NEW YORK CITY — The Legal Aid Society has signed a 72,091-square-foot office lease renewal at One Seaport Plaza in downtown Manhattan, where the social justice firm has operated its headquarters for the past 20 years. The 1.1 million-square-foot building was constructed in 1984. Adam Rappaport and Brett Greenberg represented the landlord, Jack Resnick & Sons, in the lease negotiations on an internal basis. Craig Reicher and Christopher Mansfield of CBRE represented The Legal Aid Society.

DALLAS — Financial advisory firm Preston Hollow Community Capital has relocated its office headquarters from Comerica Bank Tower to PwC Tower at Park District in Uptown Dallas. The space overlooks Klyde Warren Park and spans 15,000 square feet. The firm’s new headquarters space on the sixth floor was designed by BHA and built out by Metroplex General Contractors. Scott Hage of JLL represented the tenant in the lease negotiations. MetLife Investment Management owns the 20-story, 500,000-square-foot building.
OLATHE, KAN. — BCB Development has signed leases with two new tenants at Southpark Commerce Center in Olathe. Rob Holland and Jack Goldsborough of Cushman & Wakefield represented BCB in each of the leases. United Rotary Brush leased the entire 135,000-square-foot Building B. Joe Accurso of Cushman & Wakefield represented the tenant. Groundworks leased the entire 112,550-square-foot Building A. Whitney Freeburn of Flowers Capital Holdings represented the tenant. Southpark Commerce Center consists of three buildings totaling 382,500 square feet and delivered in December. There are 54,000 square feet remaining available for lease in Building C.
MAPLE GROVE, MINN. — MAS HVAC has signed a 150,000-square-foot industrial lease at Building VI within Arbor Lakes Business Park in the Minneapolis suburb of Maple Grove. The tenant plans to occupy the space beginning in January for its new headquarters, manufacturing and logistics operations. The build-out also includes 15,000 square feet of office space. Brent Masica of Cushman & Wakefield represented the tenant, which moved to the Minneapolis market four years ago.
LA CROSSE AND STURGEON BAY, WIS. — Starbucks has inked two new retail leases in Wisconsin totaling 2,460 square feet each. The first property is located at 2552 Rose St. in La Crosse, while the second is at 911 Green Bay Road in Sturgeon Bay. Tony Colvin of Mid-America Real Estate represented the tenant in each lease. The respective landlords were Eagle Bay Partners LLC and 911 Green Bay Road Partners LLC.
INGLEWOOD, CALIF. — Cinépolis Luxury Cinemas has announced plans to open a 55,137-square-foot theater at Hollywood Park, a mixed-use development currently underway in Inglewood. Scheduled to open this month and dubbed Cinépolis Luxury Cinemas Inglewood IMAX, the space will feature 12 screens and 1,236 seats.

The new lease term is 15 years. The 1.1 million-square-foot building was constructed in 1984. Adam Rappaport and Brett Greenberg internally represented the landlord, Jack Resnick & Sons, in the lease negotiations. Cushman & Wakefield Secures 216,317 SF Industrial Lease at Osprey Logistics Park in Coral Springs, Florida

CORAL SPRINGS, FLA. — Cushman & Wakefield has arranged a 216,317-square-foot lease at Osprey Logistics Park, a 427,515-square-foot industrial development currently underway in Coral Springs. Matthew McAllister and Christ Metzger of Cushman & Wakefield’s South Florida Industrial Team represented the landlord and developer, Foundry Commercial, in the leasing negotiations. Steve Wasserman and Erin Byers of Colliers represented the tenant, CTS Engines. CTS Engines will move its headquarters to Building 2 upon completion of the project, which is scheduled for late 2023. The building features 36-foot clear heights, 235-foot building depth, a 180-foot truck court, R-19 insulated roof deck, an ESFR sprinkler system and office space.
PLANO, TEXAS — J.C. Penney has reopened its 320,000-square-foot corporate office at The Campus at Legacy West (CALWest) in Plano, welcoming back some 2,000 associates in the process. The department store chain originally opened in CALWest campus in 1992 when it relocated to Texas from New York City, but the offices were largely shuttered after J.C. Penney filed for Chapter 11 bankruptcy protection during the early days of the COVID-19 pandemic. The office now features an open floor plan to encourage collaboration among employees, who will also have access to amenities such as pickleball courts, an arcade, fitness center and a golf simulator. J.C. Penney first re-affirmed its commitment to the space in March 2022 by signing a new lease.
DALLAS — Hobi International, a provider of mobile asset management services, has signed a 98,489-square-foot industrial lease renewal at 7601 Ambassador Row in northwest Dallas. According to LoopNet Inc. the property was built in 1958 and totals 185,220 square feet. Craig Jones of JLL represented the tenant in the lease negotiations. Sam Abusaad represented the landlord, Chicago-based ML Realty Partners, on an internal basis.
