VICTOR, N.Y. — Multifamily developer Morgan Properties has relocated its upstate New York office to a 17,000-square-foot space within High Point Office Park in Victor, located about 15 miles south of Rochester. The space can accommodate about 80 employees and features a break room/kitchen, private offices and workstations, conference and training rooms, meeting lounge and wellness room. Morgan Properties also has an office in South Florida in addition to its headquarters in metro Philadelphia.

NEW YORK CITY — Genius Sports, which provides data management and video streaming services to sports leagues, bookmakers and media companies, has signed an 11,870-square-foot office lease at 825 Third Avenue in Manhattan. The space spans the entire 26th floor. The 530,000-square-foot building recently underwent a $150 million capital improvement program. Joshua Berg and A.J. Dorn of Newmark represented Genius Sports in the lease negotiations. Tom Bow, Ashlea Aaron, Lauren Ferrentino and Bailey Caliban represented the landlord, The Durst Organization, on an internal basis.
DALLAS — Lee & Associates has negotiated a 28,562-square-foot industrial lease in northwest Dallas. The building at 10701 N. Stemmons Freeway totals 83,370 square feet. Adam Graham and Ken Wesson of Lee & Associates represented the landlord, Mississippi-based EastGroup Properties, in the lease negotiations. The tenant was Baker Distributing Co. No other third-party brokers were involved in the deal.
CHICAGO — GoodVets, a Chicago-based full-service veterinary care provider, has leased ground-floor retail space at Optima Lakeview, a 198-unit luxury apartment community in Chicago’s Lakeview neighborhood. The tenant is scheduled to open the 2,656-square-foot location in December. GoodVets offers a comprehensive range of veterinary services, including preventive care, surgery, dentistry and wellness programs. The Lakeview location represents the sixth Chicago-area office for GoodVets and its second within an Optima Inc. apartment building. Designed by David Hovey Sr. and completed in 2022, Optima Lakeview occupies the site of a shuttered Treasure Island Foods grocery store.
NEW YORK CITY — The Corporation for Supportive Housing has signed a 10,570-square-foot, 11-year office lease at 55 Broadway, a 363,378-square-foot building in Manhattan. The organization will occupy the entire 10th floor of the 32-story building. Aron Schreier and Jason Kroeger of Cushman & Wakefield represented the tenant in the lease negotiations. Brad Gerla, Jonathan Cope and Hayden Pascal of CBRE represented the landlord, Harbor Group International.
CHARLESTON, S.C. — Dallas-based Dalfen Industrial has signed AERO Logistics to an 80,814-square-foot lease at Eastport Distribution Center in Charleston. The tenant, which supports refrigerated supply chain efforts for third-party logistics, freight forwarding and airline cargo users, signed the five-year lease. Kevin Coats and Lee Allen of JLL represented Dalfen in the lease negotiations. Eastport Distribution Center is situated near I-26 and within 2.5 miles from Charleston International Airport.
IRVING, TEXAS — Newmark has negotiated a 162,500-square-foot industrial lease extension at International Commerce Park in Irving. According to LoopNet Inc., the building at 1011 N. 28th Ave. was built in 2006 and totals 205,000 square feet. Blake Anderson of Newmark represented the tenant, packaging and fulfillment services provider AmeriPac, in the lease negotiations. Stream Realty Partners represented the unnamed landlord.
HOUSTON — Horizon Forest Products has signed a 30,600-square-foot industrial lease at 9284 Baythorne Drive in northwest Houston. Jon Michael, Ed Bane and J.D. Dieckman of Bridge Commercial Real Estate represented the landlord, Teachers Insurance & Annuity Association of America (TIAA) in the lease negotiations. George Montes of locally based brokerage firm Cypressbrook Co. represented the tenant.
PHILADELPHIA — Global law firm Goodwin has signed a 31,500-square-foot office lease at Schuylkill Yards, a mixed-use development in Philadelphia’s University City district. In early 2024, the firm will relocate from One Commerce Square to the entire eighth floor and part of the seventh floor of the 28-story building at 3025 JFK Blvd. Locally based REIT Brandywine Realty Trust (NYSE: BDN) owns Schuylkill Yards. Greg Soffian of Savills represented Goodwin in the lease negotiations.
Portman Adds Retrograde Coffee, Social Cantina to Starling Apartment Tower Underway in Nashville

NASHVILLE, TENN. — Atlanta-based Portman has signed two new food-and-beverage tenants to occupy commercial space at Starling, a 363-unit apartment tower underway in Nashville’s Germantown neighborhood. The new tenants include Retrograde Coffee, a neighborhood coffeeshop, and Social Cantina, a modern Mexican restaurant and tequila bar. The coffeeshop will be the first café to front the Cumberland River Greenway, which Portman will expand to directly interface with the Starling tower, and the restaurant will be the first Southeast location for Social Cantina and will feature an outdoor patio. In addition to 17,000 square feet of commercial space, Starling will feature a game room, library, coworking space and a rooftop pool deck overlooking First Horizon Park. Portman plans to deliver the first units in January and fully complete the project in March. In addition to Starling, Portman’s current Nashville projects include the 1,475-unit Eleven North residential development that will break ground in 2025 and the recently delivered Moore Building in Music Row.
