HARTFORD, CONN. — Central Rock Gym, a fitness concept centered on indoor rock climbing, has signed a retail lease to open a 22,000-square-foot facility at 99 Shield St. in Hartford. Phil Gagnon of Colliers represented the undisclosed landlord in the lease negotiations. David Dumeer of locally based brokerage firm Goman York represented Central Rock Gym. A tentative opening date was not disclosed.

FORT WORTH, TEXAS — Southwire, a manufacturer of wire and cable used in the transmission and distribution of electricity, has signed a 1.2 million-square-foot industrial lease at AllianceTexas in North Fort Worth. Southwire will occupy the entirety of Alliance Westport 25, which was originally launched as a 1 million-square-foot speculative building in August 2022 and is now being expanded to meet Southwire’s requirements. GSR Andrade Architects designed Alliance Westport 25. Sean Boswell and Chris Teesdale of Colliers represented Southwire in the lease negotiations. Reid Goetz, Samuel Rhea and Jack Barkley represented the landlord, Hillwood, on an internal basis.
DALLAS — The Cheesecake Factory will open a 9,700-square-foot restaurant at The Shops at Highland Village in Dallas. The opening is slated for the fourth quarter. Vince O’Toole of JLL represented the landlord, Poag Development Group, in the lease negotiations. Marc Guth of Blateiss & Schnur represented The Cheesecake Factory. Three new tenants — children’s playland Cheeky Monkeys, Lovesac and Sleep Number — have also either opened recently at The Shops at Highland Village or will do so in the fall.
WATERTOWN, MASS. — Seven new tenants have committed to spaces at Arsenal Yards, a mixed-use development in Watertown, located roughly 10 miles outside Boston. Tea One Tea House, Skin Laundry, Restore Hyper Wellness and GNC have recently opened stores, and Blackbird Doughnuts is scheduled to open this fall. Chip City and Medium Rare have also signed leases at the development, with Chip City scheduled to open later this year. A partnership between Wilder Cos. and Boylston Properties owns Arsenal Yards.
NEW YORK CITY — Trading and technology firm GTS Securities has signed a two-year lease extension for its 30,094-square-foot office space at 545 Madison Avenue, a 17-story, 140,000-square-foot building in Manhattan’s Plaza District. The tenant’s footprint includes spaces on the 9th, 15th, 16th and 17th floors of the building, which is owned by Marx Realty. No third-party brokers were involved in the deal. Other tenants at 545 Madison Avenue include private equity firm Snow Phipps and Vialto Partners, a spinoff of PwC.
SAN DIEGO — Phase 3 Real Estate Partners has signed three new leases with life sciences companies at GENESIS-Del Mar, an 86,000-square-foot lab building in the Del Mar Heights submarket of San Diego. The building is located at 12250 El Camino Real. The new biotech companies, Mabwell Therapeutics, Genece Health and Lygos, will occupy spaces ranging from 4,000 square feet to 12,000 square feet. JLL’s Chad Urie, Grant Schoneman and Taylor DeBerry represented Phase 3 Real Estate Partners in the three lease transactions.
REDFORD, MICH. — DTE Energy has inked a new industrial lease for 528,340 square feet at Pinnacle Logistics Park in Redford, a northwest suburb of Detroit. The property is located at 24400 Glendale Road. Jared Friedman of Friedman Real Estate represented the undisclosed landlord. CBRE represented Detroit-based DTE, which will use the facility to store equipment.
CHICAGO — Moody Bible Institute has renewed its 36,956-square-foot industrial lease at 2701 S. Western Ave. in Chicago. Situated in the city’s Little Village neighborhood, the property features a clear height of 20 feet, four loading docks and convenient access to I-290 and I-55. Mandy Lewandowski and Chris Mergenthaler of DarwinPW Realty/CORFAC International represented the landlord, Welbic IV. Julie Lane of Cresa represented the tenant.
ELGIN, ILL. — Civil engineering firm Hampton, Lenzini & Renwick has signed a 15,129-square-foot office headquarters lease at Fisher Corporate Center in Elgin. The firm will relocate its executive team and office functions from its current space at 380 Shepard Drive in Elgin once the new lease begins in September. The company will continue to use 380 Shepard Drive as a field office. Built in 1993 and located at 1707 N. Randall Road, Fisher Corporate Center rises four stories and totals 436,000 square feet. ALPHARETTA, GA. — Morgan Stanley has signed an office lease extension including an additional 100,000 square feet at The Edison Alpharetta, an office park roughly 30 miles north of downtown Atlanta. The New York City-based investment bank and financial services provider will now occupy a total 216,000 square feet across Buildings 1 and 3 at the property. Bryan Heller and Peter McGuone of Stream Realty Partners represented the landlord, Invesco Real Estate, in the leasing transaction. JLL represented the tenant.
