ATLANTA — Trammell Crow Co. and partner Georgia Advanced Technology Ventures (GATV) have topped out Science Square Labs, a 13-story research-and-development (R&D) facility located adjacent to the Georgia Tech campus in Atlanta. GATV is a cooperative organization of Georgia Tech. The 368,258-square-foot building is part of the first phase of Science Square, an 18-acre mixed-use development that will offer laboratory, R&D offices, dining options and residences. Brasfield & Gorrie is the general contractor on Phase I of Science Square. Also part of the first phase is a 280-unit residential tower by High Street Residential, an affiliate of Trammell Crow Co. The developers aim to deliver Phase I in the first quarter of 2024. Designed by Perkins & Will, Science Square Labs will feature wet and dry laboratories, collaborative spaces, food-and-beverage outlets, a fitness center, interactive conference rooms, indoor/outdoor lounge, catering kitchen and six “graduator” speculative lab/office suites that will accommodate growing life sciences firms. Additionally, Cherry Street Energy is installing a 38,000-square-foot solar panel array atop the parking garage. DALLAS — Bradford Commercial Real Estate Services has negotiated an 8,247-square-foot office lease at 4514 Travis St. in the Knox-Henderson area of Dallas. The tenant, real estate services firm Douglas Elliman Inc., is tripling the size of its Dallas office within Travis Walk, a 100,000-square-foot building. Melanie Hughes and Richmond Collinsworth of Bradford Commercial represented the undisclosed landlord in the lease negotiations.
HOUSTON — Liberty Litigation Support has signed a 4,207-square-foot office lease at 12777 Jones Road in northwest Houston. According to LoopNet Inc., the four-story building was constructed in 1982, renovated in 2021 and totals 119,388 square feet. Chase Mcateer of Oxford Partners represented the tenant in the lease negotiations. Adam Strauss of Belvoir Real Estate Group represented the landlord on an internal basis.
NEW YORK CITY — Sprinklr (NYSE: CXM), a provider of customer management software, has signed a 23,623-square-foot office lease at Hudson Commons in Manhattan. The company will occupy the entire 12th floor of the 25-story, 697,960-square-foot building. Evan Haskell, Ben Joseph, James Ackerson and Howard Fiddle of CBRE, along with internal agents Ian Gaffney and Taber Brown, represented the landlord, CommonWealth Partners, in the lease negotiations. PITTSBURGH — Champion Container Corp., a New Jersey-based distributor of packaging containers, has signed a 44,569-square-foot industrial lease at The River Avenue Distribution & Technology District in Pittsburgh. The tenant is consolidating two smaller distribution hubs within Building 8 at the development, the site of which was the original H.J. Heinz manufacturing campus. Michael Stuart of CBRE represented Champion Container Corp. in the transaction. Golden East Investors owns the property.
CHICAGO — Sterling Bay has begun pre-leasing efforts for The Dylan, a 282-unit luxury apartment tower in Chicago’s Fulton Market. Developed in partnership with Ascentris and designed by bKL, The Dylan features a variety of floor plans ranging from 526 to 1,669 square feet. Sterling Bay Design Studio and Chicago-based firm Harken Interiors selected the in-unit finishes. Residents have access to more than 15,000 square feet of outdoor amenity space, including a rooftop pool and fifth-floor deck featuring fire pits, grill stations, outdoor fitness options and a dog play area. First move-ins are expected in October. Monthly rents start at $2,120. The Dylan also offers 28 units of income-based housing. Residents of The Dylan will also enjoy access to SBX, Sterling Bay’s proprietary tenant experience portal offering community programming. The Dylan will host private events such as local boutique pop-ups, exclusive chef tastings and arts and culture classes. Farpoint Signs Trendco USA to 168,000 SF Industrial Lease at REAL Park in Tuskegee, Alabama

TUSKEGEE, ALA. — Farpoint Development has signed Trendco USA to a full-building lease at Building 100, a 168,000-square-foot industrial facility located within the Regional East Alabama Logistics (REAL) Park in Tuskegee. The Columbia, S.C.-based tenant plans to invest $43 million to launch its manufacturing operation at the site, where it will initially produce nitrile medical gloves before expanding production into other personal protective equipment (PPE) such as masks and gowns. Situated off exit 42 on I-85 in Macon County, Building 100 is the first facility within Farpoint’s 638-acre logistics park, which will span 6.2 million square feet upon completion. The Chicago-based developer delivered the facility in May.
BOCA RATON AND WEST PALM BEACH, FLA. — Tricera Capital has secured one lease expansion and two new leases totaling 42,029 square feet in South Florida. The deals include Wells Fargo expanding its lease by 19,000 square feet at Tricera’s 1675 Midtown office building at 1675 N. Military Trail in Boca Raton, bringing the bank’s total footprint to 45,000 square feet. Built in 2008, the building totals roughly 70,000 square feet. The other deals include PMP Marketing Agency signing a 5,100-square-foot lease and Palm Beach Atlantic University leasing 17,929 square feet at Workspaces at the Press in West Palm Beach, which totals 120,000 square feet and is situated within the mixed-use The Press development. John Criddle, Joe Freitas and Christ Smith of CBRE manage leasing at 1675 Midtown, and Jon Blunk, Cristina Glaria, Connie Thomas and Laurel Oswald of TCRE overseeing leasing at Workspaces at The Press. Robert Anderson of Tortoise Realty Group represented the university in the lease negotiations.
OAK BROOK, ILL. — General contractor Skender has completed a 6,877-square-foot build-out for Bettinardi Golf at 1225 W. 22nd St. in the Chicago suburb of Oak Brook. The experiential showroom opened Tuesday, Aug. 15. Bettinardi offers a high-tech putter fitting facility called Studio B. There is also The Hive, which sells unique and high-end putters built and designed in-house by master club designer Robert Bettinardi. There is also ample space for special events and workshops. Cresa managed the project’s design and build-out, and provided turnkey services such as site selection, building analysis, program confirmation, architect selection, design review, general contractor selection, owner integration, fixture integration and grand opening set-up. Cresa’s Bradley Metzger negotiated Bettinardi’s lease in October. Cresa’s Eric Nolin spearheaded the project management. RGLA Solutions designed the space. Bettinardi’s corporate headquarters and manufacturing facility will remain in Tinley Park.
NEW YORK CITY — Global asset manager Marshall Wace has signed a 79,000-square-foot office lease at The Spiral, a 66-story, 2.8 million-square-foot tower in Midtown Manhattan. The tenant, which is relocating from 350 Park Avenue, has committed to the entire 32nd floor and part of the 33rd floor for 14 years. Andrew Sachs and Bill Levitsky of Newmark represented Marshall Wace in the lease negotiations. Greg Conen and Sam Brodsky represented the landlord, Tishman Speyer, on an internal basis. The build-out of the space will begin later this year.
