PHILADELPHIA — CBRE has negotiated a 29,000-square-foot healthcare lease in Philadelphia. According to LoopNet Inc., the six-story, 29,130-square-foot building at 3261 Tulip St. was originally constructed in 1960. Les Haggett and Kieara Hill of CBRE represented the tenant, Florida-based provider Praesum Healthcare Services, in the negotiations for the full-building lease. The name and representative of the landlord were not disclosed.

FORT WORTH, TEXAS — Monster Energy Co. has signed a 217,537-square-foot industrial lease at Everman Trade Center, a four-building, 457,745-square-foot development in Fort Worth. Rick Ellison of Cushman & Wakefield represented the beveragemaker in the lease negotiations. Matt Carthey and Thomas Grafton of Holt Lunsford Commercial represented the landlord, Boston-based Cabot Properties.

JACKSONVILLE, FLA. — JLL has arranged a new lease at Riverplace Tower, a 470,000-square-foot office property located at 1301 Riverplace Blvd. in Jacksonville. Rogers Towers, a law firm, will occupy two floors at the tower through 2037, with the possibility of an extension. Acram Group is the landlord at the property, which is currently undergoing a $10 million capital improvement plan. Michael Loftin and Jesse Shimp of JLL represented Acram in the leasing lease negotiations. Jim Sebesta of Newmark Phoenix Realty Group represented the tenant.

FAIRVIEW, TEXAS — Larks Entertainment, a retail concept that features shuffleboard, food and beverages, will open a 25,000-square-foot entertainment center in Fairview, about 35 miles north of Dallas. The venue will be located within Fairview Town Center and is scheduled for a December opening. Joseph Williams of The Woodmont Co. represented the tenant in the lease negotiations. Walt Davis internally represented the landlord, Lincoln Property Co.

DALLAS — Noodoe Inc., a Taiwanese provider of operating systems for electric vehicles, will open an 8,381-square-foot flex facility at 2600 Technology Drive in Plano. According to LoopNet Inc., the complex was built on 5.3 acres in 1998 and totals 82,545 square feet. Joe Santaularia of Bradford Commercial Real Estate Services represented Noodoe in the lease negotiations. Brian Pafford and Jared Laake, also with Bradford, represented the landlord.

VOORHEES, N.J. — Relievus, a provider of pain management treatments and procedures, has signed a 7,000-square-foot office lease in the Southern New Jersey community of Voorhees. According to commercialcafé.com, the 50,109-square-foot building at 400 Laurel Oak Road was constructed on 5.3 acres in 1989. Adam Rose of Rose Commercial Real Estate represented the tenant in the lease negotiations. Brett Davidoff, also with Rose Commercial Real Estate, represented the unnamed landlord.

ELMHURST AND ADDISON, ILL. — Lee & Associates has negotiated two industrial leases totaling 67,244 square feet in DuPage County. Woodland Group, a privately owned logistics, e-commerce and supply chain management company, signed a 38,475-square-foot lease renewal at 325 W. Lake St. in Elmhurst. Kenneth Franzese and John Cassidy of Lee & Associates of Illinois represented the tenant, while Tom Maher of Hamilton Partners represented the landlord. Bauderer Packaging signed a 28,769-square-foot lease at 775 Belden Ave. in Addison. The 200,907-square-foot property is now fully occupied. Jeff Janda and Michael Plumb of Lee & Associates of Illinois represented the landlord, Link Logistics. Rick Morris of Cresa represented the tenant.

ROUND ROCK, TEXAS — Newmark has negotiated a 44,680-square-foot industrial lease extension at Corridor Park I in Round Rock, a northern suburb of Austin. The tenant, Benchmark Electronics, is also expanding its footprint at Building 6 of the development. Sherry Gubera and Joshua LaFico of Newmark represented the tenant in the lease negotiations. JLL represented the landlord.

DALLAS — Global investment advisory firm Brunswick Group has signed a 15,099-square-foot office lease at 3811 Turtle Creek Blvd. in Uptown Dallas. The 21-story, 300,961-square-foot building features a newly renovated lobby and corridors as well as new contemporary spec suites. Amenities include a fitness center, tenant wine bar and game room, outdoor patio, conference center and onsite car wash/detailing services. Kim Brooks, Justin Miller and Scott Walker of Transwestern represented the landlord, California-based investment firm KBS, in the transaction. Jihane Boury of Savills represented Brunswick Group.
