GRAND PRAIRIE, TEXAS — MHC Truck Leasing has signed a 20,020-square-foot industrial lease at 2626 W. Pioneer Parkway in Grand Prairie, located in the central part of the metroplex. The site spans 5.2 acres, and the building was completed in 2022, according to LoopNet Inc. Jarrett Huge and Alex Wilson of Lee & Associates represented tenant and the landlord, an entity doing business as Abdalla 2816 Pioneer LLC, in the lease negotiations.

CLAYTON, MO. — U.S. Capital Development (USCD) has completed the lease-up of Forsyth Pointe, a 14-story office building totaling 226,000 square feet in the St. Louis suburb of Clayton. Emerson leased the remaining 105,000 square feet at the building as the new home for its global corporate headquarters. With the lease signing, the property will be renamed Emerson Tower. UMB Bank provided financing for the project. Amenities at Emerson Tower include a conference center and the Garden Terrace, which features one acre of green space, various seating areas, a putting green, fire pits and a 7,000-square-foot fitness center. USCD served as developer and Brentwood-Forsyth Partners 1 LLC is the owner.

CHICAGO — Peak Realty Chicago has begun leasing efforts for a new 35-unit apartment building located at 2317 N. Clark St. in Chicago’s Lincoln Park neighborhood. The boutique development is located on the site of a former Walgreens. So far, 20 percent of the units have been leased in two weeks. The three-story building offers floor plans ranging from one- to three-bedroom units. Greif Properties was the developer.

HOUSTON — Ashford Dairy has signed a 52,000-square-foot industrial lease at The Business Center at Five Corners in southwest Houston. The space includes a commissary, test kitchen and a refrigerated storage area. Owned by Levey Group and ANICO Eagle, The Business Center at Five Corners spans 550,000 square feet across five buildings. Nathan Wynne, Joseph Smith and Savannah Smith of CBRE represented Levey Group in the lease negotiations. Will Clay of JLL represented the tenant.

NEWTON, MASS. — Spindrift, a provider of sparkling water, has renewed and expanded its headquarters space at Chapel Bridge Park, an office and life sciences development located in the western suburb of Boston of Newton. The tenant now occupies more than 20,000 square feet at the eight-building, 250,000-square-foot campus, which is owned by The Bulfinch Cos. Jared Pimm of CBRE represented Spindrift in the lease negotiations.

HOUSTON — Porcelanosa USA, a distributor of tile, flooring and other building materials, has signed a 70,000-square-foot industrial lease at The Business Center at Five Corners in Houston. Owned by Levey Group and ANICO Eagle, the 550,000-square-foot development consists of five buildings on a 44-acre site on the city’s southwest side. Buildings range in size from 69,000 to 139,000 square feet and feature a mix of front-load, cross-dock and rear-load configurations and 28- to 32-foot clear heights. Nathan Wynne, Joseph Smith and Savannah Smith of CBRE represented Levey Group in the lease negotiations. John Talhelm of JLL represented the tenant.

HOUSTON — Local brokerage firm Oxford Partners has negotiated a 4,671-square-foot office lease at 2929 Allen Parkway in Houston. The 43-story building, which is located just west of the downtown area, was originally constructed in 1982 and totals 952,080 square feet, according to LoopNet Inc. D.J. Hale of Oxford Partners represented the tenant, Nguyen Office PLLC, in the lease negotiations. Kristin Rabel of CBRE represented the landlord.

CROFTON, MD. — Jersey Mike’s Subs and Bruster’s Ice Cream have signed leases to join the tenant roster at Seven Oaks Shopping Center, a Weis Markets-anchored retail center in Crofton. The two brands are dividing a 3,046-square-foot retail pad site at 2288 Blue Water Blvd. Brandon Howard of Divaris Real Estate represented the undisclosed landlord in the lease negotiations. He has also negotiated all the inline retail vacancies at Seven Oaks and is marketing a build-to-suit opportunity for a 5,000-square-foot pad site next to the Jersey Mike’s and Bruster’s. Seven Oaks is situated one block from the Fort Meade campus and about 20 miles south of Baltimore.

NEW YORK CITY — Vera Wang has signed a 26,708-square-foot office lease at 500 Park Avenue in Manhattan’s Plaza District. The fashion designer is relocating from 15 East 26th St. and will occupy the entire fifth floor and part of the seventh floor. The complex comprises the 11-story former Pepsi-Cola Building that was constructed in 1960 and the 40-story 500 Park Tower that was built in 1984. Cynthia Wasserberger, Frank Doyle and Michael Pallas of JLL represented the undisclosed landlord in the lease negotiations. Jeff Peck, Daniel Horowitz and Christopher Foerch of Savills represented Vera Wang.

BOSTON — The LEGO Group has chosen 1001 Boylston St. in Boston’s Back Bay neighborhood as the location of its new Americas head office when the company relocates in 2026. LEGO first announced in January that it would be relocating from its current base in Enfield, Conn. Samuels & Associates is the developer of 1001 Boylston St., which will feature 450,000 square feet of office and life sciences space, 35,000 square feet of shops and restaurants, new public plazas and a CitizenM hotel over the Massachusetts Turnpike. The project is slated to open in 2024. Amenities at the property will include a fitness center, wellbeing room, parent room and onsite parking and bike storage. The building was designed to achieve multiple sustainability certifications: LEED Gold, WELL Gold and WELL Core Gold v2. Elkus Manfredi served as the project architect. Spread over five floors and more than 100,000 square feet, LEGO’s new office will feature areas for collaboration as well as “concentrative work zones.” The site is accessible for employees walking and cycling to work, and is situated near Green Line and Orange Line public transit stops.
