Scheels to Open 240,000 SF Sporting Goods Store in Metro Austin

CEDAR PARK, TEXAS — Scheels, an employee-owned sporting goods retailer based in Fargo, N.D., plans to open a 240,000-square-foot store in Cedar Park, a northern suburb of Austin. The store will be the retailer’s second “All Sports” location to open in Texas, joining a store at Grandscape in The Colony that opened in 2020. Scheels plans to employ more than 500 associates at the store, most of whom will be local to Cedar Park. The Cedar Park Scheels is the second anchor tenant announced for CedarView, a mixed-use development that will also feature a 1.2 million-square-foot Nebraska Furniture Mart (NFM), a convention center and a hotel with at least 250 rooms. CedarView will be situated on a 118-acre site near the H-E-B Center. NFM is the master developer of both CedarView and Grandscape. The new Scheels store will stock more than 1 million pieces of inventory throughout 75 specialty departments and boutiques. The property will also host entertainment attractions, including a 65-foot Ferris Wheel, 16,000-gallon saltwater aquarium, a wildlife mountain and Fuzzyiwig’s Candy Shop. North Texas Amusement Signs 16,000 SF Industrial Lease Renewal in Fort Worth

FORT WORTH, TEXAS — North Texas Amusement, a provider of coin-operated jukeboxes, has signed a 16,000-square-foot industrial lease renewal at Riverbend Business Park in Fort Worth. The 32-building, 1.4 million-square-foot development is located on the city’s northeast side. William Wilson and George Jennings of Holt Lunsford Commercial represented the landlord, Riverbend Properties, in the lease negotiations. The tenant was self-represented.

Mainfreight Signs 57,100 SF Build-to-Suit Lease for Freight Terminal in Carol Stream, Illinois

CAROL STREAM, ILL. — Mainfreight has signed a build-to-suit lease for a 57,100-square-foot freight terminal in the Chicago suburb of Carol Stream. Chicago-based Timber Hill Group owns the property in a joint venture with Champion Realty Advisors. TH LLC, a special purpose entity managed by Timber Hill and Champion, acquired the site in May. Mainfreight’s new terminal will feature 81 dock doors and parking for 92 cars, 88 trailers and 44 tractors. There will also be a 70-foot-wide dock area and a 20,000-square-foot, two-story office space complete with a kitchen and locker rooms. The facility will serve as Mainfreight’s North American headquarters. Construction is scheduled to begin in November with completion slated for early 2025. Mainfreight is a New Zealand-based logistics company providing end-to-end freight service solutions, including warehousing, domestic distribution and international air and ocean services. The company operates in 26 countries with more than 11,000 employees. Mainfreight currently has an office in Franklin Park, Ill. The project in Carol Stream is the first of two terminal build-to-suits that Timber Hill and Champion are developing on behalf of Mainfreight.

Skender Completes Interior Construction on 50,000 SF Office for AIT Worldwide Logistics in Itasca, Illinois

ITASCA, ILL. — Skender has completed interior construction on the new 50,000-square-foot office for AIT Worldwide Logistics at Two Pierce Place within the Hamilton Lakes Business Park in Itasca. AIT, a global supply chain solutions company, occupies floors 20, 21 and 25 within the 25-story, 494,000-square-foot office tower. The build-out included 210 workstations, 43 enclosed offices, nine conference rooms, a boardroom, 2,000-square-foot café, dedicated reception area and game room, along with several collaboration areas throughout the floors. The project team included Partners by Design as architect, RLE as owner’s represtnative and Advance Consulting Group as engineer.

GRAND RAPIDS, MICH. — Radiant Smiles has opened a 2,489-square-foot dental office at 4650 Plainfield Ave. in Grand Rapids. Hillary Taatjes Woznick and Doug Taatjes of NAI Wisinski of West Michigan represented the landlord, Comprehensive Engineering, in the lease. Ryan Gillespie of CARR Realty represented the tenant. Comprehensive Engineering purchased the building in 2021 and also occupies space within it.

Electric Shuffle to Open 10,000 SF Entertainment Center in Manhattan’s NoMad District

NEW YORK CITY — Electric Shuffle, a concept that features high-tech shuffleboard, food and drinks, will open a 10,000-square-foot entertainment center on the second floor of the new Virgin Hotel in Manhattan’s NoMad district. John Few of SRS Real Estate Partners represented Electric Shuffle in the lease negotiations. Adam Weinblatt of Newmark, along with internal agent Richard Tang, represented the landlord, The Lam Group. The opening is slated for next spring.

VICI Acquires 38 Bowling Alleys from Bowlero in $432.9M Sale-Leaseback Deal

MECHANICSVILLE, VA. — VICI Properties Inc. has acquired 38 bowling alleys from Mechanicsville-based Bowlero Corp. in a sale-leaseback transaction for a total $432.9 million. Bowlero will now occupy the properties, which are located across 17 states, on a triple-net-lease basis. Initial annual rent for the lease will total $31.6 million. The deal also included an eight-year right of first offer (ROFO) term for VICI to purchase Bowlero’s real estate assets. J.P. Morgan acted as financial advisor to VICI in the transaction, and Hogan Lovells US LLP and Kramer Levin Naftalis & Frankel LLP provided legal counsel. VICI Properties Inc. is an experiential REIT that owns one of the largest portfolios of gaming, hospitality and entertainment destinations, including Caesars Palace Las Vegas, MGM Grand and the Venetian Resort Las Vegas. Bowlero is a publicly traded company that operates 325 bowling alleys across North America. Earlier this year, Bowlero acquired the Lucky Strike Entertainment LLC brand, which operated 14 locations across nine states. In 2019, the company purchased the Professional Bowlers Association.

GREER, S.C. — Red Rock Developments has signed a 304,884-square-foot lease at the developer’s speculative warehouse in Greer, about 12 miles from Greenville, S.C. Delivered in August, the property is situated within the second phase of Smith Farms Industrial Park, an industrial park that Red Rock owns with capital partner LXP Industrial Trust. Dunlop Sports Americas will fully occupy the building, which features 36-foot clear heights, shipping/receiving offices and dock packages with 40,000-pound hydraulic levelers, seals, dock fans and lights. Marcus Cornelius, Trey Pennington and Jeff Benedict of CBRE represented Red Rock in the lease negotiations. Jeff Head and Tommy Turner of Newmark represented the tenant.

Hertha Metals Signs 18,017 SF Industrial Lease in Conroe, Texas

CONROE, TEXAS — Hertha Metals, a provider of sustainable steelmaking solutions, has signed an 18,017-square-foot industrial lease at Northstar Industrial Park in Conroe, about 40 miles north of Houston. The 79-acre development currently houses five buildings and could ultimately feature up to 750,000 square feet of distribution and manufacturing space once the undeveloped 31.5 acres are built out. Drew Coupe and Dawson Smith of Avison Young represented the landlord, BAUER Group, in the lease negotiations. John Hornbuckle of Cypressbrook Co. represented the tenant.

Oxford Partners Negotiates 14,228 SF Industrial Lease Renewal, Expansion in West Houston

HOUSTON — Locally based brokerage firm Oxford Partners has negotiated a 14,228-square-foot industrial lease renewal and expansion at 16802-16810 Barker Springs Road in West Houston. According to LoopNet Inc. the building was originally constructed in 1979 and totals 73,784 square feet. Ryley Caton of Oxford Partners represented the tenant, Groninger Cleaning Systems, in the lease negotiations. Carter Holmes of Cushman & Wakefield represented the landlord, an entity doing business as BPREP PARK 10 LLC.
