HOUSTON — Guardian, a provider of height safety products and systems, has signed a 71,645-square-foot industrial lease at The Mill at 249 in Tomball, a northwestern suburb of Houston. Beau Kaleel and Brooke Swerdlow of Cushman & Wakefield represented the landlord, an affiliate of Greystar, in the lease negotiations. Tom Condon, Jr., Greg Cizik, Edward Edson and John Grimsley of Colliers represented Guardian.

NEW YORK CITY — Newmark has secured a 31,916-square-foot office lease expansion and renewal at 1350 Avenue of the Americas, a 35-story, 601,330-square-foot building in Manhattan’s Plaza District. The footprint of the tenant, reinsurance brokerage firm Howden Tiger, now includes its currently occupied 13,287 square feet on the entire 33rd floor and the addition of 18,629 square feet on the entire 34th and penthouse floors. Leo Paytas of Newmark represented Howden Tiger in the lease negotiations. Howard Tenenbaum and Gary Rosen internally represented the landlord, SL Green.

LANGHORNE, PA. — Wellis USA, a manufacturer of luxury hot tubs, has signed a 22,000-square-foot industrial lease in Langhorne, a northeastern suburb of Philadelphia. The building at 181 Wheeler Court sits on 7.4 acres, totals 100,055 square feet and features a clear height of 24 feet. Frank Roddy of locally based brokerage firm Roddy Inc. represented the tenant in the lease negotiations. Andrew McGhee of Colliers represented the landlord, an affiliate of Los Angeles-based Ares Management Corp. (NYSE: ARES).

RICHARDSON, TEXAS — Locally based brokerage firm Citadel Partners has negotiated an 80,000-square-foot office lease at 2360 Campbell Creek Blvd. in the northeastern Dallas suburb of Richardson. The site will serve as a temporary city hall and library for the City of Richardson while new facilities are built following an August 2022 fire. The city is also renovating existing space at the library via a bond program. Scott Jessen and Mac Morse of Citadel Partners represented the tenant in the lease negotiations. Chuck Sellers and Russell Podraza of Forge Commercial represented the landlord.

SCHERTZ, TEXAS — MEI Rigging & Crating has signed an industrial lease expansion and renewal at Doerr Lane Logistics Center in the northeastern San Antonio suburb of Schertz. John Colglazier, Kyle Kennan and Carlos Marquez of Partners represented the landlord, a partnership between Atlanta-based Ackerman & Co. and Baltisse US Inc., in the lease negotiations. David Cartwright of ATCAP Partners represented the tenant, which took an additional 78,362 square feet and now occupies 191,297 square feet.

ST. PAUL, MINN. — Redpath and Co. has signed a 33,690-square-foot office lease at 400 Roberts St. N. in St. Paul for its new headquarters. The locally based CPA firm is retaining its base in downtown St. Paul. Tom Stella and Eric King of Cushman & Wakefield represented the landlord, Securian Financial. Also known as Securian Center, the office building features amenities such as Skyway connectivity in four directions, a work café with outdoor seating, onsite childcare, and a conference and training center. Mike Salmen of Transwestern represented the tenant.

ATLANTA — CP Group has signed leases with two new tenants at its 220,000-square-foot office building located at 3225 Cumberland Blvd. in Atlanta. Steam Logistics and National Endovascular Associates will occupy 10,900 and 6,144 square feet at the nine-story property, respectively. Amenities at the building, which is located roughly one mile from Cobb Galleria Centre and two miles from Truist Park, include a fitness center, shared conference rooms, transportation lounge and 24-hour security. Paul Hanna of JLL represented Steam Logistics in the lease negotiations, and Bill Langley of DT Spade represented National Endovascular Associates. Kevin Driver and Parker Welton of Stream Realty Partners represented the Boca Raton, Fla.-based landlord in both transactions.

KEARNY, N.J. — Global Courier Express has signed a 96,375-square-foot industrial lease in the Northern New Jersey community of Kearny. The site at 205 Campus Drive is situated within the four-building Kearny Point Industrial Park. Kevin Dudley, Nicholas Klacik, Chad Hillyer and Kate Granahan of CBRE represented the landlord, New York City-based Hugo Neu Corp. in the lease negotiations. Jimo Liu with Avison Young represented Global Courier Express.

PHILADELPHIA — CBRE has negotiated a 29,000-square-foot healthcare lease in Philadelphia. According to LoopNet Inc., the six-story, 29,130-square-foot building at 3261 Tulip St. was originally constructed in 1960. Les Haggett and Kieara Hill of CBRE represented the tenant, Florida-based provider Praesum Healthcare Services, in the negotiations for the full-building lease. The name and representative of the landlord were not disclosed.

FORT WORTH, TEXAS — Monster Energy Co. has signed a 217,537-square-foot industrial lease at Everman Trade Center, a four-building, 457,745-square-foot development in Fort Worth. Rick Ellison of Cushman & Wakefield represented the beveragemaker in the lease negotiations. Matt Carthey and Thomas Grafton of Holt Lunsford Commercial represented the landlord, Boston-based Cabot Properties.
