Lunsford Commercial represented the landlord, an entity doing business as FLDR/TLC Overton Centre LP, in the lease negotiations. Simmons Bank was self-represented.
RALEIGH, N.C. — Six new tenants have signed leases at The Grove, an office redevelopment project currently underway in Raleigh. The new tenants include Allbridge, BWE, EDSA, RHA Wealth and VetPride Services. The Grove, which is now roughly 30 percent preleased, features 152,000 square feet of office and 16,000 square feet of amenity space across two buildings. Amenities at the property include conference facilities, a 5,000-square-foot gym, indoor pickleball courts, a covered porch, library and café/bar. CBRE|Raleigh’s Investor Leasing Group represented the landlord, Chartwell Property Group, in the leasing negotiations.
NEW YORK CITY — A partnership between Tiger Woods, Justin Timberlake, NEXUS Luxury Collection and 8AM Golf have opened a 22,000-square-foot sports and entertainment bar between Bryant Park and Grand Central Station in Manhattan. Dubbed T-Squared Social, the venue offers an array of golf simulators, duckpin bowling and darts, as well as food and drink. ForrestPerkins designed the space, which features 24-foot open ceilings, a 32-foot bar, dining and lounge areas and a private event room.
DALLAS — Marketing and communications firm Moroch Partners has signed a 24,000-square-foot office lease at 147 Manufacturing Drive in the Dallas Design District. The firm is relocating from Hall Street at The Centrum and plans to move its employees into its new headquarters space in 2024. Paul Wittorf, Kim Brooks, Laney Delin and Collin Burwinkel of Transwestern represented the landlord, Dallas-based Quadrant Investment Properties, in the lease negotiations. Jihane Boury and Clay Vaughn of Savills represented the tenant.
RICHMOND, TEXAS — Swig, a Utah-based drink concept with 54 locations across four states, will open a 19,161-square-foot beverage fountain in the southwestern Houston suburb of Richmond. The space will be situated on a pad site that is under construction at Grand at Aliana, a development by Houston-based NewQuest Properties. Jeff Hayes and Travis Waltmon of Paul Duro Commercial Partners represented Swig, which is targeting a January opening, in the lease negotiations.
DEVENS, MASS. — Colliers has negotiated a 101,000-square-foot life sciences lease at Pathway Devens, a 45-acre campus located about 50 miles northwest of Boston. John Carroll III and Kevin Brawley of Colliers represented the tenant, Ascend Elements, which produces parts for lithium ion batteries, in the lease negotiations. Brian McKenzie and Alex Plaistead of CBRE represented the landlord, Boston-based King Street Properties. The deal brings the first phase of the development to full occupancy.
DES PLAINES, ILL. — Advanced Plastic Corp. has signed an 87,703-square-foot industrial lease in the Chicago suburb of Des Plaines. The custom plastic extrusion company will occupy the entire building, which is located on Marshall Drive. Rick Anesi of Lee & Associates of Illinois represented the tenant. Jeff Janda, John Cassidy and Brad Simousek of Lee & Associates of Illinois represented the owner, DRA Advisors.
Comstock Signs Two Restaurant Tenants for Phase II of Reston Station in Northern Virginia

RESTON, VA. — Comstock Holding Cos. Inc. has signed two new restaurants to join the second phase of Reston Station, a mixed-use development underway in Northern Virginia. The new tenants are Noku Sushi, a Virginia-based fast-casual sushi and ramen restaurant, and Tous les Jour, a bakery chain. Both tenants will occupy ground-level retail space at 1800 Reston Row Plaza, the first of two trophy office towers under development in Phase II. Both restaurants are slated to open in 2025. Michael Kang of Rappaport represented the tenants in both transactions. Other committed commercial tenants set to open at Reston Station include Vida Sport & Fitness, Ebbitt House and Puttshack.
HOUSTON — Power Electronics USA, a provider of renewable energy solutions, has signed a 166,250-square-foot industrial lease at Airtex Commerce Center in Houston. According to LoopNet Inc., the rear-load building at 431 E. Airtex Drive was built in 2015 and features 32-foot clear heights. Ben Condara, John Nicholson and Robyn Hurrell of Colliers represented the tenant in the lease negotiations. Brian Gammill, Darryl Noon and Craig Bean of Transwestern represented the landlord.
