MIDDLETON, WIS. — CBRE has negotiated two 20-year lease extensions totaling 233,694 square feet for Thermo Fisher Scientific’s PPD clinical research business in Middleton near Madison. The Boston-based life sciences company will continue to occupy both laboratory buildings. CBRE’s Chase Brieman and James West represented the landlord, an affiliate of New York City-based global investment manager Nuveen. John Boyle and Roger Williams of Cushman & Wakefield and Craig Stanley and Deana Porter of Broadwing Advisors represented the tenant.

DALLAS — Stonelake Capital Partners has signed a 16,008-square-foot office lease at 23Springs, a newly constructed office building in Uptown Dallas. The real estate private equity firm is expanding and relocating from The Crescent to the ninth floor of the 26-story building. Robert Jimenez, Burson Holman and Elizabeth Fortado represented the landlord, Dallas-based Granite Properties, in the lease negotiations on an internal basis. Peery Wood of Stream Realty Partners represented Stonelake Capital.
NEW YORK CITY — Fashion wholesaler Amiee Lynn Inc. has signed a 29,000-square-foot office lease extension in Manhattan’s Garment District. The lease term is five years and seven months, and the space spans the entire 10th and 11th floors of 366 Fifth Avenue, a 12-story historic building. Woody King, Noah Caspi and Todd Korren of Lee & Associates represented the tenant in the lease negotiations. Michael Joseph and Aidan Campbell of Colliers represented the landlord, Joseph P. Day Realty.
PLAINFIELD, ILL. — Trammell Crow. Co. (TCC) has announced a full-building lease and plans for Phase II of Plainfield Business Center in Plainfield, about 40 miles southwest of downtown Chicago. RJW Logistics Group has leased Building 1, which totals 788,000 square feet. TCC plans to break ground on Building 2 in the second quarter. That building will also total 788,000 square feet. RJW is a retail-focused logistics and supply chain solutions provider. The Woodridge, Ill.-based company operates more than 16 distribution centers across Illinois, Texas and Pennsylvania. Dominic Carbonari of JLL represented RJW in its lease negotiations. Matt Mulvihill and Phil DeBoer of CBRE represented the landlord. Building 2, which is being built on a speculative basis, will sit on 46 acres and feature a clear height of 40 feet, 80 dock doors expandable to 156 and 211 trailer parking stalls. The site offers proximity to both I-55 and I-80. At full build-out, Plainfield Business Center will encompass more than 8 million square feet of industrial space. Harris Architects designed Plainfield Business Center, and Krusinski Construction Co. was the general contractor for Phase I. Kimley-Horn is the civil engineer.
DALLAS — UBS has signed a 26,537-square-foot office lease at 23Springs, a newly constructed office building in Uptown Dallas. The global wealth manager will occupy the entire 20th floor of the 26-story building and plans to take occupancy this summer. Robert Jimenez, Burson Holman and Elizabeth Fortado represented the landlord, Dallas-based Granite Properties, in the lease negotiations on an internal basis. Robby Baty and Bill McClung of Cushman & Wakefield represented UBS.
ARLINGTON HEIGHTS, ILL. — Bradford Allen has begun preleasing for Arbor House, a 301-unit luxury apartment complex in Arlington Heights. First move-ins are scheduled for this spring. Located at 25 E. Algonquin Road, the eight-story community offers studio, one-, two- and three-bedroom layouts, with monthly rents starting at $1,895. Arbor House features 17,500 square feet of indoor and outdoor shared spaces and amenities, including a pool, resident lounge, coworking spaces, a fitness center, concierge and package services, pet-friendly facilities and covered parking. The property also features 26,000 square feet of ground-floor retail space. Arbor House will serve as the anchor development of Bradford Allen’s 18-acre mixed-use district known as Arlington Gateway. The concept includes a full renovation of the former Daily Herald building, now branded as Arlington Med, a 150,000-square-foot wellness center.
CUMMING, GA. — JLL has signed four new tenants to leases at The Collection at Forsyth, a 565,000-square-foot mixed-use lifestyle center located in Cumming, a north Atlanta suburb. Sherri Wilson of JLL handles leasing efforts on behalf of the owner, CTO Realty Growth (CTO). Civil engineer firm Kimley-Horn will open a 16,500-square-foot office at the property, while real estate brokerage firm Berkshire Hathaway HomeServices Georgia Properties will operate a 4,002-square-foot space. Warby Parker will debut a 1,200-square-foot storefront, and The Cheesecake Factory will open a smaller-format restaurant (roughly 6,500 square feet) that will backfill a former Wild Wings Café. Other recent additions to The Collection at Forsyth include Sephora, Kilwins, BODYROK, The PICKLR, J. Crew Factory, Pandora, Build-A-Bear Workshop, Rocket Fizz Soda Pop and Candy Shop, Giggle Town, Dermani Medspa, Bahama Buck’s, True Rest Float Spa, Le Macaron, Spavia, F45 Training, Woof Gang Bakery and Master Jewelers. The Collection at Forsyth is 95 percent leased, with all remaining tenants expected to open this year.
HOUSTON — Modular Power Solutions has signed a 435,680-square-foot industrial lease in North Houston. The provider of electrical solutions for the data center industry will occupy the entirety of Maverick Distribution Center, a newly built, 26-acre development that is adjacent to George Bush Intercontinental Airport. Building features include a cross-dock configuration, 40-foot clear heights, 185-foot truck court depths and “generous” car and trailer parking allotments. Mac Hall, Tyler Maner and Abraham Richardson of Stream Realty Partners represented the tenant in the lease negotiations. Kevin Wyatt and Robert Willard represented the landlord, Dallas-based Lincoln Property Co., on an internal basis.
FORT WORTH, TEXAS — Brio Direct Marketing Inc. has signed a 21,075-square-foot industrial lease expansion in Fort Worth. The provider of mail marketing services also renewed its existing lease within Riverbend Business Park, a 32-building, 1.4 million-square-foot development. Grayson Fleitz and Matt Carthey of Holt Lunsford Commercial represented the landlord, Riverbend Properties, in the lease negotiations. The tenant was self-represented.
BEDFORD, MASS. — Newmark has negotiated a 47,500-square-foot industrial lease in Bedford, located northwest of Boston. The tenant is sustainable energy company Fourth Power, and the space is located within a newly built, 147,000-square-foot advanced manufacturing facility. Torin Taylor, Rich Ruggiero, Matt Adams, Tyler McGrail and Rory Walsh of Newmark represented the landlord, a partnership between Camber Development and Wheelock Street Capital, in the lease negotiations.
