CHICAGO — James Beard award-winning Chef Johnny Clark is set to open Anelya, a Ukrainian restaurant, in Chicago’s Avondale neighborhood in October. The restaurant’s name and inspiration are derived from Clark’s grandmother. Diners at Anelya will receive a Zakusky tower at their table that will carry various Ukrainian-style small plates like sliced and cured meats, pickled vegetables, fish and other hors d-oeuvres. Zakusky, or table offerings, is one of the most recognizable aspects of Ukrainian dining. Diners will select starters from the tower before heading on to other a la carte offerings. Chef Clark’s main menu will feature creative takes on staple dishes like Varenyky, which are similar to pierogis or ravioli, and Holubsi, which is stuffed cabbage. The wine program at Anelya will feature many styles and varietals imported from exclusively eastern Europe. The cocktail program will feature takes on traditional favorites named for Ukrainian folk heroes like Taras Shevchenko, like a shaken horseradish martini. There will be nonalcoholic drinks like a homemade kvass, which is a naturally fermented beverage resembling kombucha. Cushman & Wakefield Arranges $21M Sale-Leaseback of Industrial Development Site in Pinellas Park, Florida

PINELLAS PARK, FLA. — Cushman & Wakefield has arranged the $21 million sale-leaseback of a 29.5-acre industrial site located at 3565 126th Ave. in Pinellas Park. Albany Road Real Estate Partners purchased the site from Gaston Trees Debris Recycling, which is leasing back 10 acres at the site. Rick Brugge, Mike Davis, Rick Colon, Dominic Montazemi, John Jackson, J.T. Faircloth, Casey Perry, Cassandra Hernandez and Chloe Strada of Cushman & Wakefield represented the seller in the transaction. Jingoli Power leases 12 acres at the site, and the remaining 7.5 acres is available for lease. Situated less than five miles from the St. Pete-Clearwater International Airport, the site is zoned for up to 450,000 square feet of industrial development.
Lee & Associates Negotiates Two Leases at New Heights Industrial Park in Hagerstown, Maryland Totaling 58,750 SF

HAGERSTOWN, MD. — Lee & Associates has negotiated two leases at New Heights Industrial Park in Hagerstown totaling 58,750 square feet. The 900,000-square-foot industrial park is located at 18450 Showalter Road, less than one mile from Hagerstown Regional Airport and I-81. The new tenants joining New Heights include Tomu Inc., a prefabricated modular buildings system user that is leasing 15,000 square feet, and Pycube, a Virginia-based healthcare asset management firm that is leasing 43,750 square feet. Joel Kreider and Ed Skonecki of Lee & Associates represented the landlord, a joint venture between Bluestone Group and The Langer Co., in both lease transactions. With this leasing activity, the project is approximately 82 percent leased.
NORTH RICHLAND HILLS, TEXAS — Houston-based NewQuest Properties has secured a 27,941-square-foot retail lease at Rufe Snow Village in North Richland Hills, a northeastern suburb of Fort Worth. Austen Baldridge and Bob Conwell of NewQuest represented the tenant, an entity doing business as TX Thrift LLC, in the lease negotiations. Stone Beyer and Taylor Marks of Woodcrest Capital represented the undisclosed landlord.
OVERLAND PARK, KAN. — TruHome Solutions, a financial services company offering mortgage lending services, has signed a 36,000-square-foot office lease at the Aspiria campus in Overland Park. The company plans to move in the first quarter of 2024, bringing 220 employees. Michael VanBuskirk and Trey DeRousse of Newmark Zimmer represented the tenant. Hunter Johnson of Occidental Management represented the landlord on an internal basis.
DALLAS — A partnership between two locally based developers, KDC and Pacific Elm Properties, will develop Parkside, a 500,000-square-foot office building that will be located at the corner of North Harwood Street and Woodall Rodgers Freeway in Uptown Dallas. Bank of America has committed to be the building’s anchor tenant with a 238,000-square-foot lease, and upon move-in, the building will become known as Bank of America Tower at Parkside. Construction is scheduled to begin before the end of the year, with delivery slated for the first half of 2027. Corgan is the project architect. Andy Leatherman of JLL represented Bank of America in the lease negotiations. Aarica Mims of KDC and Sara Terry of Pacific Elm Properties represented ownership on an internal basis.
First Round of Retail Tenants Sign Leases at Nora Development in Downtown West Palm Beach

WEST PALM BEACH, FLA. — The first round of retail and restaurant tenants have signed leases to join the commercial district at Nora, a mixed-use development underway in downtown West Palm Beach. A partnership between West Palm Beach-based NDT Development, Miami-based Place Projects and Greenwich, Conn.-based Wheelock Street Capital is developing Nora. The lineup of new tenants includes three food-and-beverage concepts: Loco Taqueria & Oyster Bar, H&H Bagels and Van Leeuwen Ice Cream. The roster will also include two fitness concepts: [solidcore] and Rumble Boxing. The first phase of Nora will comprise 25 eateries and several shops and wellness concepts along North Railroad Avenue. Nora will also include boutique and creative offices and a 201-room hotel that will be developed by a partnership between BD Hotels and Sean MacPherson.
KEARNY, N.J. — CBRE has secured a 63,902-square-foot industrial lease in the Northern New Jersey community of Kearny. The site at 20 Basin Drive is situated within the four-building Kearny Point Industrial Park. Kevin Dudley, Nicholas Klacik, Chad Hillyer and Kate Granahan of CBRE represented the landlord, New York City-based Hugo Neu Corp., in the lease negotiations. Jimo Liu with Avison Young represented the tenant, logistics firm Global Courier Express.
NEW YORK CITY — LaCoste USA has signed an 18,364-square-foot office lease at 136 Madison Avenue in Midtown Manhattan. The French apparel and accessories retailer will occupy the entire penthouse floor of the 17-story, 300,000-square-foot building. Eric Deutsch, Jared Freede and Anthony Manginelli of CBRE, in conjunction with internal agent Freddie Majid, represented Lacoste USA in the lease negotiations. Mac Roos, Andrew Roos, Michael Cohen and Jessica Verdi of Colliers represented the landlord, Williams Equities. The move-in is scheduled for the second quarter of next year.
CHICAGO — Ferrero North America has opened its new Innovation Center and North America R&D Labs in Chicago. The 45,000-square-foot project, located in the historic Marshall Field & Co. building, brings together Ferrero’s R&D teams from throughout the U.S. and houses teams working on Keebler, Famous Amos, Mother’s, Fannie May and other brands. There are more than 150 employees. The investment further expands Ferrero’s footprint in Illinois. The company manufactures Butterfinger and Baby Ruth products at its plant in Franklin Park, and Keebler products on 110th Street in Chicago. The Ferrero manufacturing campus in Bloomington produces Crunch, 100 Grand and other products, and will soon include a new chocolate processing facility and a new Kinder Bueno production facility. Brookfield Properties operates the Marshall Field building, which is designated as a Chicago Landmark, a National Historic Landmark and has been listed on the National Register of Historic Places since 1978. In 2021, Brookfield completed a major restoration and overhaul to convert the former department store into a modern office building. The property rises seven stories and totals 636,000 square feet.
