SAF Holland Group Preleases 255,672 SF Industrial Building in Rowlett, Texas

ROWLETT, TEXAS — The SAF Holland Group has preleased a 255,672-square-foot industrial building in the northeastern Dallas suburb of Rowlett. The manufacturer of parts for trailers, trucks and buses will occupy the entirety of Building 6 at Lakeview Business District, a 1.8 million-square-foot development by Jackson-Shaw. Brad Balke and Ben Wallace represented SAF Holland Group in the lease negotiations. Construction of the initial phase of Lakeview Business Center is slated for a March 2025 completion.

Haus of Tre Li Signs 16,549 SF Office Lease in North Dallas

DALLAS — Haus of Tre Li, an international home goods retailer, has signed a 16,549-square-foot office lease at 10100 N. Central Expressway in North Dallas. According to LoopNet Inc., the six-story building was constructed in 1983, renovated in 2009 and totals 94,294 square feet. Bennett Henke represented the landlord, Boxer Property Co., in the lease negotiations on an internal basis. The tenant was also self-represented.

Nuvera Fuel Cells Signs 110,684 SF Industrial Lease Renewal in Billerica, Massachusetts

BILLERICA, MASS. — Nuvera Fuel Cells has signed a 110,684-square-foot industrial lease renewal in Billerica, a northwestern suburb of Boston. The provider of clean energy solutions for various transportation industries has been a tenant at the two-building Rivertech Park for nearly two decades. Rivertech Park spans 30.5 acres and was renovated in 2021. Richard Ruggiero, Torin Taylor, Matthew Adams and Rory Walsh of Newmark represented the tenant in the lease negotiations. JLL represented the landlord.

Simon Welcomes Five Food-and-Beverage Concepts to King of Prussia Mall in Metro Philadelphia

KING OF PRUSSIA, PA. — Simon Property Group has welcomed five new food-and-beverage concepts to King of Prussia mall in metro Philadelphia. Vietnamese restaurant Saigon Eats and confectionary Neuhaus Belgium Chocolate recently debuted their eateries. Chinese restaurant Nan Xiang Xiao Long Bao and New York-based Gregory’s Coffee will open in the coming weeks. Chicken Guy!, a concept from celebrity chef Guy Fieri, opened in March.

Bloomberg Signs 946,815 SF Office Lease Extension at 731 Lexington Avenue in Manhattan

NEW YORK CITY — Bloomberg LP has signed a 946,815-square-foot office lease extension at 731 Lexington Avenue in Manhattan. The extension term is 11 years, and the business journalism organization will now keep its headquarters at the 56-story, 1.3 million-square-foot building through 2040. Developed by Vornado Realty Trust (NYSE: VNO) and owned by its affiliate, publicly traded REIT Alexander’s Inc., 731 Lexington Avenue also houses 250,000 square feet of retail and restaurant space and 105 condos. Bloomberg’s physical footprint in New York spans more than 2 million square feet across three buildings.

Curtis Nassau and Patrick Brake of RIPCO Real Estate represented the landlord, Kimco Realty. The opening is slated for the first quarter of 2025.

KING OF PRUSSIA, PA. — Simon Property Group has welcomed seven new retailers to King of Prussia mall in metro Philadelphia. Four new retailers — fashion chains Mango and Abercrombie Kids and jewelry concepts Grand Jewelers and Little Words Project — opened stores over the past three months. Women’s clothing retailer Evereve also just debuted its store. Two other lifestyle retailers — accessories provider Rothy’s and activewear brand Vuori — will open in the coming days.

Mainfreight Signs 62,000 SF Industrial Lease in Haslet, Texas

HASLET, TEXAS — Mainfreight, a logistics company based in New Zealand, has signed a 62,000-square-foot industrial lease in Haslet, a northern suburb of Fort Worth. The site at 112 Harmon Road spans 21.3 acres. The build-to-suit facility will feature 24-foot clear heights, 86 dock doors, 20,000 square feet of office space and ample trailer parking. An affiliate of Chicago-based Timber Hill Group and Champion Realty Advisors own the site and expect to complete construction of the facility by the end of the year. CBRE represented Mainfreight in the lease negotiations, and Lee & Associates represented ownership.

The store, which will be situated adjacent to a Crunch Fitness facility, will be the outdoor apparel and equipment retailer’s 11th in Texas. The store will house a full-service bike shop and is expected to employ about 40 people. The opening is slated for the fall.

Law Firm Signs 28,000 SF Office Lease at The Republic in Downtown Austin

AUSTIN, TEXAS — Los Angeles-based law firm O’Melveny & Myers LLP has signed a 28,000-square-foot office lease at The Republic, a 48-story building that is under construction in downtown Austin. The Republic is now more than 50 percent preleased and is slated for a summer 2025 completion. Jeff Welch, John Gump and Jay Austin of CBRE represented the tenant in the lease negotiations. Mark Miller and Seth Johnston of Lincoln Property Co., which owns the property in partnership with Phoenix Property Co. and DivcoWest, represented the landlord.
